I have been doing business with you for many years now and I have nothing but glowing reports of great work for all that you do for me! Descriptive words would be; integrity, friendliness, diligence and follow-through

We have used All Property Services for over years and they have been professional, responsive and friendly during the entire time They treat the property as if it was their own and have always looked out for our best interest They keep us up to date on issues, and deal with tenants problems quickly and efficiently Barbara is the best, I would highly recommend them to anyone looking for a property manager in the Fort Collins area

Ms*** submitted an application and stated she had a pet and listed the pet as a Dingo ESA dog along with a cat. The Emotional Support Dog Identification certificate provided with the application was not sufficient by itself to establish 1. The existence of a disability as defined
under FHA or 2. The disability-related need for the animal nexus between the disability and the animal because it did not appear that the issuer of the certificate was in a position to know whether the animal handler is disabled or needs the animal in order to fully enjoy the community. We respectfully requested additional documentation from a medical professional in a position to attest to the necessary elements under FHA laws identified above. As a courtesy we provided a Certification of Need For Reasonable Accommodation or Structural Modification form to Ms*** to submit to her medical provider and once we received the document back from Ms***, the information provided was insufficient to establish a disability-related need for the emotional support dog. The verification of the certification of need form submitted indicates the applicant has a disability but does not describe the accommodation being requested (ESA). Instead the forma states N/A - no physical modification. Additionally, it indicates the health provider says no in response to the question about whether the accommodation is needed as a direct result of the disability. Furthermore, when we informed Ms*** the documentation was not sufficient and the application was declined, after the fact, she decided to surrender the animal to the *** Humane Society and on that form it clearly shows the animal was not a Dingo dog but a German Shepherd. Clearly on the submitted and signed application by Ms***, it states that all the information provided is true and correct and according to the *** Humane Society, it was notRespectfully,All Property Services, Inc

All property management has been the manager of my four Plex in Fort Collins for approximately years and they have been terrific truly in all regardsGreat accounting reports on top of everything else***

I was a few days late paying my HOA feesWhen I did notice it wasn't sent in, I did send it immediately (approxdays late)I paid the HOA fee in full, but I did not pay their ridiculous $late fee PLUS interestI received another bill for another $with more interestMy total late fees were $for being days late on an original bill of only $300? That's rapacious and criminal!

I am rejecting this response because: My primary reason to contact Revdex.com was to have All Property comply with my request to receive a written denial letter to dispute or file a grievance, as they claimed the original application had invalid info I would be happy to go thru the timeline according to my emails 3/5/- My deposit was turned in along with my application fees, and I was told the process would take 3-days to complete 3/6/- Betsy emailed their own form to have doctor fill out and notarize for the ESA dog I always stated I had an ESA dog, even during the viewing of the home I also stated he was a Dingo mix, as he was a rescue - you never know the true breed of an adopted pet Diane claiming I was dishonest about the breed (during the surrender) is completely false The intake personnel is not a professional breed identifier, therefore stating shepherd mix is just a guess on their part On 3/9/I asked Diane if I could just pay the pet deposit to speed the move in process along, she stated I couldn't because the application has an ESA, therefore she would not do it On 3/Diane gave me a deadline to turn in the EAS form which was to be turned in at noon on 3/ I explained my daughter's doctor is on vacation until the 19th, and therefore because we are on a time limit I would have to consider surrendering the pet, as we discussed this on the phone My priority was a roof over our head For Diane to imply I simply gave up a dog, like he wasn't truly a support dog, without even blinking is a statement The humane society will be a witness to this and how hard it was to complete this process My child will always come first I felt I had to make a decision to have a home Given the time limit Diane gave me, stating if the form wasn't turned in, she would move on to the next applicant, on 3/I stated I would surrender the dog Their policy is to take the home off the rental market once the deposit is made, which I did do It does not state in their policy that you have a time limit, or they will deny your application And again, they keep your application fee On 3/Diane stated I should provide the surrender form, the "we can set up time to do lease signing." That certainly sounds as though I am approved Prior to this Betsy told me everything in the background/credit cleared and they were just waiting on their form On 3/I did get their ESA form from my daughter's specialist and sent it to Diane verified she received their form and would get back to me to "get this wrapped up." The next email form Diane stated the form was "insufficient to establish a disability related need for the ESA She gave me no opportunity to have the specialist make corrections or clarify I did clarify that it is a ESA dog, therefore no physical accommodations are needed On that same day I faxed the surrender form, as we had previously discussed My email states I believed we were able to sign lease now since the only issue was the ESA form And again, Betsy informed me days ago, everything else cleared I explained in the email, a roof over our heads is our priority The next day Diane stated THEN that the denial is due to some info on my RENTAL application is invalid I stated nothing was invalid, that this process seemed like a scam and their was discrimination and requested a refund on my application feesI also asked more than once to receive a copy of my file I stated I had a right to receive the details of denial Diane stated she doesn't provide that info to applicants So, it seems, she collects non refundable application fees, denies application, and keeps the monies She has been inconsistent, not me Diane originally stated I was declined due to their ESA form, then states I was denied due to invalid info on rental application If my rental application was invalid, why put me through the hoops of the ESA form and surrender? Why didn't you state in the beginning, the info was invalid and ask for clarification and give me a chance to clarify? She only gave me a refund because I pushed the issue, but I haven't gotten the refund or letter yet The practice all seemed suspicious and was very painful for the entire family Not to mention, left us without a home due to the unclear communication on their part It is their responsibility to explain their form in detail if that form is required for an ESA animal They also should give you time for corrections from the doctor, as that is out of the control of the renter

