I'm sorry that there was a mistake in the advertisement you saw We can certainly refund your application fee

We did provide all the services as contracted in our written agreement I understand from your claim that you did not obtain the proper homeowners/landlord insurance as required in our contract, and that your insurance company denied your claim I also understand that your claim to our insurance company was investigated and that you received a denial letter from them stating that we have no liability in the matter I also understand that you have contacted two attorneys and that neither of them has taken your case I am glad that the first two tenants we placed for you worked out well, and I am sorry that you were not satisfied with our services in regards to the third tenant We agree with the insurance company that we have no liability in the matter of your claims

1. Manager agrees to make periodic inspection of said premises to monitor tenant’s compliance as described in tenant rental agreement/lease; upkeep of yard, pet agreement, etc
a). Had this been done, all of the damages and non-compliance of the tenants would have been known to you or your staff
2. Manager agrees to rent and to lease the property; to sign, renew and to cancel rental agreements and leases for the property or any part thereof; to sue and recover for rent and for loss or damage to any part of the property and/or furnishings thereof; and when expedient, to compromise, settle and release any such legal proceedings or lawsuitsManager agrees that the maximum occupancy of the premises will be peopleOwner agrees that tenant may have a maximum of indoor pets; one small dog (less than lbs., and litter box trained cats, or small dogs and cat)
a)You did not sue and recover for ANY loss or damage to ANY part of the property and/or furnishings caused by the tenants, their children and their dog
b). You allowed people in my home when occupancy was set at people
According to two attorneys and two insurance agents, insurance policies do NOT pay/cover for the abuse and damage caused by renters/tenants. I purchased an "all perils" homeowner/landlord insurance policy. There is no other type of insurance available to landlordsYour statement that I purchased the wrong type of insurance is FALSE
The first attorney did not accept my case because he was leaving his firm
The second attorney did not accept my case because he doesn't take cases based on contingency
The third attorney did not accept my case because he is overloaded with pro-bono cases
So your allegation is as to why these 3, not attorneys would not accept my case. They did not accept my case BECAUSE I DON'T HAVE MONEY TO SUE YOU
Your insurance company is obviously biased toward you, and against me, because they don't want to pay for the damages I incurred without an attorney representing me to argue on my side
Your allegations are without merit, and are completely false. I feel preyed upon by a deceitful companyI've heard I'm not the first person who has suffered loss from your company. You have a very negative reputation from others
I do admit though, that I was extremely lucky to have the first tenant, a doctor and his wife, for mos., they were quality people. The 2nd tenant who was only in my home for a few months wasn't there long enough to do any damage. You stated that nothing needed cleaning or painting, and that there was no damage after they moved out. Why wasn't I afforded the same courtesy after the "renters from ***" moved out???? Did you forget I set the occupancy at people? Did you forget to check their rental references? Did you forget to monitor their compliance with the agreements they signed with you?? Seems obvious to me that you did. You seem to have gotten in over your head with these people, and now I have to live the nightmare of the aftermath. Have you no conscience?

I am sorry to hear about the difficulties experienced. Our accountant has been in touch with the former tenant on many occasions since her moving out. Unfortunately, the property was not left entirely in it's original condition which required some vendors to be scheduled to restore the
home. A security deposit settlement form was mailed to the tenant explaining the work completed and the deductions to her security deposit

am rejecting this response because: 
I reject Jevons Property Management's reply of my allegations not being true.  I had finished remodeling my house in August 2011, new vinyl windows, new granite tile counters, new tub tile surround and sink counter, kitchen appliances that were only a few years old, new carpet in the living room and one bedroom, and new laminate flooring, new trim inside and outside of the house and much more.  It was freshly painted inside and out (garage too).  The landscaping and flower beds were weed free and clean. The lawn had no bare spots nor excessive weeds, except a few patches of dandelions and clover. I wanted to sell the house, but the housing market wasn't very good.  It was ready to pass any home inspection by a potential buyer.  The house was clean, with new or either new looking finishes throughout the house and garage, and in need  of no repairs.  (See attached photos).
 
