rent was mailed last week. During the exchange about rent, tenant said the tub was still leaking downstairs. So from October 2 to December 12, I did not receive any messages, texts or phone calls that the tub was still leaking. I told tenant that I would notify them when the tub people could come out. At this time the tenants’ mother moved into the apartment with a pit bull (visitors can stay for 7 days per lease.). The Mother and dog did not leave until the middle of February. Pit bulls are not an approved breed of dog for our management company. Tenant said pit bull was a service dog but NEVER provided any documentation. On 12/13/17 and 12/14/17 I contacted 3 different companies to obtain estimates to repair a “crack” in the tub. On 12/18/17 I exchanged texts with tenant regarding bathroom issue. On 12/20/17 Tub & Tops went to fix the tub. Upon inspection by Tub & Tops, they recommended replacing the tile above the tub - they thought water was leaking through the grout. They also recommended replacing the bath tub. The bath tub was an extra large jacuzzi tub, although the jets did not work. Tub & Tops concern with the tub was there were so many places for the tub to leak with all the jets. I spoke with tenant’s wife to give an update on the tub situation. On 1/18/18 I stopped by the apartment to measure for the new bathtub. No one answered the door, but the pit bull was barking. I did not enter to apartment. I sent a text to tenant's wife. The wife mentioned they would be out of town one weekend soon. I asked to be notified when then were going out of town to replace tub. On 2/14/18 I texted tenant about February rent that was not paid and about having my handyman replace the tile wall. No response from tenant. On 2/17/18 I texted tenant regarding unpaid rent. No response from tenant. On 3/10/18 I texted tenant that their outstanding balance was $1,600. No response from tenant. On 3/10/18 I posted an eviction notice inside on the front door. On 3/11/18 I texted tenant to verify they saw the eviction notice. No response from tenant. On 3/12/18 I spoke to tenant’s wife. She claimed to mail $1,100 on 2/28/18. Company did not receive the funds. Tenant's wife offered to drop off the $1,100 at my PO box. I agreed to accept payment. Tenant’s wife did NOT pay as promised. On 3/13/18 I received a rental verification form for tenants from [redacted] I completed form and returned 3/14/18. No response from tenants. On 3/15/18 I received a threatening text from the tenant regarding a lawsuit they were filing against me and to cease all contact to both he, his wife and [redacted] On 3/16/18 I observed tenants moving out. Tenant put an unauthorized lock on his front door locking out management company. Tenant did NOT give any notice they were moving. Tenant would NOT notify me when they were done moving. On 3/23/18 Tenant sent a text saying they were completely moved out and did we still need to go to eviction court. I responded yes, I was still going to Eviction Court, they could come if they wanted to. On 3/24/18 [redacted] removed all the tile from the bath tub area. There was no mold or damaged beams. On 3/25/18 [redacted] removed the tub. Again, no mold or damaged beams. On 3/27/18 We went to eviction court and the Judge found in my favor for back rent. I was more than willing to fix/replace the bath tub, but the tenants refused to let us in to fix the bathroom issue.
