Request parameters ignored
On 02/07/2021, there was no hot water in my apartment. I submitted a maintenance request with the specific request that no persons are to enter my space due to the corona epidemic and I have a small child on the weekends. I received a call from the maintenance person saying that he would have to enter my space during which I told him that I requested he not enter my space. Seconds later, I received a call from a private number from a person claiming to be the property manager. He first told me that the problem could be a cartridge in one of the other units that is causing my no hot water issue. I then told the person that that is fine I just don't want any persons in my space. At this point the person on the phone became condescending onward in his tone telling me that the maintenance person still has to enter my space. The person on the phone then switched his initial statement from the problem coming from another unit to the problem originating in my unit. I returned home immediately to find the maintenance man in the hall. I asked him did he enter my unit. He said he had entered the space before for initally called me.
My apartment smells musty and old now. He left foot prints in my main space with salt crystals all over the floor. I was violated today and I don't understand why my request was received so poorly. 3hrs later and my water is still cold.

When Mrs [redacted] moved in on 12/13/she was advised to contact PGE and SMUD to set up those utilities in her name When we found out that the heaters were powered by propane, and the high cost associated with it Mrs [redacted] informed me that she wasn't going to be able to afford the cost, that is when she was advised that if she wanted to we would let her out of her lease with no penalty She chose to stay and told me she would just "figure it out" I told her the offer stands if it becomes too difficult for herShe also informed me that she would be able to get assistance from her mother who is also my tenant at the property next door, both properties are on the same lot Ms [redacted] has had late payments dating back to May 2014, but we have been waiving any late fees until December of and we have been accepting bi-monthly payments in order to try and assist her There hasn't been any complaints from her until now that we are no longer able to continue this way and need the past due balance paid and we need rent received on time from now on, or have her vacate the property Mrs [redacted] has been given every chance to vacate the property, but chooses to stay No one is forcing her to stay Our final offer extended to her was that if she could vacate the property by the 13th, cleaned the property to the best of her ability, we would waive her $past due balance, and give her her full deposit back less any unpaid rent for January (for the time it takes her to leave), and waive all her late fees What I have a difficult time understanding is why, if the property is so unbearable, and I am such a difficult Property Manager, why she is fighting so hard to stay in the property We want Mrs [redacted] to stay, we only ask the rent be paid in full and on time every month, and if that can't happen, that she vacate the property so I can place a tenant that can afford to live there and pay on time In regards to Mrs [redacted] saying I spoke to her friend inappropriately, and or sent her inappropriate texts, that is simply untrue I have saved all text messages between her and myself dating back to 1/29/ No one has accused her of having anyone other than herself living at the property That statement is simply untrue as well Also, regarding the condition of the property at move in, I have a signed Move In inspection sheet stating that the carpet, paint, kitchen (cabinets and counters and floor) were all brand new at time of move in, and the property was clean and in move in ready condition Lastly, since this complaint was filed Ms [redacted] has contacted me and stated she will pay the past due balance on the 6th and January's rent on the 21st The property owner has accepted the proposal, and I thought we had come to an amicable solution Needless to say I am very surprised by this entire situation I have included the last correspondence I received from Ms [redacted] below I thank you for your time and look forward to a quick resolutionDated Friday 1/2/from Ms [redacted] : helloyou have no emailed me back but this is the best I can do , on the 6th and on the 21st I am actively looking for a place to move please know thati would really prefer not to have an eviction but if that's what you have to do then so be it but the payment will be there in the office like I saidthank you again for everything and I do understand that its very difficult for you managing this property due to the owner being very upset
