So here goes[redacted] I received a letter in the mail December 8, and wanted to respond to the written complaint! Ms [redacted] files a complaint saying that she put in a day notice to vacate and failed to receive the return of her security deposit timelyThe reason Ms [redacted] did not receive her security deposit timely is because she failed to provide her new mailing address.Also as the Broker of Alpha Property Management I am not the one who takes care of the return of the security deposits at move outOnce Alpha Property Management receives a day notice to move we send out to the renters instructions on how to receive the return of their security deposit timely.This is done by my accounting department so that renters do not suffer a delay in receiving the return of their security depositShould the renter fail to provide the requested information the only thing we can then do is send the security deposit back to the last know addressWhich is what happened with this situation.So once the new renter moved into the apartment he brought back to my office at [redacted] *** the mail that had been deliveredThe renter then contacted the accounting department of Alpha Property Management and gave to us the correct new address and the security deposit was then forwarded on to the renter.We at Alpha Property Management are truly sorry for the delay in Ms [redacted] receiving her security deposit and hope that she has by now received her security deposit

Review: The owner [redacted]'s behavior is repugnant. I spoke with [redacted] about submitting my 30 day notice and she instructed me to email my formal notice. When the email came back undelivered, I called to address it with her and she was extremely rude. [redacted] ended up putting me on hold on and never returned to the call. Later when my boyfriend called from his phone to speak with her, she lost her temper and hung up on him. I called back multiple times and could never get through to speak with anyone. Their office is in a "secure location" so it is impossible to visit anyone in person. APM's address listed on their website is just a reception desk that no one from APM actually works at. I mailed in a formal letter of my 30 day notice and they mailed back the move-out check off list. I cleaned the apartment, fulfilled all the required items in the check list and returned the keys to the reception desk on Oct. 27th 2014(the day my lease ended). Since returning my keys I have been unable to speak with anyone from Alpha Property Management despite dozens of phone calls to their office and multiple messages. I was forced to leave my current address on the answering machine in hopes that someone would mail my deposit of $995.00. It has been 34 days since my move-out date and no one has returned my phone calls. I have not received any form of response or notification from them since. My experience renting from APM has been horrible. They rarely answer the phone and when they do, they are hostile and unprofessional an best. I am an ideal tenant with perfect renters history and left the apartment cleaner than it was when I moved in, and they still treated me with zero respect.Desired Settlement: I want my full security deposit in the amount of $995.00 returned to me.

Review: Deposit from move out. They are trying to charge me for upgrades that they chose to do.

I have all my original forms with signed receipts from their office staff showing they recieved the info from me, from my original move in. Now Im being told they have no such record. Its not my fault if they do not properly file info. There many inconsistancies is their the letter they sent stating I owe more money. The have replacing bulbs in rooms that dont have light fixtures. [redacted] at Alpha asked for me to send the documentation, however I will not. I think it will be better for a Judge to see all my pics and documentation from my original move and all my pics and documentation from my move out to show how corrupt this Rental Company is trying to be. I have emails from the Owner of the Prioperty telling me how he does not wnat to deal with their office and that he will make sure all repairs hapoen when I request. I will also be making complaints to the Housing Authority and any other Organization that deals with POroperty Managements so they know how this one is doing past tenantsDesired Settlement: I want my deposit left of approx 450.00 to be refunded to me immediately

[redacted] signed the rental agreement 8/28, 2009 and signed a walk through with Alpha Property Management that showed the condition of the rental at move in.

The condo was painted, cleaned and repaired before Ms. [redacted] moved into the condo. At move out 6/28/2013 which is 3 1/2 years later the condo was given back in need of repair and cleaning as the carpets were destroyed, the interior of the condo was left filthy and required many hours of cleaning and scrubbing to get the kitchen, bathroom, windows etc clean. The owner spent thousands of dollars repairing items that were broken from the renters and her children. However the owner only charged back for the items that were above wear and tear. The list of charges were as follows:

1. Items damaged/Repaired/Cleaned. Patch Holes in Doors & Sheetrock $328.23

2. Replace Light Blubs (Burnt Out/Mismatched $30.28

3. Repair and replace missing/Broken Items $165.00

4. Replaced Damaged Window Coverings. $192.87

5. Kitchen Counter-Replace Broken tile $150.00

6. Kitchen Sink & Faucet-Replaced Damaged $576.06

7. Interior cleaning $338.48

The total charged to the renters security deposit was $1,781.05 no rehab was charged back to the renter only items that the renters failed to clean or take care of before they vacated the condo.

I am done trying. I hope that the Better Buusiness Bureau makes sure that this complaint is left for everyone to see the dishonesty of this property management. If Alpha Property Mgmt had all my info in my file as I have kept. I shouldnt have to show proof when they have a copy in their office. I have all copies with Alpha Property Mgmt Employees signatures showing they recieved my move in form. Had they properly reviewed this form when I moved, they would of noticed all the problems that the Unit currently had when I moved in. That would remove alot from the amount I am being Billed for by Alpha Property Mgmt. I know I will never rent from Alpha Property Mgmt again. NONE of the chargers were fair or appropriate.

