At the present time we are unable to fully and completely respond to Ms. ***'s complaint due to the complexity of the issues, the voluminous number of e-mails back and forth between attorneys, our Bookkeeping Department and Ms. ***.Hillcrest Property Management took over the management of Ms.... ***'s association from another management company and, candidly, the books are records provided, which took an incredible amount of time to receive, were not in the best condition.It is my understanding that at the time we took over management Ms. [redacted] was involved in a Forcible Entry & Detainer Action that was begun prior to our engagement. It is my further understanding that the parties to that litigation, which does not include Hillcrest Property Management, have been attempting to come to a final resolution of issues. Last week our Bookkeeper for this Association, Cynthia Good, forwarded current financial information to the attorneys for the Association, [redacted] and, I believe that the litigation has or shortly will be concluded.Ms. [redacted] believed and continues to believe that the balances due and owing on her account are inc***ect. However, in reviewing an incredible number of e-mails back and forth I am of the opinion that the balances we have provided are, in fact, c***ect and properly reflect all charges and payments made on each of the three (3) units that Ms. [redacted] owns.

Hillcrest Property Management has been the management company for the Broadview Gardens West since December 1, having taken over management from another management companyThere is currently litigation involving Sharon [redacted] and the Broadview Gardens West filed in the Circuit Civil Court of Cook County, Illinois Case Number [redacted] This litigation is still pending and Hillcrest is an Agent for Broadview Gardens West Co-Op.Much of the substance of Ms***'s complaint is related to records received by Hillcrest from the Broadview Gardens West and their prior management companyThe litigation, which continues, was filed prior to our engagement as property manager.This information is provided in response to your request for clarification.SCOTT [redacted] Vice PresidentHillcrest Property Management [redacted] ***Lombard, IL [redacted] Direct Line

Complaint: [redacted] I am rejecting this response because:This is just one reason:Scott and I have spoken numerous times about the problems with Hillcrest Property Management CompanyHe is well aware of many issuesIn fact, this month our financials are again incorrect from the bookkeeping department, with at least errors that need to be correctedWe should not have to constantly call and tell the management company what they did wrongThey should be managing our money and making sure things are done correctly before they send the final version out to us each monthThey do not do thisAny good property management company would make sure the financials were correct before sending them out to the Board membersThis is a monthly problem Sincerely, Moira [redacted]

Ms***: I have received and reviewed your complaint and offer the following information for your benefitFirst, you were in fact turned over to the Association's attorneys (***, ***, ***) for the collection of unpaid assessmentsYou were placed with the attorneys in October
for the collection of $2,190.92--and were sent a Day Demand Letter to that effectThroughout October, November, and December of as well as January of you were sent additional legal documents and incurred additional legal fees as they attempted to collect your delinquent accountAs a result of those efforts you made a series of large payments (two for $1,each and another for $814.28) to where you finally reduced your balance down to $as of October of Despite seriously reducing your unpaid balance you did not totally pay in full all of the attorney's fees and, as of today's date, still owe $in attorney's feesYou also incurred two $late fees due to late paymentsThe sum of the attorney's fees and late fees adds up to the $that is the current unpaid balance on your accountYou receive, as does everyone who has an unpaid balance, an account statement monthly showing what is owed on your accountIf you would like I would be happy to mail or e-mail you a complete copy of your account statement going back to so that you can see all charges placed on your account as well as all payments received and applied to your accountThe account balance of $is correct and is due and owing to the Association.I am sorry that you have had trouble getting this information but now that you have the same I hope this answers your questions.Should you wish to discuss this matter with me personally I would be happy to work with you. In fact, this month our financials are again incorrect from the bookkeeping department, with at least 4 errors that need to be corrected. We should not have to constantly call and tell the management company what they did wrong. They should be managing our money and making sure things are done correctly before they send the final version out to us each month. They do not do this. Any good property management company would make sure the financials were correct before sending them out to the Board members. This is a monthly problem.
