I second Susan J's comment to the letter. In our case, the problem is the FOUNDATION! Our inspector failed to do a simple part of his job that is now costing us thousands of dollars. We had the company's owner come over to see and he agreed that his inspector was negligent and recommended that we file a claim with their insurance company. After a month wait, they denied our claim. When we reached out to the owner, he said he'd look into it and get back to us. The next day he sent us a cease and desist letter. We did our homework and responded to the claim with our objections. They responded with the most passive aggressive, condescending, word-play, legal jargon to confuse and demean us. If we had know the severity of these issues, we would have never purchased the house. I truly hope Alpha and their insurance company feels good about not giving someone who has worked hard all of their lives to buy a house a refund (at the very least) for the cost of inspection. Not only will I never hire or recommend Alpha, I will never get a home inspection done again. It's not worth it.

I am sorry for your plight. I want to address your reviews and offer my side of the story. A home inspection performed in Pennsylvania is governed by the “Pa Home Inspection Law Act 114”. The first order of business is to define what a home inspection is.
"Home inspection." A noninvasive visual examination of some combination of the mechanical, electrical or plumbing systems or the structural and essential components of a residential dwelling designed to identify material defects in those systems and components and performed for a fee in connection with or preparation for a proposed or possible residential real estate transfer.
The reason for this definition is at time of inspection we are a guest in another person’s home and we have to treat it with respect. Disassembly is not an option. Your complaint is that water is entering the crawlspace creating rot in the sill plate and band board. In the crawlspace there is insulation installed in the floor joists prohibiting examination of the sill plate and band board. The inspector did report that the rear patio and exterior grading at the rear of the home was sloped towards the home and would allow water to enter the home. It was also reported that the walls of the crawlspace showed wet walls and efflorescence confirming water entering the home. Under these circumstances we can’t confirm there is a problem with the sill plate or band board but still reported the water issue. The inspector informed you in the report, in writing, with pictures showing areas of concern. The report clearly stated further evaluation from a general contractor prior to purchasing the property. When a general contractor is involved the home owner will agree to invasive means to determine a problem. You complained that you were not made aware of the severity of the problem. Without being able to do an invasive inspection we were not aware of the severity. That is why further evaluation was called for.
When *** contacted me I came to the property as soon as my schedule allowed. At that point *** was very confrontational explaining the inspector’s failure and demanding compensation for repairs. When I responded that I saw his point he accepted that as an admission of responsibility. What I was saying is I needed to review the report to determine if the inspector had reported the problem. You *** contacted me twice more by phone to determine what my decision was. At that point I realized *** or you were not going to accept any responsibility for not reading the report and following the advice conveyed. I made the decision that I would turn this matter over to my insurance company. *** was accepting of that, and assumed that the insurance company was just going to compensate you. After the insurance company denied payment *** refused to accept their findings. *** then started calling me again and harassing me for payment outside the insurance company. When I declined and stated I agreed with the insurance company’s findings, he threatened me with sullying Alpha Home Inspections reputation. At that point I contacted the insurance company for advice on how to handle this. They informed me they would send a cease and desist letter. It appears after receiving the cease and desist letter you contacted the insurance company again for a re-assessment of their findings. You were permitted to send more information. When they denied you a second time that brings us to where we are now. *** and you have attacked Alpha in any review available including the “Revdex.com”.

Their inspector who missed so much blatent stuff has now costs us many many thousands of dollars to fix. When I called the owner about the sewer pipe coming out the back outside wall that was not in the report he blew me off. That one thing had they told us could have saved us so much money and headache. Please don't use these folks there is no accountability. Do research before you pick and rely on an inspector to inspect your prospective home.

We went with Alpha Home Inspection at the recommendation of our Realtor. The gentleman she prefers to use was on vacation so they sent another gentleman. He was polite. He failed to mention that the spigot in the bathroom shower only provided 30% of volume through the shower head. Getting that fixed cost over $300 which was not covered in the seller's remediation.
I expressed my concern about the deck. His response was to jump up and down and replied if the deck fell it was only going 6 inches. He never checked the support. I was asked to open all the windows and make sure they work which I did.
When we completed the paperwork he was sure to stress that anything he missed, the company was not responsible for.
I would not recommend this company at all.
