Alliance assumed property management of my house in Colorado Springs, CO on April first of I had to threaten legal action to get my rent monies because I was not paid until June Throughout the repair process involved with getting my house ready to rent, I was misled and manipulated Alliance refused to provide pictures, invoices or receipts for over two months into the process Alliance ran up the bill to the fullest, and although it was agreed in writing to keep expenses to $4,000., I was ultimately billed for over $8, There are no receipts or invoices to justify the additional $2, Terrie is holding my credit hostage to try and manipulate more money out of me, being that the judgment has already been paid Terrie has lied, worked a con, and manipulated from the beginning Alliance sent me an EMail containing programming used to steal personal information I would never use Alliance again

Absolutely love Alliance Property Management! Their wonderful team has made our rental experience absolutely perfect and hassle freeIt's extremely difficult to find such an amazing property management company in this town,but Maggie [redacted] and the stellar folks at Alliance helped us get into the property we wanted with great ease! We will absolutely continue renting through Alliance Property Management!

Stay far away from this property management company!!!! Security deposit fraud!!! Terrie and her team will play good cop/bad cop to suck very penny out of you AND more!!! Worst property management I have ever been under; me and my family are left feeling abused, used and completely uncared for after dealing with Terrie and her right hand "man" MissyWe are being charged for a complete renovation of the home!!! We moved into a home that was not renovated when we moved in and are being charged for YEARS OF DAMAGE/WEAR AND TEARWe submitted a damage report upon moving in and it's apparently "missing"Terrie and her team are taking advantage of this and heartlessly charging us for damages occurred over the life of the homeThey didn't consider any of our pleas to reconsider the chargesTerrie has openly admitted that the previous owners "moved out and we moved in" yet we are being charged for years of wear and tear/damage

I have dealt with irresponsible property management companies before, so I know the pain in dealing with such. However, this company has my "A+" approval. As a business owner, I appreciate their transparent mannerisms and responsiveness to issues. WELL DONE MAGGIE!!

Have been dealing with Alliance Property Management for almost years they are very friendly and will help you find what you need and if a problem comes up they are ther to fix it ASAP would recomend them to anyone looking for a place .Very reasonable and have wonderful houses

Review: I have lived at this residence for almost three years, it took two years for them to get me an AC unit, my water heater was leaking and they fixed 4 weeks after I informed them of the problem, due to the leak there was black mold on the walls that they did not clean. When I rented this place the person who managed at the time was informed of the damage to the doors and lights. I gave notice of moving, I cleaned the residence in and out, and I asked for a "walk through" (which I did not get) and now they say after all the cleaning I did that I still owe them $29...My deposit was $525. they state they had to do all this work to re-rent...THIS IS A LIE!Not only do they not fulfill their management responsibilities in a reasonable time but when they fraudulently charge you for work not done. DO NOT RENT FROM THEM! YOU HAVE BEEN WARNED.Desired Settlement: Refund of deposit.

We have received the complaint from [redacted] dated 8/12/2013. [redacted] told us that the AC was not working on 12-5-2012. At that time he agreed that since it was winter and he was not using the AC, we would wait to replace it when the weather warmed up and he needed it. It was replaced on April 4, 2013.

He notified us of a water leak on 12-27-2012. Maintenance replaced the TSP valve right away. There was a small area of visible mold, approximately 8 inches by 8 inches, on wall behind the water heater. This area was scrubbed with a detergent and water and treated with bleach. We placed a bucket under the drain line to prevent the carpet from getting wet and to monitor signs of continued leaking. Maintenance staff advised [redacted] to notify us if it continued to leak.

On 1-28-13 we received a letter from [redacted] notifying us that the water heater was still leaking. We contacted [redacted] s Plumbing and they installed a thermal expansion tank on the hot water tank. This work was completed on 2-7-2013.

[redacted] states in his complaint that “When I rented this place the person who managed at the time was informed of the damage to the doors and lights.” The move in property condition report indicates a hole in the bath door, but [redacted] was charged for damage to the bedroom door. There is no mention of damage to any lights in the move in property condition report.

The $525 security deposit was used for cleaning and repairs. These charges are itemized in the Security Deposit Settlement Statement. [redacted] was made aware of the charges for cleaning and repairs when he moved in and signed the Cleaning Charges and Replacements on 3-17-2011. At this time he also signed the Vacating Cleaning Instructions. When [redacted] moved out, the apartment required cleaning and replacement of damaged or missing items.

I am including for your review a copy of the Cleaning Charges and Replacements, Vacating Cleaning Instructions, copies of all work orders, move in & move out reports, documentation for repairs made, receipts we have for replacement/repairs and photos taken at move-out. We feel that all move out charges are justified and that represent our costs required to make the apartment ready to re-rent. We feel that repairs were completed in a timely manner. We are willing to deduct the $29 balance on his account.

Alliance may wrongfully withold your Security Deposit. Litigation efforts are under review on that matter. Will update with results, as these develop. They will not respond to a Certified Letter to their Registered Agent, Willaim C. D[redacted] Government records show D[redacted] is the Registered Agent of many large complexes in Bozeman. I estimate *at least* 500+ rental units. Many units are "low-income" -- but rental rate is $595 for a 550sqft unit of VERY low quality. (1 br). The Lease represented that these (Comstock) apartments were subsidized by our government. Brand new, 900sqft units in Bozeman (2br) go for about $900... And receive no special tax treatment. I view this as a clear abuse of both the tenant, and (if applicable) our tax system.

I rented from this apartment for a little over three years. Within the three years they increased our rent $45, when we questioned why our rent was increasing almost every month we were told simply because by law they could. When the heat did not work in our apartment (in Bozeman temperatures can get below -10 degrees Fahrenheit) it took them a few weeks to simply get a hold of and fixed so that my new born baby and wife could have sufficient heat. When summer came around and it became hot we asked for them to take off our cover to the AC, again they would not return our calls and eventually I had to create a dangerous way to remove it myself. When my garbage disposal broke we again contacted them and again we had to wait a few weeks for them to contact us back and for someone to come out and fix it. It took him five to ten minutes to use one tool under the sink (and it was only someone who worked for the apartment, not a plumber) and they charged us $35. The apartment manager only works Tuesdays, Thursdays, and every other Fridays. She takes long lunches and leaves by three. Even in her short hours it is almost impossible to reach her by phone or by stopping by the office. Finally we decided to leave for better circumstances. We spent approximately 20 to 30 hours cleaning the apartment which included a professional carpet cleaning, puddying all holes in the walls, replacing all drip pans and lightbulbs, and scrubbing every surface. We then were charged $535.38 for wall painting, replacing a kitchen light fixture, replacing batteries in a CO2 monitor, cleaning a range hood filter, and repairing a torn window screen. Our deposit was $545. I am very sure that they were simply trying to keep the entire deposit because I voiced my opinion why I was leaving. Please do not rent from this business. Please.
