I called to speak to someone to get additional information about a wind mitigation inspection. I was asking the company that performed the inspection about the construction of the home (whether it was masonry, frame, or mixed construction). The woman that answered the phone was very helpful in trying to find out the information for me. Next, I was put on the phone with the owner of the business (franchise) and he stated to me to go out to the home and get the requested information yourself. I stated to the owner that I am an insurance agent, not an inspector. Then the owner stated to me that I should call and have the wind mitigation form changed. I stated to the owner that I do not make that form. The client paid for this inspection to be done and this company has not completed the job. If they will not provide me the requested information, then the client will not be able to get a homeowners quote. I also called and left a message for the client explaining to her that I was refused information about her inspection.

Desired Outcome

Finish the job I would like the company to provide the necessary information to me or to the client that paid for this inspection, so that I *** be able to finish my job as an insurance agent and give the client her homeowners quote.

Dear Ms. I distinctly remember talking to this man because it's the first time since 2012 that anyone from the insurance industry has asked for the % of Wall Construction type. On the Wind Mitigation Inspection form that came out in 2010 they asked for us to complete the following: QUESTION #7. Wall Construction Type: Check all wall construction types for exterior walls of the structure and percentages for each: A. Wood Frame % B. Un-Reinforced Masonry %
C. Reinforced Masonry % D. Poured Concrete %
E. Other: % . In 2012 the insurance industry stopped using that 2010 form and started using a new Wind Mitigation form that does not have this question and has no questions regarding the % of Wall Construction. So when the Insurance agent asked me for this information, I informed him that this information is not required on the Wind Mitigation Form and he is the first person to ask for this information since 2012. I also informed the insurance agent that we don't document Wall Construction % information in our Basic Home Inspections. We have completed over 4000 Wind Mitigation Inspection Reports since the new form was released in 2012 and no one has ever asked for this information. He then went on to inform me that I was not doing my job and that he did not create the Wind Mitigation Form. I told him that we will gladly go back to the property to determine the % of Wall Construction Types for a small fee. I explained that this information is not and has not been required since 2012 and that the small fee is only covering inspectors time and gas money. He said he didn't feel he should pay for something that I should have done. I explained to the insurance agent that if we performed this inspection between 2010 and 2012, the % would have been completed because it was on the form, but is not on the form now (and hasn't been on the form for the past 6 years) and he is the first person to request this information since 2012. I did after informing the insurance agent quite a few times that the question is not on the form, if he didn't want to pay for our service, maybe he should go out the house or have someone from his insurance company go out to answer his questions. I will send you the Wind Mitigation Inspection forms from 2010 and 2012 so you can see that there is no question regarding the Wall Construction %. Please inform this insurance agent that we are not a franchise and we have no affiliation with Allstate Insurance.

I have had another company perform more wind mitigations that they have. Even though the form has changed, this company (that I use) still puts the % of construction. I do not know he got that I am with Allstate. I am a franchise and will not recommend getting wind mitigation's from this company due to the fact that they want to charge extra money that a customer had already paid for to go out and get the percentage. They should know that if the percentage is not there an agent can call them to ask for it.

Home inspection didn't reveal over 30k worth of issues.
I should have read all the negative reviews before paying these guys almost 1k to inspect my new home during the closing process. In three hours they found only an electrical issue and a couple of others minor problems so my fiancee and I were very happy.
About 3 weeks after moving in, this is where we are:
Gas range: "only has a broken thermostat". So far we have spent $3500 to fix several parts and a gas leak
Oven "no pictures taken, nothing noted". The oven was fully rusted. Wolf didn't no longer makes the parts, lost a 10k double oven, had to replace
Fridge: "works fine". Door didn't close. Replacing gasket on a Subzero was $600 parts plus $275 labor
Pool heaters: "you have one, we don't examine those, they break every 6 months and are about $500/$600". Pool company: you have 2 heaters, They are $4,500 EACH and usually last about 10 years"
Front Impact door: nothing wrong. Didn't close properly, metal rod is broken, only option is to replace, approx cost is $4,500
Washer and dryer: dryer didn't dry (This was missed); after 2 hours of yours truly having to clean mold and a non identified brown substance from the washer I gave up and bought both brand new.
WHO MISSES 30K+ WORTH OF ISSUES????
I would have negotiate a better final cost on the home had I known that I would have had to pay 30k out of pocket for items that I hadn't budgeted.
I have previously dealt with two inspectors for homes I have sold. They even accounted for non working light bulbs which I really thought was excessive.

