Alliance Realty Services, LLC and its team members take pride in customer service and the conditon of our properties. We did not realize there where any issues of this sort till now. It was our understanding the only reason they moved was because they purchased a house. To respond to complaints...

made by Mrs. [redacted] during the time of her residency are as follows;
1. Alliance Realty Services is responsible for lawn services until the tenant moves in the property. Upon inspection of the poison ivy was in between and on neighbors fencing and was removed to the best of our ability on our side of the fence. Tenants are responsible for continuing lawn care.
2. Alliance Realty Services team had no complaints of water in basement from prior tenant, nor during the 3 weeks it took to rehab the home before said tenants moved in. We repaired tiles behind the toilet 10/18/12. Then, as seen in the Project Assignment Form, a request was received for leaking in the basement. Maintenance went to the home on 1/31/2013 and tightened the shower stem, the hot and cold water stems, replaced the shower head and bath faucet, repaired the plumbing connections for the tub drain in the basement, and replaced the egress covers over the basement windows. We also sent out a reputable waterproofing company representative from Waterproof Solutions who recommended bricking the window, which we did in May of 2013. We can provide invoices from our records for all of these service calls during their tenancy.
3. We honestly do not have record of this emergency call. Our office is open normal business hours M-F with no record of it either. We do apologize that this happened.
4. Maintenance request for sink leaking and faulty kitchen light was addressed 6/25/12. Maintenance replaced the leaking garbage disposal and light fixture. Maintenance ran the faucet after repair of disposal for a long period of time to make sure there were no leaks under sink and in basement. Maintenance could not find a leak in the faucet.
5. MSD does not allow tenants to put services into their name. It stays in the company name as the primary payee, and Alliance Realty adds tenants as secondary to access account and to pay their bill. Tenants are either removed from the account when they move out or are changed to the name of the new tenants when they move in. Alliance Realty Services is always ultimately responsible for the sewer bill whether the tenant pays or not. I also have 2 bills that were paid by Alliance to MSD for the property on [redacted] after their tenancy ended. The billing mix up was not the fault of Alliance Realty Services, LLC. We called the company she stated was in her name the day she called. (Told us water company.) After calling her the next day to get more info on the bill she was speaking of - contacted MSD. We received this complaint later that day.
We do sincerely apologize for any mishaps or communication break downs. As of May 2015 we have a additional new, streamlined, 24 hour online based service portal for maintenance and payments.
