Lived in the house a few months and he keeps putting band-aids on the property if he fixes them at all. Holes in floor, roof, doors. He never respondsAfter moving into house The fridge went out. Let him know right away. Did not respond until 3 days later when I called him again. Air went out 2 day later. Took over 24 hours to respond. I've had holes in Bathroom ceiling. Took 3 weeks to fix the first time and now its leaking again and its been over a month and still no fix. Drips nasty water into tub. Holes in Bathroom floor, master floor and middle bedroom floor. You can stick hand into crawlspace from the floor never being fixed and is no sinking in. He refuses to face reality to see its getting worse. Never responds back. Lived here 5 months. Dealing with all these issues and complained to him and he said house was fine that its my personality that needs fixing. He is rude and cares less about my families health. He is rude and arrogant and its never his responsibility.Desired SettlementHe needs to fix asap!!!!!!!!! Stop stealing my rent from a house that was not advertised.....!!!!!Business Response After 30 years of owning and renting property(16 years as Akins Properties, LLC), I guess one complaint is pretty good. Mr [redacted] is an unreasonable, entitled tenant that thinks the smallest item is an emergency. A house that is almost 100 years old is going to have a few issues . I have responded to all his issues in a timely manner and have tried to fix his concerns. Unfortunately, there is no way to make him happy. I look forward to him fulfilling his lease and moving into another property that I don't own. I wish his lease was up sooner!!! Consumer Response I have a family of 5. I have a hole in the ceiling in bathroom that has been there over a month and a half that leaks every time it rains. This has been a ongoing problem for 5 months. He refuses to fix it without a band-aid fix. Fix it professionally! There is wood decay in rafters because of this. Aikens properties does not respond to any of my letters/text messages/phone calls. Random people show up without any warning. We never know if anyone is coming over to fix issues or even if Aikens properties has even got my complaint. We can never relax. When people do show up nothing really gets done. I had to replace Fridge because I just went shopping to get groceries. I was there 2 days when the fridge went out. After 4 days of no response I bought my own in hopes to save the 300 dollars of groceries. After the 6th day he responded. Took a week and a half for him to get dishwasher fixed. He never responded to my complaint about dishwasher. Now it has to be replaced. Still waiting on that. Someone just showed up to fix it to say its to old and get be saved. At least let me know you received my text. Same with aircond. when it went out. After the 3rd text and 3 days of no response and 90 degree heat he finally responded. The ceiling in bathroom started to leak. After a few days of no response he shows up with no warning to fix the problem. There was a 14inch X 4 inch hole in ceiling above tub. I have a 2, 5 and 6 year old that uses that tub. Its pretty gross. After a month and a half for hole to go away and be fixed we find out it was not fixed correctly or professionally. It still leaks and a bigger hole is back. Its been like that over a month and a half like I stated before. I have been here 5 months and only 3 weeks of that time there has been no leaking ceiling. Also leaks in living room are getting worse because of discoloration of ceiling due to rain still leaking in. After 4 months of telling me a tree would come down he finally gets it down and moves it out in front of a neighbors house who comes to me with questions about why I put tree there. I tell him Aiken properties put it there. His response. "Figures, He's done it before. Now I have to wait until the city makes him move it." Its was there almost a month. Other neighbors can't figure out how the house is still standing because of the lack of care. When I moved in I fell for his lines and make-up. I have family and friends that would love to come on this site and complain too on my behalf. I guess they are entitled too. Over the past 5 days I have asked him to please call or respond to me. This post above is the only response I get. If I paid rent the same way he handles his responsibility I would have been asked to leave months ago. What I am entitled to is a safe place for my family and a management company who cares for their safety. I pay almost a 1000 dollars a month for this. If I could break lease I would but I am a man of my word. I have parents here that worry for their grandchildren since air from crawl space comes into the house from holes in the floor that Landlord refuses to fix or address. I have friends that can't believe this place and hope I can get out soon. I have rented, personally, for 18 years. Only once have I had these issues. We went to court and I walked away clean because I followed NC state rules for breaking lease. I am wanting to buy in Sep so I am trying to remain patient. I could go on and on but just want Aiken properties to show me the courtesy I have showed in paying my rent on time. I am not trying to deface anyone but give me what I am paying for. Please care for my family. I wanted a safe place for my family. A relaxing fun atmosphere where they can feel at home. I don't have that. I hopefully can say I DONT HAVE IT YET! There is mold and mildew in the air. This worries me a lot. To end I will say that Aikens properties on many occasions says they will come by at the end of the week or in a few days and never comes by or lets me know. I have pics and texts that can prove my points.