Again I paid these guy 1k. And lost over 30k.

Worse of all I wrote them and never received a response which tells me they are at fault - and they know it. I wonder if they received money from the sellers as a "bonus" for lying on the inspection. I will never know I guess.

But what I know is that I will make sure to review them online everywhere and write to the Revdex.com. These crooks shouldn't be in business

Desired Outcome

Refund of inspection cost and what the inspection failed to uncover.

*** I apologize for taking so long to respond. In 15 years this is the 2nd complaint we received and Allstate Home Inspections has performed over 30,000 inspections in S Florida. That sound like we know what we're doing.The first time Mrs. sent me an email I thought it was a joke. I have never heard anybody complain about rust on the inside of an oven. After we received the 2nd email I called Mrs.. Her complaint list was longer. We spoke and I went over all of her concerns explaining what a home inspection is and what the Scope of the Inspection is. She seemed satisfied with the explanation and I thought that was the end of it. Then I received this complaint. So I'm responding to this complaint. I did go over the rust in the oven issue (she mentioned she was unable to replace parts for the oven) but there are not parts. The oven is porcelain walls with stainless steel racks. I don't understand what was rusted and she was unable to explain it to me or show me any photos. She just told me the Wolf salesman said it has to be replaced with a new oven. And I have no idea what oven cost 10 thousand dollars. We discussed the front door, our report has many photos showing that the door locks were non functional and to have a locksmith make all needed repairs. Somebody told her the doors had to be replaced because the locks were non functional????. Sounds a little odd to me. She also mention and we discussed the pool heaters. *** (the Inspector) explained to Mrs *** at the inspection that we do not inspect pool heaters and that she should contact a pool heater contractor for further evaluation and repair if needed. He informed Mrs. that type of inspection would cost her about $300 - $400 for each heater. We included this information along with photo of the pool heats in the report. I don't know what she is talking about with a gas leak (we don't test for gas leaks) or a thermostat that she mentioned. The washer and dryer were working fine at time of inspection. I think she wanted to replace them because they were dirty. If you would like me to send you a copy of the Inspection Agreement that she signed, please let me know. I believe you already have a copy of Mrs. inspection report.

Clearly Mr *** is not honest.

He claims there are only 2 complaints he received in 15 years. Well only on Yelp there are more than 2.

I am shocked Allstate home inspections thinks the oven cavity is fully made of porcelain when it is actually metal with a coat of porcelain on top - see attached photo for the oven conditions (his report never showed the images), as you can see not only the shelves were rusted.

Front door: the door is hurricane proof. Nachon Doors, in business in South Florida for 50 years, and with excellent reviews, told me that if the lock only is replaced that would no longer make the door hurricane resistant. We bought the house knowing that we were getting a hurricane resistant front door. If the door is NO LONGER functioning with its intended use.

Pool heaters: I was on site during the inspection and was never told there was an additional fee for pool heaters. I was told the company does not provide inspections for them, because they are very inexpensive and cost around $500 each. According to two different companies, they are actually $2,500 each.

Gas range - I was only told a thermostat was broken. I have over $2000 in repairs and parts that I had to take care of

fridge - $600 gasket because it was not closing properly.

I can provide receipts for the above if needed - will be requesting from the company who performed the repairs.

Really would like a resolution for this.

Sir,
While I understand your agreement, you have not address any of the issues your company failed to uncover.

A fridge that doesn't close, an unusable oven that has visible holes in the metal cavity, and a front door that can't function as intended are VERY basic findings.

I paid for your company to perform a basic inspection. You did, but didn't close or were unable to disclose even the most basic functions.

I paid for a service that you failed to perform and had to incur costs because of it.

I want my money back. I am asking for you to be fair, that is all.

Good afternoon ***

Please see attached file that my attorneys sent to the State. It bit more detailed. I believe the problem is that most people don't take the time to read the Inspection Agreement that we send to them explaining was a Basic Home Inspection is and that they have the choice to request a Technical Inspection. You'll see that Ms. initialed the Inspection Agreement stating that she understood what a Technical Inspection is and that she did not order a Technical Inspection.
