*** *** was my senior loan specialist on my VA mortgage He found a low fixed rate Lower than anything else I could find No fees other than VA fees I was very concerned it was a scam In fact not one, but two other loan officers called and tried to get me to sign with them They swore it was a scam and they did a great job of expressing horror over the nerve of people to scam veterans I didn't tell ***, but I did not fully trust him until the papers were signed, my old mortgage was paid off, and I had cash in hand for my renovation funds Everything went very smoothly It took longer than we had hoped and there were no additional fees or interest hikes due to exceding the set time frame

Please find attached the closing statement for Mr. [redacted]'s refinance listing the closing
charges and credits. Mr. [redacted] received a credit of $1,657.00, from this amount the loan
costs were deducted which were, the appraisal fee of $600.00, the credit report fee of
$20.85, the Title Charges of $1,100.00 and the recording fee of $72.00. This left a
balance due of $135.85 which was forwarded to Mr. [redacted]. The interest charge of $38.10
and the Reserves of $2.055.13 are not transactional costs. After the fact we realized that
the appraisal fee of $300 from Mr. [redacted]'s attempt at refinancing with another company
was not accounted for and a subsequent check of $300 was sent to Mr. [redacted]. The reason
it was not caught at closing is that as this appraisal fee was not part of our loan
transaction, accounting was not aware. However, as we agreed to pay the $300 appraisal
fee to Mr. [redacted], for a loan transaction that was denied by another lender due to
fraudulent miss-representation by Mr. [redacted], we did.
Mr. [redacted] now says he can waive his homeowners insurance since it is not related to the
loan, but this is also true of his community archives fee and delivery charges. These fees
were to generate a copy of his HOA CC and R's as he said he could not fmd them.
Legally, these documents would have been provided to him when he purchased the
property and he should have maintained a copy.
Fees were disclosed on three different occasions as per mortgage requirements. Mr. [redacted]
is using the services of the Revdex.com to extort additional funds from our company, plain and
simple.

As I previously attached the email thread between me and AGF's agent, [redacted], all expenses generated from this loan application will be covered by AGF, including old appraisal($300), new appraisal($600), credit report ($50), condo cert ins deliver($87.95) and community archives($385). The last two items are association questionnaire/servey for refinancing this loan. [redacted] used my credit card to pay them without getting my attention and later he promises to cover them (please refer to the email thread). They are not HOA dues and mortgage payment, and I can waive the homeowner insurance($417.36) since it is not related to this loan. Again, if you go over the email, all these charges are specifically discussed and [redacted] agrees to reimburse according to our agreement. AGF delays the reimbursement for more than 2 months after the loan close, refuses to explain the amount I should receive in detail, and denies the promises made by their agent in the email. They sent a check with $135 only, which is much lower and I will not accept that.

Review: I refinance a residential loan from Alliance Government Funding, Inc (AGF). The agreement is that AGF would pay all expenses generated from the loan and also $300 reimbursement toward my old appraisal report. There is no out of pocket expense from me nor increase in the new loan amount. However, AGF does not reimburse me with the charges such as the appraisal reports, credit report, and HOA-related documents on my credit card. The email thread clearly lists all agreements and has record. I also obtain acknowledgement and confirmation from their agent, [redacted]. AGF is not yet reimbursing with those charges even today.Complaints:1. [redacted], the agent from AGF, acknowledged and agreed to repay all the expenses on the new loan and $300 toward the old appraisal report. This includes charges on my credit card, too. However, [redacted] does not follow the agreement and deny his promise and mistakenly use the wrong numbers so as to avoid reimbursing expenses out of my pocket. It is surprisingly that he could confuse with these numbers.2. When signing the credit card authorization, the agreement says I only authorize to have appraisal and credit report expenses charged on my credit card. Without notification, there are HOA-related charges on my card and AGF did not inform me until I found it on my bill. They misappropriate use my card without making me aware of and later [redacted] agreed to reimburse me with those charges based on our agreement. Now he refuses to repay me and says he never makes such promise. The email thread can prove our agreement exist and his acknowledgement to reimburse those expenses.3. The loan application was close on 7/31/14 and AGF needs to reimburse me $1840 according to our email conversation. After pushing so many times, AGF finally sent me a check for $135 on 9/25/14. That is way lower than our agreed amount and [redacted] refuses to admit he ever makes any agreement with me. I post him our conversation, and he refuses to respond.Desired Settlement: 1. Refund all my expenses out of my pocket under agreement, including charges on my credit card and the increase in the new loan amount.2. AGF and [redacted] make an apology regarding their fraudulent activities through email. Fraudulent activities include: a. break the agreement and deny everything b. mistakenly or purposely use the wrong numbers to deceive the customer c. misappropriate use my card without making me aware of d. holding my refund for about two months after the escrow is close
