September 19, 2015Dear [redacted],Please respectively find our response to the complaint filed by [redacted], Revdex.com Complaint ID: [redacted] ([redacted]).We fully investigated the complaint and have found that the replacement of the carpeting was warranted. Upon inspection it was found that the carpeting, which was installed and "brand new" when the tenant took possession of the premises, suffered damages beyond that considered "common wear and tear." Specifically the carpet was stained and worn beyond a condition where cleaning would be effective. Common wear and tear means deterioration that occurs without negligence, Carelessness or abuse of the premises, equipment, furnishings or appliances by the tenant, a member of his household or other persons on the premises with his/her consent. In this case, the carpeting suffered damages because of negligence, carelessness or abuse. An example of "Common Wear and Tear" on carpeting may be: Slightly worn or faded by the Sun. An example of "Beyond Common Wear and Tear" may be: Torn, stained or burned. It is our Company's policy, procedure and best practice to attempt to rectify carpeting issues in an economic and effective manner. Therefore, we first contract an outside carpet professional in an attempt to clean any stains, and make any possible repairs. If it is determined that the damages cannot be repaired to an acceptable level for the next occupancy, we are forced to replace the carpeting. Please see attached for photographs of the specific and typical damages throughout.Thank you for considering this information. If you have any questions or would like to discuss further, please contact me.Sincerely,Robert T.Property Manager
