I am writing to refute some of the claims by *** ***First off, please see attached textmessages and emails via the VRBO website that the property was originally booked through.This is the website where *** *** was initially contacted and communicated with meregarding the rentals*** was contacted twice via text (9/10/16, 9/12/16) and twice viaemails (9/2/16, 9/8/16) regarding the return ofthe security depositHer stating in herresponse that she was never contacted is not true or correctShe chose to disregard thecontacts to avoid return of the security deposit.Let me say that finally on October 26th the refund was received ten weeks after we rentedthe propertyBut for my contacting the Revdex.com, I truly feel there would have been no refundforthcomingFrankly, security deposits should be refunded in a timely manner and not afterhaving been contacted! by VRBO, the Better Susiness Bureau or the renters on numerousoccasionsYes, we all are human, but it does not take ten weeks to refund the moneyHerexplanation regarding this issue was nothing more than excuses.This matter should be closed now, but I felt the need to set the record straight with regard toher stating she was never contacted by meAs you can see by the attached pages, she clearlywas on numerous occasions.Thank you for your assistance with this matter.*** ***

I would like to point out two details that would explain why I never received these communications as *** said I must haveI submitted my photos from my methods of communication and I never received any alerts
First off, the text messages that she sent me were actually sent to my phone numberUnfortunately, they were sent to my landline numberWhich obviously doesn't receive text messages So there was no way to respond to those texts ever as I never actually received themShe did have my personal cell number because we did have a short conversation before her arrivalSo I am not sure why she didn't continue contacting me through thereBut, she didn'tShe chose to text my landline numberWhich obviously is pretty ineffective
As to the VRBO messagesI actually don't use VRBO eitherI have a management software that manages y VRBO account and they have their own messaging systemAs I stated previously in my responseThe management software is My VRI don't even have access to log in and look at VRBO messagesI would assume that they would forward them on to meBut, apparently they don'tThere is a thread of messages between *** and I on MyVR so I'm not sure why she would not choose to contact me through message systems that were already proven and that we had conversations through.
While, they may sound like "excuses" and that I was ignoring *** *** in order to not return her security depositThat's simply not trueSometimes, there are no hidden agendas and I simply was not alerted to the missing security deposit by *** *** despite her attemptsMy system does not automatically refund it unfortunatelyMy system also provides me with no alerts to return it.
This was an oversight of mineBut, it has been blown out of proportion by asserting that I was trying to steal her money by not returning her messages and simply ignoring herI can not ignore messages that I never receivedAs I stated previouslyHad I noticed the mistake I would have return it to her promptlyAs I did when she contacted Revdex.comThis issue can be closed as I have returned the security deposit.

ending on October 1, 2016 I have been absent from Idaho and not checking my PO Box. I haveread the complaint with ID [redacted] from [redacted]. I would like to take this opportunity to refute herclaims against my business.The security deposit was refunded as soon as I was made aware of the mistake, which was when I receivedthis complaint letter. Please see attached #5 for verification. My rental system does not automatically refundsecurity deposits so I have ample time to check the home for any damages that occurred during the renter’sstay. While it is my duty to manually enter my system and initiate the security deposit return. I am onlyhuman and do make mistakes. Typically a renter will send me a text, email or call and let me know about mymistake. [redacted] did not send me a message through my rental system or send a text. Please seeattached screenshots 1-4 for verification.She states in her complaint that she contacted me four times. But, as you can see from “Screenshot 1” I neverreceived a text past the initial greeting when she arrived at the cabin and when she departed. The last textthat I received from [redacted] was Thursday, Aug. 18 at 7:56AM telling me that they were departing thecabin. So, she had my personal cell number but never sent a text to me letting me know my mistake.The last email that I received was on March 4. You can see from “Screenshots 2 & 3” when I use my searchfunction for “[redacted]” the last email received was March 4th. Then I have the email opened to show thatthere was no more additional emails after that date…Through my rental software I can also receive message from guests. You can see from “Screenshot 4” that[redacted] received the Checkout email which is sent before departure then the next message is from my systeminforming her of refund. There are no messages from [redacted] in between which would indicate that shemessaged me after her checkout date to let me know that she was worried about receiving her refund.So, in summation you can see from my visual proof. That although I did not return her security deposit it wasan honest mistake. As soon as I was made aware of the issue from Revdex.com. I took the necessary steps to correctit immediately. So I have completed the desired settlement.Please let me know if there was anything further that I can explain or assist you with .
