I contacted Alpine Homes about the settling around my house and they refuse to do anything. I had multiple talks to Andrew R multiple times over the phone and in person during my warranty period about sinking problems all around my house. Which he told me I was not allowed to file a warranty issue and that Alpine Homes would not fix it. Well come to find out through a grape vine that Andrew got fired for reasons just like this. Speaking to someone in person is just as binding as signing a piece of paper. I’ve been going back and forth with Trent who again is like sorry we won’t help you not our problem. I’ve had multiple landscapers come out and I have also talked to Lehi City building department saying with my house being less then two years old I should not be having sinking up around the house like that. Landscapers all saying the same thing that this is a builder issue. I’ve asked Alpine to provide documentation showing that they compacted the dirt which I got told they do not have any documentation. Which is complete negligence. I have also asked for all the documentation on my home inspections etc. which they refuse to give to me. I have asked to Trent and to Holly (who is so rude over the phone and snaps at home owners) to speak to the owner who they both refuse to let me speak to. They randomly sent Todd to my house to take pictures and then all of a sudden after they saw it in person offered to give me dirt to fix the problems. I’m sorry but to me if all of a sudden you are trying to offer me dirt you admit that your company messed up and the settling up against my house is your fault. I got a quote on what it would cost to fix my yard and patio (since my stairs are collapsing) and it’d cost thousands of dollars to fix and repair. I should not have to pay for a problem that they didn’t manage and do correctly or if they did at all because again they have no proof that compacting was ever done.

Mrs. purchased her home in December 2017. A Limited Warranty was included with the home, and she received a copy of it when submitting an offer to purchase.

Settling warranty issues are covered during the first year of home ownership (see Item 1.1 on sheet 7 of the attached Alpine Homes Limited Warranty document). Mrs. did submit four warranty requests for various items between March and July 2018, all of which were addressed. She never submitted a warranty request for settling during her first year in the home (see Item III.A. on sheet 2 of the attached Alpine Homes Limited Warranty), nor does Alpine Homes have any written correspondence with Mrs. regarding settling around her yard until August 26, 2019. That communication is attached. We cannot speak to verbal communication that Mrs. indicates she had with former employees. The Limited Warranty requires warranty requests to be submitted in writing.

While Alpine Homes did cover warranty requests submitted by Mrs. during her warranty period, the work she is now requesting is beyond the warranty period. Out of professional courtesy Alpine Homes offered to deliver free dirt to Mrs. to use around her home, but she has declined that offer.

I am rejecting this response because:Alpine homes has not fixed all my warranty issues. We are still having issues with our doors and our electrical. Second you can see in the attachment even my landscaper says it’s a construction issue. Former employees or not Alpine is still responsible for all work those said employees did or lack there of. Just because someone is fired you still take responsibility for problems they caused. I asked Alpine for documentation to show that they compacted the dirt around my house which in the email they say that it’s compacted but no records are kept (attached). If no records are kept then how do you know if this process was actually done or not? Especially when your former employees got fired for cutting corners. You can also see in the two pictures of some of the issues we are having. If you see in person underneath the cement is almost a foot gap and my stairs are now starting to separate from my patio. Offering me $100 of dirt does not solve the thousands of dollars in damage I have around my house. On the news yesterday there was even an article saying with how many houses builders keep doing in Utah so quickly that they are skipping corners and inspectors just can’t keep up and guess what Alpine was one of the many builders people were talking about in the comments. If they can’t provide documentation showing that they compacted the dirt and won’t give me all the inspection reports then it’s really easy to think Alpine skipped corners on compacting the dirt.

