This is in response to the complaint that was submitted by [redacted] regarding customer service issues with Ahwatukee RealtyFirst and foremost, the “threatening letters” she is referring to are notices from our attorney due to non-payment of rent which are served to begin the eviction processThese notices are authorized by the homeowner as we are employed by them to collect rent and protect their homeIn reference to the dogs, they are destroying the homeI recently performed a walkthrough of the home per the homeowner’s request and observed dogs in the house along with a smell of urineI received a phone call from the tenant stating that someone had attempted to steal the air conditioning unit and I sent someone out within one hourI was informed that the dogs had chewed up the wires to the unit which is what caused it to stop working properlyIn June [redacted] did submit a month advance rent payment which according to our bookkeeper [redacted] did not calculate correctly resulting in a short payment [redacted] has no “vendetta” against [redacted] , however, failure to pay rent on time will result in her continuing to receive letters from our attorney requesting payment or we will be required to begin the eviction process Ahwatukee Realty & Property Management [redacted]

I think this is the worst company that I have ever dealt withNot only is the manager rude, but he lacks the training to deal with the publicTheir front office receptionist is just as bad and has no training on how to treat their clientsIf you have to get property from them beware if they don't like you from the start they will do all they can to evict or take you propertyBe smart look for another realty and save yourself the headaches

It is unfortunate that the tenant this owner personally approved turned out less than satisfactoryOur agent provided the owner a report of the information revealed in the background check and credit report allowable by lawUnfortunately, the law prohibits our company from handing over certain
documents, including the full credit report and background checkThe agent did not withhold any pertinent informationThe owner was not charged for the reports and was well within his rights to order his own reports if he required more information than our agent was legally allowed to givePer the contract the owner signed, Ahwatukee Realty is not responsible for damage caused by the tenant and does not owe the owner a refund of any kindWe hope the owner is able to pursue the tenants for the damage they caused and we are more than willing to assist with the collection process

It is unfortunate that the tenant was not forthcoming in the information provided on their applicationOur agent did his due diligence in checking employment and rental history and found nothing misrepresentedSince our agent is unable to read minds or foresee the future, the information he provided the owner was accurate at the timeUnfortunately, any information now available all this time later does not affect the information available at the time the agent processed the tenants' applicationAgain, future information does not have an effect on past decisionsThe owner did collect rent from the tenant the entirety of the lease until the endSince our agent was not allowed to manage the property, he was not able to follow up with inspections, nor was he able to help take legal action when the tenant chose to stay and not payThe choice the owner made to self manage the property makes these consequences his own

We have documentation to support our position and in good conscience cannot say otherwise

This is in response to Ahwatukee Realty's claim that all pertinent background information was provided.This is an email forwarded to office manager Shylo [redacted] which I have not received a response.  If Ahwatukuee Realty had provided records of the results of their application, financial and criminal background, there would be paper records of that with our signatures to acknowledge we approved them; there aren't.  We approved these tenants based on false claims and misinformation.   ---------- Forwarded message ----------From: [redacted]Date: Sat, Apr 14, 2018 at 10:36 AMSubject: [redacted] - Refund Demand ([redacted])To: Shylo [redacted] Shylo,I'm doing some checking on the tenants that Ahwatukee Realty located and structured a lease agreement.  I've attached the public information I found just here in Maricopa/Pinal County, Arizona.  This information was not made aware to myself or my wife. This is just a subset of the information I've uncovered, but it's enough to know your company failed to properly to run background checks, verify employment, income and living arrangements and inform us of the criminal and financial history of these individuals. Their application in which you provided, contains misinformation about their employment, their past/current living history and more.  The application failed to indicate that the home would be occupied by 8 - 9 individuals.  Between the two of them, there were 8 children, with a 9th on the way at the time of their move-in.The tenants stayed beyond their lease causing loss of income, abandoned the property, damaged my home causing thousands of dollars in repairs.I demand a refund for the services we paid.Tenants:[redacted]

I recently performed a walkthrough of the home per the homeowner’s request and observed 4 dogs in the house along with a smell of urine. I received a phone call from the tenant stating that someone had attempted to steal the air conditioning unit and I sent someone out within one hour. The entire response is a complete lie. I do not have a cousin who works for any warranty or repair company. The lies continue with this organization. The unlicensed contactor told us a toy was found in the toilet which is not from our family as my kids do not use my master bathroom and are too old to play with toys small enough to fit in a toilet.  The OWNER CHAD C[redacted] stated that the flood was caused by tree roots growing into the piping and then tried to change the story that there was a "female pen" . whatever that means. The story is never straight. I have video of 2 floods and the 3rd was caused because instead of repairing the problem they were attempting to cover it up by fixing the drywall and moving us back in. The home is now for sale. They never gave me a refund for rent paid ever. That is another lie. Instead of deducting the amount as I requested and then to send me the appropriate accounting statement of what I owed minus what they owed me which ihave in email they decided to pursue eviction to sell the home. This company is going to face insurance fraud charges if they do not stop with the false collections. I recieved the accounting statement from the contractor for 6,000 which included their unpaid rent claim...12,000 is what they have requested and reported as a loss to their insurance which is insurance fraud. I will be persuing this further. The reputation of this company is very poor and several ex employees, directors, and other organizations can verify this poor reputation. I am not accepting this response filled with lies. They destroyed my belongings, they caused the flood knowingly renting out a home with prior flood damage, didnt repair everything, left a complete disaster when I finally came back, came back to a leakking roof, still running toilet, with no resolve. They caused an entire summer of hardship for my family and I will be seeking damages exceeding the 12,000 false collection amount.

This tenant caused the flood by flushing a pen down the toilet. She then caused a second flood after the new sheetrock was in place for the repair, causing additional repair costs. She then tried to defraud the owner and the insurance companies by having her cousin pose as a repairman sent by the...

warranty company. There was no warranty company. We refunded her the rent paid on the days her family could not live in the home and did not charge rent again until they were fully reestablished. She received a large payout from the insurance company for her damaged possessions and alternative housing. She was never charged for the flooding. She refused to pay rent once her family was living in the home again and we had to pursue eviction. She failed to pay the total due by the court appointed date and was evicted from the home. Collections were filed after home was found to be in great disrepair upon tenant vacating. There was a large amount of garbage left behind, including drug paraphernalia that had to be turned over to the authorities. The owner of the home has incurred a large sum of expense due to this tenant’s treatment of his home. This was an unfortunate situation all around.
