Review: I had a buyer for my home and we had a signed agreement. The buyer elected to do a home inspection which included a septic inspection. The buyer's real estate agent told our agent on speaker phone that the tank lid must be uncovered and the tank pumped prior to the inspection. I informed them on 9.30.13 that the tank was being pumped that day. The inspection was scheduled for 10.3.13. The home inspector called and said that the tank was full and never pumped. I went to the home and found that the tank was full of water. The inspector stated that their septic inspector would be out on 10.4.13 to further inspect the tank. The PSMA certified septic inspector was [redacted] from Allegiant. He called the company that pumped the tank to verify that the tank had been pumped, which he was told it was. He was upset that the tank had already been pumped, but when he was told that if the tank was full that was good for him because the house was vacant he would need to do a hydraulic load test per PSMA standards. He stated he was not going to do one, that the system was failed. When a 2nd opinion was sought it was found that even though the one of the inspectors had left the water running for 13 days from the tub faucet, that the drain field was dry, which was what [redacted] failed the system on, stating that their was back flow from the field. Upon further inspection the marked areas that [redacted] used for probing the drain field were not even in the drain field. When the 2nd inspector probed those areas there was no aggregate found in those holes. [redacted] report and lack of through inspection per the standards set forth by his accrediting organization caused the loss of the sale of this property.Desired Settlement: I desire to be reimbursed the $175 that a 2nd opinion cost to correct his poor inspection report. There is no monetary value that I can assign to the loss of the sale of the house. This does put us in a financial hardship though, as now we need to continue to pay for lawn service and fuel for the property throughout the winter months, when the property would have transferred ownership on 11.27.13.
