Review: During the process of completing the home inspection, the inspector propped his ladder against a flimsy piece of decorative wood surrounding the scuttle leading to the attic on the top floor. When he climbed up the ladder, the weight caused the piece of wood to break off and he and the ladder slammed into the wall right above the door jamb of one of the bedrooms. The ladder penetrated the dry wall and caused some damage.

When asked, the inspector said he would have someone take care of the damage. When asked a couple of weeks later the inspector said the issue should have been resolved. However, during the final walkthrough more than a month after the inspection, it is clear to see that the damage was not repaired.Desired Settlement: My complaint will be satisfied when the damage caused by the inspector is finally repaired. We are closing on the house today so unfortunately the time period by which they could enter the house freely has passed. If they do not have the means to repair the damage themselves, I ask that they compensate whatever applicable expenses I incur by contracting an expert to repair the damage.

Review: I called Alltech Inspection Services on March 11, 2016 to request an inspection of our front and back porch roofs and gutters and the drops/downspouts of the gutters of our main roof. When I called Alltech, I requested a "roof inspection" as I thought this covered all the areas we requested. A roofing company had just finished working on the porch roofs, gutters, and downspouts and we suspected that there were problems. Tom never told us that what we requested was anything but a "Roof inspection". We wanted an inspection done so we could take that to the company and ask for rework or a refund for the faulty workmanship. Water was leaking from all of our gutters at the seams and we believed that there were holes in the seal of the flashing. We were worried about these issue causing damage to our home, which is another reason we wanted to get this inspection urgently and get it fixed. We were holding our last payment to the roofing company until after we got the inspection report. I explained this situation to Tom when I scheduled my inspection. He realized that this was an urgent situation and gave us his first available inspection appointment, which was Sunday, March 13, 2016. He showed up on time and did an inspection of more than just the areas we requested. We thought this was odd, but just let it go. When he was finished, he gave us the invoice which was for a "Limited Structural Inspection" for $150.00 instead of a "Roof Inspection" which was listed as $95.00 on his website. We didn't want to argue about it, so we paid the $150.00 via check #1256. The check was promptly cashed the following day (March 14, 2016). We expected the inspection report and a link for a dropbox with photos to be sent to my email address ([redacted] within a few business days. I called Tom on Tues., March 15, 2016 and left him a message asking when he would be emailing the documents to me and if he could please call me back. I also re-verified my email address as I noticed that he spelled my name incorrectly on the invoice ([redacted]" instead of Jason "[redacted]"). He never returned my call, and he didn't email me anything. I emailed Tom at [redacted] on March 16, 2016 to ask again when the inspection would be sent. I never received a reply. My fiance, [redacted], emailed to Tom and to i[redacted] (a general email address for the company) on Mon. March 21, 2016. We never received a reply or a call back. It's now been 9 days (7 business days) since the inspection, and we have received no documents, no emails, and no phone calls. Due to the complete lack of contact and not receiving the report we believe that we have been scammed.Desired Settlement: If the report and the URL to download the photos cannot be sent to us now, then we request a full refund of the $150.00 fee that we paid for the inspection from Alltech, so we can hire an inspector from a different company to do this very urgent inspection for us.

I have reviewed the response made by the business in reference to complaint ID [redacted], and find that this resolution is satisfactory to me if I do actually receive the refund. I assume a check will be mailed to me as I originally paid by check. The business did not clarify this.

Review: I had home inspection performed by this company owner prior to buying my house in Pittsburgh while living in Minnesota.

He missed or intentionally did not report a very visible problem with front porch foundation. Front porch and steps have sunken, cracked at the base and pulled away from the home (pulled away bricks from the home). This need to be fixed as per many contractors that I brought to check on the house. In addition to that, another issue with the ceiling was reported. I think this company bear responsibility for all the expenses that I have to put in to fix problems which should easily picked up on inspection.

I will be happy to proved photos. I tried to contact him by email but with no reDesired Settlement: I would fix the ceiling on my own but the front porch would cost few thousands but I am trying to find a temporary fix before winter. I like the company to pay 50% of repair cost of the 1850$ estimate which I got from A1c concrete. 900$

The inspection was performed on April 11, 2015. The house is 23 years. The front of the house faces south. The client indicated that that there is settlement in the front or south porch. The picture provided by the client indicated normal settlement. The house is 23 years and there is normal settlement for the house, as there is settlement for every house. The settlement of the porch is common, since the porch is not supported by its own foundation. The settlement does not affect the porch or house. Every home settles, each different according to the construction method. Alltech is not responsible for normal settlement. Normal settlement of patios or stairstep cracks are part of the home and are the responsibility of the homeowner. Most settlement occurs within the first five to seven years. Repair of the porch is cosmetic and does not affect the structure of the porch. The repairs would be part of home maintenance and the responsibility of the homeowner. Many contractors will quote a price for work, even when the work is not required or needed. I have seen this many times. If you ask a contractor for a quote, they will give you a quote. The above also applies to the ceiling. The ceiling will require periodic maintenance, as does any ceiling. Normal maintenance of ceilings is the responsibility of the homeowner. The house is a two story frame style house. The house is 23 years old with normal settlement. The house is sound at the time of the inspection. The above repairs are normal maintenance items and the responsibility of the home owner. The duration of the inspection lasts approximately three hours. Therefore, it should be understood that we can reduce the number of unforeseen repairs or maintenance items; however, we cannot eliminate them.
