Review: I hired Alban Painting to (1) strip and stain outdoor deck, and (2) replace rotted wood in window sills, trim and walkout around deck and side of house. (1) was completed more or less acceptably but not in a timely manner. As for (2), most of the rotted wood was replaced with new wood per the contract, except for two places which I discovered two days after the paint had dried and the work was paid for. In a first location (corner part), instead of replacing the rotted section, Alban's crew used putty which was washed out after a heavy rain. In a second location, Alban's crew painted over a rotted area instead of removing and replacing the rotted wood. I left [redacted] Alban a phone message describing what I had found and invited him to come by, inspect the work and decide whether that is the way he wanted to leave it. I also sent [redacted] Alban an e-mail with photos of each of the two locations that needed to be repaired. [redacted] Alban did not return my call or e-mail.Desired Settlement: I paid [redacted] Alban his requested quotation and an additional 10% that he asked for in compensation for extra work that he said was not part of the initial contract (second coat of stain). I would like [redacted] Alban to stop by, inspect the work that has been done (I do not believe that he was ever by to check on the progress of the job or the end result), fix the rotted wood in the two places noted above, assess whether the rest of the job was properly completed and in a workmanlike manner, and fix up whatever might not meet his standards (e.g., I don't know if all of the rotted wood has been replaced, and it is unclear to me whether two coats of stain was applied to the whole or just part of the deck). The most important point is to replace the rotted wood in the above two locations, for which I have paid for. That's all.
