Review: I am selling my house. The potential buyer used [redacted] from All-Pro Services, Inc to perform the home inspection. During the inspection [redacted] removed the bedroom window from the casing and now the window is no longer operable. [redacted] did not mention breaking the window. I contacted the company and talked with the operator, who told me that she would have [redacted] call me. I have not received a call from [redacted]. I followed up with an email to the company explaining that their inspector broke the window and stated that the company needs to repair or replace the window. I have not received word back from the company.Desired Settlement: I would like the company to contact me and repair or replace the window that their inspector broke. This repair/replacement needs to take place before going to settlement with the home buyer on May 17, 2013.

To: [redacted]The Revdex.com In re: ID # [redacted] The owner of the property in question made the following statement in the initial email :“Prior to the inspection the window was properly sliding open and closed, but would not stay up by itself. After the inspection the window was sitting on the window sill completely taken out of the window casing. [redacted] mentioned a window needing repair in his report but did not mention to me, as the home owner, or his client on the date of inspection that he had pulled the window out and was unable to put it back in properly.” She then stated that “I was unable to put the window back into the casing and due to the short amount of time before (buyer) planned to move in, I asked a contractor to try to properly place the window back into its casing. The contractor was unable to repair the window.” The inspector had reported: “• Repair: Window hardware is damaged in various locations.” and” • Repair: A window is broken at the upstairs bedroom.” during the initial inspection. He reported that he had no recollection of leaving a window in the condition described. He agreed to contact both the owner and the occupant to arrange to revisit the home to examine the reported damage. He sent the following email to the complainant/owner:“Hi (owner),, (inspector) here, I'm so sorry for the delay in contacting you, On April 26, I called the phone number the office gave me to speak to you and received a message that your voice mailbox was full. I've not heard anything since. What I would like to do is to schedule a time to visit the house. Can we contact the occupant to set this up? The nearest time I will be free is Thursday afternoon next week. We are booked up until then. I have no contact number for the tenant (Ms. xxxxxx ?) If you can send her phone number, I will contact her to schedule the visit.” Notwithstanding the assertions in the email that neither the complainant or a contractor could get the window in, when the inspector returned to the home, he found the window to in fact be located properly in the frame and in the same condition in which he remembered leaving it and that he had reported:“Good afternoon (owner), (inspector) here, I revisited the house at (address) this afternoon and looked at the upstairs bedroom window. The window is in the condition described in your email dated 04/25/13 as far as it is in the frame, it is operable up and down, it locks for security, but it does not hold itself up as you said in your email to us. The counterbalance spring mechanisms are damaged. This is the reason for the window not holding itself up and is the reason for the damaged window comment in the inspection report. The window is secure and there is no danger of water intrusion. (The occupant/buyer) told me that she is satisfied with the window condition as it is.” The owner responded:Ok. Thanks
