My name is *** ***, owner of All American Handywoman. I was hired to do work for *** *** at a property located at *** ** *** ***. I first met with *** at the property on 1/31/15. After getting information on supplies needed to complete her job, I sent her a bid
on 2/2/and received the first installment to start the job on 2/7/15. We were attempting to have a completion date of 2/28/if no surprises arose and the work detailed in the scope of the bid was all that was to be done. I am not sure why *** states the job was to be done in days...it does not say anything on the bid about days. First installment was received on 2/7/with a finish date (if poss) of 2/28/15. In regards to the theft of two antique light fixtures, I mentioned to *** that I would be interested in purchasing said light fixtures from her when *** (A friend of ***)replaced said lights. She said she would get back to me one that. Well, she asked me to install new light fixtures and never mentioned anything about keeping the old fixtures for her nor did she say anything about me purchasing them from her. Because I was to dispose of other debris from the home, these two light fixtures were placed in the back bedroom with all the other debris. They sat back there for weeks and *** was at the property many times and seen them sitting there and never mentioned them to me. When we cleaned up the property at the end of the job, we loaded all the debris into different vehicles to take to the local dump. Come to find out, the 3rd vehicle never made it to the dump, she took the items that were in garbage bags to her house and tossed in her garbage but happened to hold onto the light fixtures and metal blinds not knowing if I was going to add those items to the scrape metal bucket in my garage. I told *** that I did indeed have them and she could have them back. As far as I know, the police were never called as she states because I never got a phone call from a police department in regards to a theft. My intention was never to keep these fixtures. I told *** I could drop them off and place them inside the back hall and she stated that I needed to leave them with her mother. I called times and her mother was not home. I still have the light fixtures and house key. I will drop of the light fixtures to the West Allis Police Department so that I have a credible witnessIn regards to the shower surround walls that was installed, *** was looking to keep cost down and did not want to spend much on materials or labor for that matter. She kept asking, if we do that, how much more will it cost. She wanted me to use the cheaper shower surround walls. I informed her that the old glue was there and she stated "can you just put the new glue in-between the old glue. I stated that I was not sure how that was going to look but OK. As far as using the wrong "glue", I used shower surround glue. I mentioned the shower surround to *** when we did the finial walk through and she said, I don't care, I don't really want to be doing this rental stuff, I am just doing it while my mother is still alive and living downstairs. As far as me not fixing it, I was never asked to fix it. *** knows that if she asked me to fix it, she would have to pay for it to be properly done or I would not do it at allIn regards to installing the new toilet, the shut off valve did not shut down completely. There was a small drip, I put a small plastic bucket underneath it to catch the drips and ran to the closest hardware store to purchase a cap for the shut off valve. When I returned to the property, the water had filled the bucket and did indeed spill over onto the floor. I cleaned up the water, installed the cap and went downstairs to tell the tenant who was not home. That evening, I got a call from the downstairs tenant and I explained what happened. I went immediately the next morning to look at the damage. There was a water mark about the size of a Frisbee on the drop down ceiling tile and a dries mark on the carpet about the size of a basketball. I told *** what happened and said I would pick up a new ceiling tile. I looked for the same style but did not find one. *** then purchased one but it was the wrong size. *** looked at the ceiling tile and said, do not replace this tile, I have primer at home that I can prime it for you. I said I would do it if he brought the primer over and he said it was still wet, not to worry about it. *** was present when this conversation took place. I did say that I would clean that spot in the carpet but I did not have a carpet cleaning solution and would come back and take care of the carpet spot.
In regards to the painting, there were many drips of old paint on the walls that I had to chip off with my five in one tool before I painted. There were many many placed of old patching compound that was previously painted over so I did just paint over them and she was aware of that. She stated that this was the first time she was putting any money into the place besides buying a new fridge and she doesn't pay close attention because she really is not interested in the rental property thing. As for the caulking of the walls and ceiling, I did caulk those areas. I also informed her that the paneling in the room we are speaking of is loose and offered to tack it and she stated that was not needed.
In regards to the hardwood floors throughout the house, all of the hardwood floors were covered by carpeting. I painted all areas of the property first then pulled up the carpet. In the living room and dining room areas, there was old white paint on the floor when the carpet came up. I took a picture of the floor once the carpet came up and I swept but did not clean and you can see the white paint on the floor in the pictures. That is the same picture I sent her. She did not like the looks of the floor because of some of the old water spots and asked me to have my guy give a bid to re do floors. Now as for the hardwood floor in the bathroom hall, I pulled up the carpet in there and scrubbed the floor which I also sent her pictures of (before and after) and there was no paint on those from me or others in the past. Those are the only two areas of hardwoods through out the house. I painted the two bedrooms and managed not to get any paint on the carpetIf the quality of work that I completed was so poor, why did she pay me the final payment when we did the final walk through of the property together on site. She cute me a check right there and stated that I did such a great job. I explained everything to her and brought up things that had flaws but she was the one who wanted the work done that way. If she did indeed ask me for, which she did not, the light fixtures, why did she not ask me for them that day. They were in the vehicle in front of the house

The statements [redacted] made are not accurate.  She did not return the antique light figures.  I have text communication from her on several occasions that she would return them, but she never did.   
In addition, I live in Madison and was not able to come down to Milwaukee to review the work she was doing.   She requested I deposit the money in her checking account since her bank was also in Madison, which I did from Madison.  I travel a lot and  I have a record of the first 2 deposits being in Madison to her checking account.  I travel a lot and thought I could trust her, this was a lesson learned on my end to pay her upfront without checking the work.   I trusted she was doing what was exactly in the contract.   I have made repeated calls and texts for her to fix the lower unit tenants ceiling tile because she didn't fully turn off the water valve.  The ceiling tile and carpet was damaged.  Her statement if false that I was fine with her painting the ceiling tile.   I also have kept the record of our text communications from her stating she would come and replace it and clean the carpet but she never came.  She again kept stating in the text she would be there on a specific date but never came. 
I have 2 additional witnesses that were present when she asked to buy my antique light fixtures and I reiaterated that they were not for sale, I was keeping them.   I told her to leave them in the room.  I didn't realize they were gone until I went down to the property.  I also have a list of items that I had to hire another person to completed the job that she never finished.

My husband and I decided to hire the All American Woman for what seemed like a simple bathroom fix (putting down new flooring, putting up headboard and trim).
That's where things went a little wrong. It probably should have been a 3-4 day job but it was dragged out to a 2.5 week job. There were days it looked like she did absolutely no work.
We decided to put new flooring over the linoleum floor. There was some that was curling up under the radiator. That took 2 days for her to not do anything because she said the floor wasn't dry yet...but why couldn't you start putting down the floor in the other area in the bathroom? And she didn't even finish putting down the floor before she started working on the walls.
She then put up the headboard, which wasn't a big deal BUT then came the trim/finish work. There were gaps in the wood and she told us that she was going to fix it with caulk. There is no way to fix bad craftsmanship on the trip with caulk, especially when there is at least a 1/4 in gap.
We ended up firing her without having her finish the job because she did such a bad job in the bathroom that we decided to go find someone else to fix the bathroom. We told her to come pick up her stuff and she wanted to try to come back and fix the job that we weren't happy with because she does like to leave customers unhappy. Well, maybe you should done a good job to begin with and you wouldn't be in this situation.
Poor work ethic on her part for dragging this job out for 2.5 weeks and poor workmanship.
