Fact one= On May 3rd MrClifford and I talked with Jim Joffe on the phone, at this point we had nowhere to move them and MrClifford did not what to leave as he stated he could run off his generatorSo, Jim said to offer him a week’s rent free and that we would pay for all fuel with a receiptFact two= MrClifford came into the office and was consider with the PG&E bring so high so we handled this issue like every other issue we changed out the meter and sent it to weight and measures to be testedIn which it came back goodAnd the next few months their PG&E went down which we figured was from the cold weather and rainBut yes, we credited the Clifford’s any over the $creditMay 12th the Clifford’s stated that they could no longer run the generator so we paid for a hotelFact Three= We are unsure if our electrician or the Clifford’s plugged in the R.VThe Clifford’s came to the office yelling that the new pedestal that was just put in damaged their new converter the MrClifford just put in himselfSo, I called the electrician back to check the pedestal and everything is correct and running rightSo, at that point we paid for another hotel stayFact Four= As far as the Clifford’s opening a closing with their insurance company that was their choiceAs far as the pedestal never being looked at the manager has instructions to go by the meter never showed anything being wrong with it and after the weather started to get warmer the electric usage went do along with everyone else in the park so that is why the pedestal was never looked at as it seemed fineSincerely, Renee Christman Resident Manager Alhambra Mobile Home Park

This correspondence is in reference to the complaint filed against Alhambra II Mobile Home Park, located at 7[redacted]720 regarding the electrical issue at space 114. There was an electrical issue at the pedestal, upon learning of the power surge management/ownership...

immediately took action and contacted the parks electric company. The contractor within 24 hours had the pedestal diagnosed and the recommended replacement pedestal was installed. Management and ownership put the tenant up in a hotel during the repairs and submitted this claim immediately to the insurance company. Management also highly suggested and recommended that the tenant do the same. The new pedestal was inspected and confirmed sound and ready for re-connection. The tenant stated that once their motorhome was available that they would reconnect as they required to use a converter when connected to a power source. When the tenant re-connected, the converter was not connected properly (this was 100% tenant responsibility) thus causing additional damage to the motorhome. The parks electrical supply and pedestal where not damaged as the issue occurred inside the motorhome, and stayed contained to the motorhome. According to HCD, California Building Code of Regulations — Title 25, outside the utility pedestal connecting in to the unit is the tenant's responsibility. The park is required and obligated to supply a safe and operable electrical supply up to the pedestal, beyond the pedestal is tenant responsibility. The park repaired in a timely manner the original electrical issue and turned this claim over to insurance. The tenant, hesitated on sending the claim into their insurance and demanded that the park keep paying for hotel and repairs beyond what was the parks responsibility. As for the electrical bills, these tenants failed to mention that they were receiving an electric credit on their statement in the amount of $200 per month. Meaning they only had to pay what was billed above $200. In closing, Management and Ownership has diligently cured this situation, acted in a timely manner, hired licensed professionals to make repair and opened a claim with the insurance company. We have demonstrated excellence in customer service and guided the tenants to open a claim with their insurance as well. Until further direction from the insurance company, we stand on not paying out any additional monies. The electrical supply is functioning to code specifications and if it wasn't for the tenant's negligence after the repair was made the first time, this issue would not be continuing as it is.An unfortunate situation nonetheless, however it was handled with care and professionalism.Respectfully, Thomas PacelliProperty Manager

I am rejecting this response because:
It is apparent that the Management Company still does not take this situation serious and never have since the beginning. The reply that was sent by the Management Company does not contain factual information.
Fact 1:
May 3, 2017 is when the incident occurred and the management made no offer of a hotel use at this time. We ran off our generator for power. However even though it was in the high 80’s and low 90’s we had to turn our generator off at 10:00pm. May 12, 2017 through May 19, 2017 they paid for a hotel they waited 9 days before offering use of a hotel only due to the fact that our batteries died and we were no longer able to run off the generator.
Fact 2:
Even though we had a $200 a month credit towards power doesn’t change the fact that we addressed the problem to onsite management month after month. Property management did receive emails from the onsite managers in regards to our concerns. Like I stated previously one month bill was $380 and we did not pay it and every month they added late fees rather than checking the pole for a problem. May 2, 2017 they finally agreed there was a problem amended the bill.
Fact 3:
When the electrician plugged the RV into the power on May 16, 2017 we had nothing to do with that. There was not a problem with the convertor or any miss wiring in the RV.
Fact 4:
We filed a claim with our insurance on May 4, 2017 and closed the claim a few days later May 12, 2017 after being assured by Management there insurance would take care of everything and we would be reimbursed for our out of pocket expenses. The first time we were contacted by the Property Management’s insurance was June 7, 2017.
Finally the matter was never handled with diligence for 7 months the pole was never checked only the meter changed even though that did not fix the problem and we still informed them. As the facts state above the Property Management Company is not accurate in the details as there is documentation for all events.
