informed in writing at that time that this loan process was a - day process after receipt of his completed application, assuming no appraisal or title issues This complaint was filed in days of receipt of his application - certainly not long enough for us to close a loan I understand that it is frustrating to borrowers and it is also frustrating to us Lenders as well at times having to follow the HUD and legal rules regarding appraisal independence but we have no choice in the matter Between holidays, service providers taking vacation (the borrowers were also gone for about a week during the days we had the application) the property being located in an area that is fairly rural with very few FHA-approved appraisers and the HUD rules we are forced to follow, we were staying on the appraisal request to the best of our ability It does appear though that we did not communicate that well enough to the borrower, we do apologize to the *** if they felt that they were not kept abreast of the situation enough However, appraisal delays are not uncommon and we deal with this eventuality every day since HUD initiated their Appraiser Independence Rules in 2010, every lender does We have never lied to borrowers about the fact that we too, have to follow the law and that there are sometimes delays when dealing with the third party providers and the anticipated timeframe statement along with a disclaimer about possible appraisal or title issues appears on every proposal we deliver that the borrowers also received on August 24,

Once I determined that a reverse mortgage would be what my wife and I needed, I started meeting with several mortgage companies that offered reverse mortgages. These companies were not hard to find as we live in [redacted] with over 100,000 residents and most would qualify for a reverse mortgage, and we can find a seminar on reverse mortgages almost every day of the week. I went to several seminars and compared several reverse mortgages and all seminars here in [redacted] had very high cost associated with obtaining the RM, most were from $12,000 up to one who had stated approximately $28,000. I liked the concept of the RM, but did not like this upfront cost, actually to be take from the proceeds of the mortgage. I decided to go onto the computer and see what I could find and one of the first that I started to review was All Reverse Mortgage Company. I am glad that I did--they were a pleasure to work with, did what that said, and what I really liked was my actual cost. My only cost to obtain the RM was $120. paid for my consultation, that's required for everyone, and upon closing the required FHA insurance fee was paid from the proceeds. That was it, All Reverse paid all other closing cost, in my case was in excess of $12,000. If they are still doing this, you won't find another company who can beat their prices. I can't say enough good things for this RM company.
We reviewed the information on a Reverse Mortgage earlier in the crash, unfortunately the poor housing values made it a poor choice. As the housing market in Florida was improving the concept was reborn.
We shopped a couple of FL. organizations, close to completion, found that the agents were only interested in how to maximize their commission & closing fees, a $20,000+ pop. With the 'you have no choice' attitude, there is no room for negotiations nor counteroffers.
In speaking with All Reverse Mortgage, Mr. [redacted], for one minute he explained the industry to me and our options. Possibly because they are located in California (?), the ease of communication, actual professionalism and a general interest in their client's benefits made the process worthwhile, with no big corporate double talk.
I would highly recommend their team to our friends & others.

We are retired, and moved from Texas to Washington to be near family. Housing in Washington is much more expensive, and the only way for us to purchase a home was to obtain a reverse purchase mortgage.
