We have a fiduciary duty to our client In part, our responsibilities include selecting the best qualified candidate as a tenant for our client Unfortunately for MrC [redacted] , there was another applicant that was more qualified as a tenant for the property for which he was interestedMrC [redacted] was informed that the property was rented to another person He was also informed that his application was still valid within our system and he was encouraged to review our other available properties

According to our records, the issue to which you refer was repaired and closed on 1/5/18. It seems, you first reported this issue on 12/31/and again on 1/2/18. There was another report of a front door issue reported on 5/9/17. It seems you reported the door as,
"...falling apart on the bottom outside." According to our records, this was also repaired and closed. For the record, we have also responded to all of the other issues you reported since we have taken over the management of your residence on May 1, 2017.5/9/- Leak in dining room5/9/- Cracks near bedrooms & hallway5/14/- Water spot5/14/- Weed smell from neighbor9/17/- Clogged drain10/28/- Parking10/28/- Basement1/1/- Oven We also responded to your six phone calls to our office on 1/2/18, your two phone calls on 1/5/and your three phone calls on 1/8/18. Ms***,Once again, thank you for your comments regarding All County NEO Property Management and our performance as an agent for our client. Your feedback is always welcome. You have called our office on multiple occasions to complain about the following:1) Late charges to
your account.2) The status of when your rent check is cashed. As stated to you when you called, your October rent payment was received late. Rent is due on the first of the month. You actually have until the 5th of every month to pay your rent. Your rent payment did not arrive in our office until the 10th of October. Hence, your account was debited the proper charges. It seems this has made you upset. For this, we are truly sorry. However, our client is entitled to penalty fees when you do not pay your rent on time. Also, you have questioned our method of depositing rent checks when received. It was also stated to you, when you called on multiple occasions, that your rent payment is credited to your account the day in which it is received. Once a payment is received, it is at our sole discretion as to when the physical check is presented to a bank for payment. Typically, this process may take a day or two in our office. However, you should be aware that any person or company for which you pay by check has up to six months to present the check at a bank for payment. Since you raised concerns about your personal banking information being vulnerable to theft, you were reminded that there are several alternatives available to you for which to pay your rent. You have an online account where you can pay your rent directly from a savings or checking account. You also may use our CashPay product which allows you to pay your rent at any WalMart or KMart location. Both of these payment methods should alleviate any of your concerns regarding your personal information. And it seems you are aware of these payment methods since you have used one of them on four different occasions in the past. Again, thank you for your feedback. My original statement in the complaint was that I have no way of knowing when my rent was received especially if it is not processed ASAP. I have no recourse in the situation and am forced to rely on trusting All County will be honest and fair with receiving and processing my check payments. The only resource I have is my bank communication which has been attached. As I mentioned in my prior statement my bank guarantees billers will receive payments on time and the attachment shows this was to be received/delivered by 10/5/17. I also attached the 3-day notice that shows the amount discrepancy where the amount I was charged and responsible for differs from what was mailed to me as an invoice. Not to mention yet again that these type of statements should be delivered certified mail or left on the door which was not done. If I can be honest. This is more than the charges and is honestly a customer service issue in addition to me disputing the charges. What documentation can be shown that my rent payment was revived late? What is the reason I'm being charged at $25 posting fee on top of a $47.50 when my notice doesn't include that amount and there is no documentation that states I will ever incur such a charge?