We built a home with alpine homes and took possession in August of this Year. Throughout the entire build process, we would check up on the home and would notice multiple building errors and mistakes. We would bring them to the attention of Alpine homes and their agent and most often be told that it was "industry standard" and there was nothing they could do about it. the biggest issue at first was our columns of our back patio hung over the concrete pad on each side and one of the columns was framed completed crooked. We were told they couldnt do anything and that it was industry Standard. I took the liberty of walking around the whole subdivision and checking each home and not a single other home in their entire subdivison suffered the same problem. I then ran accross the project manager of the subdivision and brought it to his attention and he said that it was perfectly fine and we shouldnt have any issues. I told him I was not happy with that and if they could pour a couple feet wide strip of concrete on each side to ensure the columns had concrete under them completely. He instructed me that they wouldnt do that as the minimum section of concreter they would want to pour was at least 4 feet. A couple months into living in our home now and I walk about the subdivision to see the new homes as I am walking around a new build I notice the back patio was poured off center of where the collumns were and one column would have hung off the pad except they had poured a 2 feet wide section on that side to cover it up... which goes completely against what the project manager said they would do. Back to the build process we noticed the roof line on one side was was bowed very bad like a half moon. They said it was industry standard and couldnt control that. I expressed ridiculous that was to have a new house with a crooked roof and they said they would have the roof guy come out to look at it. He proceeded to jam another board underneath it to force the board back out then hammer the drip strip and facia were all banged up and jagged from him hammering them. We were then told by alpine that it was fine and industry standard.... I was furious and said they needed to redo that section. They had the roofer come back and he attempted to hammer it even more to straighten it out and just made it worse. I complained again and again until finally after we moved in they did have him put new drip strip and fascia there. During our home owner orientation with Andrew who is the warranty administrator we noticed there was a two inch gap above the two car garage door when it was closed. I told him that needed to be fixed and their framers had framed the opening too big. I didn't want just a strip to cover it but a bigger door or them to redo that part of the garage opening since their framers had framed it wrong, he said he would write it down on his list of to-dos before our move in to ensure it got on paper. During that orientation we noticed there were alot of subfloor floor areas that popped and cracked and shifted uder your feet and he said he would go in the basement right then when we left and secure them himself. He coined himself the handy man in his neighborhood and people always call him to do that stuff. We also told him of many of our windows the latches were off and we could actually lock them, he also notated those to get adjusted and repaired prior to moving in. As we kept noticing more and more problems he kept coming up to us and stating that "the home wasn't all the way done guys so don't be so critical we really need to hurry because I have another appointment after you I need to get to" At that point we took him at his word and conlcuded the orientation and signed the papers. The final walk through and day we took posesion we reiterated many of the same problems we had mentioned to andrew to Sonia their realtor, and that they still didnt fix them. She asked if we had put them on the home owner orientation paperwork to ensure they got fixed. We told Sonia well some of the them yes but Andrew said we shouldn't worry about alot of them because the home wasn't complete and thye would get to them anyway. She then instructed us that wasn't the case and Andrew shouldnt have said something like that, and we actually did need to notate EVERYTHING during that orientation. This was the firts tell-tale sign of what kind of employee Andrew was just to get us through the process and making empty processes and pretty much lieing just to get another house deal done and sold. During that final walk through with Sonia we noticed the garage wasn't actually fixed but they had put a weather strip at the top to try and cover the gap and adjusted the door so it didn't close all the way at the bottom, and it still didn't even cover up the gap all the way. Sonia said at this point we would probably have to file a warranty claim but she would check. Now living in our home for three months our window latches still aren't fixed we can't close our windows they haven't fixed multiple other items they said they would like the floor pops and an attic door that they broke. I have also noticed that they never turned on the gas to our furnace and I had to turn it on to get heat in our home and just recently realized that our furnace humidifier that we paid extra to have them install doesnt work no watter gets to it and there is part sitting off to the side of it like they never actually completed installing it. I have reached out to Sonia mulitple times and she finally instructed me I had to file a warranty claim since she last heard from alpine that even though I put on the home owner orienatation paperwork to fix that garage door gap, THEY never agreed to actually do that so i'm straight outta luck SORRY. My wife filed a claim specifically for that and we were emailed by josh in their warranty department with questions as to what the problem was... she was pretty clear in her claim, and in the email the guy stated we can have a technician come inspect the garage door but if there isn't any problems we will be charged a fee. I responded to this joshes email with even MORE clarification about the garage door and stated since they had adjusted the door to not close all the way it doesnt follow the manufacturers safety settings in case little children get trapped underneath it its supposed to open automatically. I also mentioned that it sounds like the door srping isn't calibrated properly and when the door closes it jerks and wobbles back and forth like the opener is struglling to support it. I stated this was ridiculous and Alpine homes just needs to do the honest thing and redo that opening or get a slightly bigger door to fill the opening so it can close all the way. That was over a week ago and no response. There are soooooo many issues I could keep writing but I think I have rambled enough Apline homes from our experience is terrible and don't truly care about their build quality nor the satisfaction of their customers its all a dollar sign to them.