Jevons Prop. Mgmt. rented to 2 other tenants, one a doctor and his wife for 6 mos, and then another couples for only 3 months, because he had Renal cancer and couldn't afford the rent with his high medical bill co-pays.  Enrique J[redacted] sent me an email that said the place was in great shape, and required no cleaning or repairs.  Then on 9/1/2012, without my knowledge or approval, he rented my house out to a family of 6, which was 2 people over my contract/agreement occupancy.
 
4/18/13 Jevons Prop. Mgmt. sent me interior photos of my house, at my request.  I was alarmed at the things done to my home without my permission by the 3rd renters.  No one seemed to be monitoring my property, nor did the property manager or his employees even seem aware of what changes were made, until I pointed out the many issues.   With so many changes being made by the renters, that I should see for myself what condition the 1+ acre yard was in, and to prune some trees.   One of the photos provided to me showed 3 beds in the attic master bedroom.  I asked why no photo was taken of the 3rd bedroom across the hall from the laundry room, nor of the laundry room.  They never replied to me.  It was apparent to me  after these renters moved out 2/28/15, that the renters 3 young sons occupied the attic bedroom, and that the other bedroom across the hall from the laundry was occupied by the oldest of their 3 children, a daughter.
 
 5/18/13  I witnessed 4 children at my house  when I came to prune some trees, 7 1/2  months after the 3rd renters moved in.  My girlfriend [redacted] also witnessed the 4 children.  Their mother made excuses about having their 2 kids' friends being here, and about the fact that she thought I was coming out the following weekend. I complained in an email  to the Prop. mgmt. company after my visit about how I almost cried when I saw the state of the front yard and flower beds, but making not a complaint about the number of children, because I trusted them to rent out to no more than a total of 4 people.   I believed the mother's apologetic excuse of justifying why there were 4 children on my property.
 
8/2015 One of my former neighbors commented to me "wow, I can't believe [redacted] rented her house out to a family with 4 kids!"
 
The attached Bid/Proposal to repair my home was prepared after inspection of the damage on  4/1/15, 31 days after the 3rd renters moved out. 
 
It does seem rather strange that for almost  1 year after my house was rented out, with only one minor adjustment of the PVC plumbing under the kitchen sink by the 2nd renter, that after the 3rd renters moved in there were the following water leaks/problems/damage with the following:
 
1.  Kitchen sink
2.  Dishwasher
3.  Water heater
4.  Toilet
5.  Bathroom sink
6.  Bathtub
7.  Laundry room  
8.  Attic bedroom sink
9.  Leak in North trapezoid shaped window in attic (mold was growing on the wall, floor and in adjoining closet, not reported by renters for needed repair). Jevons maintenance crew painted over the mold.
10.Leak in the living room metal roof-leaking at woodstove ceiling and in the wall behind the hearth on the East side, from heavy foot traffic on unsupported areas of the roof, that caused many dents in the  roof. There were hard water stains on the brick hearth caused from the leak from the roof damage.
11. Mouse infestation in the garage, in attic bedroom, and kitchen because a fitting was removed from the exterior of the house, allowing mice to enter the house, with attic and kitchen damage from them, and possibly more, not yet discovered.  Also many dead ants and flies, and horrible filth left by the property mgmt. maintenance crew.
12.  Running irrigation next to house on patio side of house, I'm guessing for hours, to cause flooding/mold/damage in living  room,  causing mold in the carpet, tack strip, carpet pad, inside the             walls and more.
 
Please note:  The attached pictures are only a few of all of the damage to my property.  I have hundreds more.
 
It is evident to me that besides Jevons Property Management Company breaching of our contract occupancy of my home, among other breaches, that he/they failed to make periodic inspections of my property, to protect my property, to meet the terms of agreements they made with the 3rd renters, and to hold them accountable for all of the extensive damage.
 
Please see attached Report of Damages for a complete and extremely long list of all damages to my property.
 
I invite him to join me in arbitration provided by the Revdex.com to settle this matter.Sincerely,[redacted]

While we are very dissapointed that this person was not happy with our service, this matter is a legal matter that will be litigated as the person stated.  Therefore, while the allegations are not true, at the advice of our attorney it is not a matter that we can comment on.