The property manager is very responsive to my concernsTenants get repairs done promptly and are happy When a vacancy pops up, the unit is rented again quickly at market rentOur units have become more profitable since we switched to All Property Services

I applied for a rental home, got approved with the exception of my ESA dogI paid the deposit and application fee I went thru the steps to get a doctor letter even though the dog is certifiedThey denied doctor letterI asked if I could just pay pet deposit as the property accepts petsDiane said noI asked if I surrendered the pet could we then move inShe stated I needed to submit surrender formI did that and was then still denied, after I was approved initiallyI am asking for a copy of my file and specific reason for denial, Diane refusesShe just gave vague denial even after I have asked several times

In regards to the complaint filed with the Revdex.com on March 8, 2017, All Property Services, Incstrongly feels the complaint is erroneous due to the fact that All Property Services, Incis only the managing agent for the homeowners association and the company acts in accordance with
the associations governing documents and collection policyWe have to enforce the HOA policies which include fining people for being late on payments. If a late fee is not paid, it carries the overdue balance forward and then adds another late feeThe HOA sets the fees that they ask us to enforce. Furthermore, we checked the accounting records and Mr*** was more than just a few days late as he claims in the complaint and he may not know this, but we give homeowners an extended period of time before assigning any late fees. However, with the above said, we have always strived to be a good and reasonable company with all of our customers and we would like Mr*** to call the main office line and ask to speak with the President of the company so these items can be discussed and hopefully resolved Respectfully, All Property Services, Inc

I have had a very positive experience with All Property Services, IncStaff members have been very responsive to my requests for information and have fulfilled all of the promises they have made related to my property

Ms. [redacted],According to Diana, when the initial application came in, we requested to have the Certificate of Need Form filled out by a medical provider to document the need for the ESA.  We never stated or required that a specific doctor or provider complete the form, furthermore, we never asked what physical or emotional disability was present.  Diana was truly just trying to get the proper documentation.   The reason for denial was based upon the fact that the Certificate of Need Form provided does not describe any accommodation being requested, e.g. ESA.  Additionally, and to repeat, the form provided indicates that the health provider says no in response to the question about whether the accommodation is needed as a direct result of the disability.  There is nothing discriminatory in your file as we do not, nor have we ever, discriminated.  We have many, many tenants with ESA or Service animals so claiming discrimination is 100% false.  Your file contains the application, credit report, pay stubs, copies of driver's license, copy of bank statement, rental reference, provided certification of need and handler's form.  The application was denied prior to receiving the form from the Humane Society.   Ms. [redacted] repeatedly assumed she was approved even before the application was completed and Diana never told her she was approved.   There was an indication to set up a lease signing after Ms. [redacted] stated she was going to surrender the animal, but then the next morning, she stated that she had received the form we had been asking for to complete the application.  Our concern during this whole process was that Ms. [redacted] was not being forthcoming with the true nature of the animal.  She called it an ESA, was going to surrender it once, called it an ESA again and then actually surrendered the animal to the Humane Society.  Due to all of these inaccuracies and inconsistencies, her application was declined.  We do not make it a practice of turning over applicant packets to anyone; however, since Ms. [redacted] is so insistent on this matter and we want this issue closed, we will mail her the requested information to the P.O. Box she has provided to us.  As far as the letter, we will not provide that as this should serve as sufficient explanation for not signing a lease with Ms. [redacted].  Furthermore, we have also sent Ms. [redacted] her voided security deposit check along with her application fees.Respectfully,All Property Services, Inc.

I am rejecting this response because:My complaint is about the company giving me a copy of my file, which they have not done.I clearly stated that my daughter had several health issues along with emotional.  They are tied together when you are chronically ill.  I explained to Betsy that I was actually taking my daughter to her specialist at [redacted] the day the form was requested.  At no point did anyone explain they wanted the form signed by a specific doctor.  Furthermore, she does not need physical modifications, as she is not physically disabled.  I legally do not have to disclose any health or emotional info.  The property allowed pets regardless.  I explained the time frame in which they requested made it difficult to have form turned in by a specialist.  I asked to just pay the deposit, they refused.  They actually denied my application BEFORE they received the form from [redacted] Humane Society.  And on this form, they only guess what the breed is.  I am asking for a copy of my file and written reason for denial.  Diane Olson made a decision prior to receiving the form, and I have emails to prove it.  I also have an email stating that if she received the form from [redacted] Humane Society we could move forward because I have been approved otherwise.  She has changed her story, therefore I believe there is discriminatory info in my file.  I am requesting a copy.  Diane stated there were inaccuracies in my application, not the form for Diego.  She is trying to cover her tracks and not give me what I have a legal right to.  The decision to decline the application will clearly show it was prior to the form they received from the Human Society.  I want a true copy of my file and true reason for denial that corresponds in correct chronically order.
