Mr. [redacted] contacted our office on March 30th 2016 requesting our services. I had a very at length conversation with him explaining our prices are a bit higher than most property management in town and if he was not ok with them he did not have to sign with us. I also explained to him that we are...

unable to manage any property for less than $100 a month. Since he had his property rented for less than $1,000, it would cost him more than 10% to come on board with us. He had at least 6 days from that conversation to the day he signed the paper on April 5 2016. Please note, Mr. [redacted] resides in a different state and all paperwork were processed by email. The paper he signed and he agreed upon were emailed to him on March 31 2016. If he thought our fees were too high, he did not have to sign our agreement. Nobody was forcing him to work with us. It was disclosed to him from day one what our fees are and he had the option to not work with us. Regarding the contractor; Mr. [redacted] is not in any way connected to our office. He is not an employee or a salesperson of All American Real Estate NNY LLC. Mr. [redacted] had 3 bids from 3 contractors we do business on a regular basis. He picked one at first and accepted the bid but the contractor got so busy that , after sever requests to let us know when he would start, he decided to decline the job. Mr. [redacted] did not like the other two bids and asked us to provide with a new one. Mr. [redacted] came to our office and asked if we had the need for contractors. We said we always consider new contractors because we always have the need to work done on the properties we manage and we would give him a chance to work with us. We asked him to give us a bid for the property at [redacted] which he did. We forwarded the bid to Mr. [redacted] and he decided to go with this new person. From that point on Mr. [redacted] dealt directly with Mr. [redacted] and issued payment directly to him. When Mr. [redacted] contacted him directly to explain to him he needed more money, Mr. [redacted] called us to ask to scan and forward to him the new proposal for more money. My assistant did exactly that. Took paper Mr. [redacted] brought in and just scanned and forwarded to Mr. [redacted] and Mr. [redacted] again dealt directly with Mr. [redacted]. If there is any ethical and malpractice complained it should be directed to Mr. [redacted] and not to All American Real Estate NNY LLC. We did exactly what we were asked and that is to provide estimates. We did not charge Mr. [redacted] for all the work done in the background for him in finding these quotes. He had the last say in which contractor to use and the moment he took over and dealt with him directly over the phone, he took the matter in his own hand. If he was unhappy with the way he was treated by Mr. [redacted] he should have withheld payment and reported him to you. Regarding his claim of us knowing one of the contractor employee is "dating or in a relationship with the contractor's employee"; 1. We only met Mr. [redacted] and don't know any of his crew, if any. 2. The very first time I heard about such claim was in the letter we received from Revdex.com claiming our knowledge about it. Regarding the $1,000 non refundable Mr. [redacted] is complaining about. When we are hired to market a property and find a new tenant, we charge an amount equal to one month rent for finding the new tenant, paying the salesperson who shows the house, marketing the house, screening the tenant and other tasks connected with finding a new tenant, including writing the lease and doing a very detailed move in inspection. It is a standard price for most reputable company, it was disclosed in advance, it is part of our contract and most importantly Mr. [redacted] NEVER paid that money because once the tenant moved out he decided to not sing a new contract with usv and went instead with a new company, which it is his right. We are asking that Mr. [redacted] restrain himself to make unfunded statement about our credentials. My husband, owner of 51% of our company, is a retired U.S. army senior non commissioned officer, with 21.5 years of service. He is also a disabled veteran who has also a bronze star medal for service in Afghanistan. His deployments include Iraq during the Gulf War, Afghanistan, Bosnia, Kosovo to mention a few. I have been a military wife, while he was active duty, for 15 years and was awarded the Order of [redacted] medallion which recognizes individuals who have voluntarily contributed in a significant way to the improvement of the Field Artillery Community. We have the right to call our company a veteran owned and operated company since he does work on a daily basis in the business. I do have a son who lives down the street from his house, his name is [redacted]. He has NEVER been arrested. I am not sure why he would retaliate for what? Does he have any substantiation that he would try to do such a thing? He has never had any problem with the law, he is a [redacted] graduate with a double major in Civil Engineering and Environmental Engineering with a minor in Mathematic. Because of his wit and financial wise, he recently purchase his first home at age 23, and yes it is located down the street from Mr. [redacted] home, but that has nothing to do with Mr. [redacted] property. During the years we had some clients who decided to move on to another companies, but most of our clients are long term clients who have been with us several years and are happy with our services. Those who decide to move on, have done so for several reasons and we respect each person right to work or not with us. Some have moved on and then come back. It shows we don't hold grudges and understand that working with a company or another is a personal or financial decision each person makes based on personal circumstances. I think Mr. [redacted] was hurt by Mr. [redacted] and is now trying to get mad at someone with unsubstantiated accusation. I ask for him to stop immediately and to direct his anger and complaint to the correct party.