I want to first say that Alpha Property Management did not come up with the amount that was charged back to the renters security deposit. The owner cleaned up the property and also took pictures of the condo at move out and move in. Also note that the money that was charged back to the renters for the damage that they caused to the property was paid to the owner and not to Alpha Property Management. So you have it wrong when you are saying that we charge back renters so that we can keep the security deposit. That is not correct no money goes to Alpha Property Management only the problem from the renter when they do not like what the owner charges then back. All charges were more then fair and if the renter so decides to take the owner to court I am sure once the pictures are looked at and all receipts are shown the issue will be solved in the owners benefit. Also the reason I ask the renter to show me her walk through that she says had proof was so that I could assist her if we were in fact missed something. The renter refused so there was nothing more that I could do other then charge her for the damage that she caused to the condo.

Review: I lived at the property on [redacted] in Rancho Cordova for about 3.5 years that was managed by Alpha Property Management and moved out in May of 2014. I was never late on rent, never caused disruptions or break any property rules. When I moved out, I cleaned the entire house and left it in the best condition possible. Shortly after moving out, I received a notice from them stating that not only are they keeping my deposit, but they are charging me an additional 2k in fees for normal wear and tear, i.e. removing and installing carpet, interior painting of walls and doors, installing new lino in kitchen, cleaning the kitchen stove and sink (when I had already cleaned it really well!) etc. I was extremely shocked and furious that they had the audacity to charge me in addition to keeping my deposit! In all my years of renting I have always been a respectful tenant and have never been treated so unfairly. On the contrary, they have been a terrible management company, almost always failed to return my service phone calls until I called again about the same issue; during normal business hours on many, many occasions, no one was there to answer the phones 90% of the time. On the last day of my tenancy, I called their office 4 times throughout the day on a weekday until I finally reached someone to ask about dropping off the keys at their office, and it wasn't even someone from the company. I had to request a receipt from the receptionist so I wouldn't later be falsely accused of not dropping off the keys. It has been by far the worst company customer service I've ever received. I am requesting my deposit to be given back to me and further action will be taken if it is not received.Desired Settlement: I would like a refund of my original deposit amount of $750.

The reason for my email is to respond to a complaint that was lodged against my company Alpha Property Management. Complaint # [redacted]. I want to first say that I did not receive any correspondence from the Revdex.com until I received the letter in the mail dated August 29, 2014.

Upon receipt of the letter September 3, 2014 I then reach out by telephone to contact the Revdex.com to see what the problem is and what I can do to settle this issue as quickly as possible.

The Revdex.com had the incorrect address for me so I feel that this is the reason I did not receive the letter timely. So based on the letter that I have received today I am now going to respond to the complaint.

I want to first say that [redacted] was in fact a good renter that paid her rent on time. However the reason the security deposit was charged back was due to the condition of the property at the time [redacted] moved out!

[redacted] moved into [redacted] Rancho Cordova, CA 95670 on November 12, 2010 and moved out on May of 2014. At the time that [redacted] moved into the duplex the property had been completely re done from the floors up! All new windows, carpeting, paint job, tile bath enclosure, all new kitchen and new appliance's, new flooring through out the property.

The yards were cleaned up and in good order. There were no issues at move in as the property was in like new condition at the time [redacted] moved in the property.

[redacted] had other family living with her that was not on the rental agreement. So at move out [redacted] was charged to clean the property, replaced the carpets because they were not cleaned through out the tenancy .

Carpeting does not wear out in three years unless you are really hard on the carpet. The lino in the kitchen was also damaged and had to be replaced so [redacted] was charged for the replacement of the kitchen lino as well. [redacted] stated that she was also charged for painting the property and that is not correct.

We did not charge [redacted] for and interior paint job as we considered the length of time that she lived in the property and consider the paint job normal wear and tear. The items that [redacted] were charge for was due to abuse or the need to make repair that was beyond normal wear and tear.

Due to the fact that the property was given to [redacted] in like new condition and the fact that everything was new at move in [redacted] was required to clean up this property mow the yards and remove her personal belongings. [redacted] failed to do this.

So [redacted] was charge for the damage she and her family caused or did to my clients property in a fair manner. We have not gone after [redacted] for the damages at this point. We are hoping she moved on with her life.

In closing I want to address the statement that was made about the maintenance calls that [redacted] says went un answered. There is no reason for a renter to ever need to call Alpha for repair unless they do not have a computer.

As every renter is given more then one way to put in a maintenance repair request. They can email us, they can fax us, they can create a maintenance account on line and email us a repair request. The last way is to call and leave a message.

So I am truly sorry that [redacted] felt that she was not heard. When [redacted] moved out she called my office on the last day of her tenancy and wanted us to come pick up the keys. [redacted] was told by my staff to drop off the keys and we would do the final walk through and get back to her.

The security deposit that was done will stand. We are not willing to refund any of the security deposit due to the amount of damage that was done by the renter and her family.
