I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this does not resolve my complaint For your reference, details of the offer I reviewed appear below As I have said before I did have renters insurance for this unit, renters insurance does not cover any type of damage from pests, or rodents Regards, [redacted] ***

This letter is in response to  file  ID#[redacted]. First, let me  confirm that  [redacted]  did  sign an Occupancy  Agreement with our company on May 14, 2015. She maintained that storage unit and  its  contents...

through her initial notice to us of a problem. On April  8, 2016 [redacted]  came into our office  and  advised our rental agent, Danielle, that she had been to her unit and found there was a problem with rodents in her storage unit. Danielle advised [redacted] that she would bring this to the office manager's attention and she would receive a prompt response. Our office manager then referred this matter to our owner who
was expected in the next morning. In response to renters problem , Douglas R., a partner, initally made an inspection of the building, the professional bait boxes, and the accessible storage units in the immediate area of [redacted]' s unit, [redacted]. Upon his return to the office from this facility check he sent an email to [redacted]. Please see copy of Mr. R.'s April  9, 2016  email enclosed. Please note that Mr. R.'s position is based on the clearly stated terms in the
Occupancy Agreement.
Specifically
Section 11 of the agreement is titled "Insurance".  Under this section of the agreement it clearly states "Occupant, at Occupants's expense, shall maintain insurance against loss or damage to its stored personal property in an amount at least equal to the actual cash value of stored property. Insurance on Occupant's property is a material condition of this agreement" ...It further states, "Failure to carry required insurance is a breach of this
agreement and Occupant assumes all risk of loss to stored property that would
be covered by such insurance." At the end of this Section
11 "Insurance" all occupants read and acknowledge, by their initials, that they understand
two statements. The first statement confirms that occupant has read and understands
and agrees to the conditions in the Insurance section of the agreement. The second statement that occupant reads and  initials  is  that  they understand that Allstorage does not insure Occupant's contents during period of occupancy. Enclosed you will find a copy of this section that [redacted] had initialed. Allstorage does not dispute that unfortunately  [redacted]may have had  mice in  her storage unit at  sometime during her storage. We do appreciate her frustration as a result, and we are sorry she had this experience. On May 6, 2016 after [redacted] was  to  have vacated  the storage  unit  it was still locked. She was then contacted by our manager, Susan. [redacted] said she would go over the next day and remove the lock and clean out the unit. On May 9, 2016 the unit was
found unlocked  with  several  items  left  behind.  These items included several larger plastic toys and bags of clothing.  Allstorage had no further contact with [redacted] and subsequently Allstorage  emptied  the unlocked unit. Although the Occupancy Agreement states  Occupant is responsible to vacate the unit of all  personal  property,  Allstorage  agreed  to dispose of these  items for occupant as  a  curtesy. It is our position that Allstorage  is not  responsible for  any  reported  damage and that Occupant is responsible to insure their content in accordance with the Occupancy Agreement. Further from the photos, provided to us by  [redacted], there  is some concern  over  the extent of  damage  being claimed.  Unfortunately Allstorage was not  provided access to view the unit  prior to  occupants  vacating. Please feel   free to contact   me  directly if the Revdex.com  requires additional information  regarding this complaint and this response. We have not provided copy  of  photo's provided  by  [redacted]  at  this time, as they  are her  property  to provide if she wishes them included in her complaint. Sincerely,  Michael J. Partner
