[redacted] First of all this project took so long because the Commerce City, CO building depttook months to approve a permit for their patio cover causing them to have to pay an engineer to come twice and make different drawingsthe project went way over the estimated budget and we didn't even charge them for any of the labor overages and we even agreed to come out of pocket on over $ 10,to finish everything that we bid onThe project was 99% complete when we resigned as their contractor leaving only some trim work required by the city and their HOA that we had never bid on doingI basically finished everything on the project that we had bid on and didn't charge them for over $ 10,of overages that we could have charged them forThey have an amazing patio, fireplace, [redacted] , grill island, and patio cover that we did build Thank You, [redacted] ***, Alpine Landscapes

[redacted] I received the email for ID [redacted] stating this has been resolved unless I respond within days I was out of town when I received the last response dated October 7th from [redacted] of Alpine Landscapes and was not able to respond within the time limit I feel this is not resolved I have never heard of "in construction, it is always an estimate" I thought once you signed a contract, that was the price you pay for the services on the contract He stated that he finished what he bid on (He BID not ESTIMATED- and we accepted his BID on a contract) He finished most of what he bid on - but it looks terrible [redacted] stated he would level out the floor pavers, which he never did They are uneven all over the patio He put holes in the siding on my house and never fixed those and now with the weather coming, it can get wet behind the siding and cause damage to the house If this happens, then I will be suing him for the damage to the house and also for new siding He was supposed to finish around the fireplace with the same stone work that is on the rest of the fireplace - but he slapped up some stone that does not even match He was supposed to put a ceiling on the covered area - but did not He was supposed to put a handrail in - but did not He was supposed to put a side up on the south side of the patio - but he did not He cut corners on our project every time he could He is THE WORST contractor I have ever hired I want everyone to know what he did to us - so no one else has to go through this and he steals money from them too Thank you [redacted] ***

I am rejecting this response because:   My patio is FAR from amazing.  There are several pavers on the floor that are uneven.  [redacted] said he was going to make them all level, but he never did.  There is one paver on the outside edge that is not the same size as the others.   it is about a quarter inch shorter than all the others and sticks out like a sore thumb.   [redacted] was supposed to finish the fireplace with the same rock that is on the whole thing, but instead, he just slapped up some stone that does not even match and is uneven.   [redacted] had base boards put up on our house for the covered part of the patio.  He had them put in the wrong place and they had to be moved which now there are holes in the siding of our house.    He told us he would fill in the holes on the siding of our house and paint them.  He never did this.  He told us he was going to put sod in because him and his workers killed the grass in one area of our yard where they worked.  He never put sod in.  He told us he was going to put a hand rail in by our back patio door.  He never put it in.  He was going to put a ceiling in on the covered part of the patio.  He never did this.    The city NEVER said we had to have a side part put on the house.  This is what we wanted and he knew it at the time of signing our contract with him.  I know the city caused some of the delay - but it was mostly [redacted].   If [redacted] would have put in for a permit with the city at the very beginning of the project, he would have learned what he could do and what had to be done by licensed plumbers and electricians.    He did not put in for the permit until almost 3 months after starting.  We had to pay for the plumber to run a gas line.  Our house had to have extra pipe run, so we did pay for that as it was not in the contract with [redacted].  However, we also paid [redacted]'s share of the plumbing bill because we told him we would pay for the plumber and take his portion off what we owed him.  [redacted] ran the gas line, but the city denied that and said it was not deep enough in the ground - so the plumber had to run extra pipe because [redacted] had already put the pavers on the floor so they had to pipe around the floor which cost more.   [redacted] had to put in a retaining wall and we paid extra for that.   He told us he had to do that because he didn't want to haul all the dirt out.   He didn't deduct the amount he would have charged for hauling the dirt out - he just charged us extra for the retaining wall.   He also charged us extra for the cost of the pavers.  He stated that between the time we signed the contract with the estimate and the time he actually started working on our patio, the cost of the pavers went up so we had to pay the difference.  I don't think that was right either.  We signed a contract with him to finish this patio and he broke the contract.   We paid him the full amount on the contract, plus approximately an extra $3000.00.    I thought  when you signed a contract, you were supposed to finish the project whether you overestimated or underestimated.  I had no clue a contractor could just up and walk away from the contract and say he is "resigning".  I feel [redacted] owes me $7,000 refund, so I can hire someone else to come in and finish what he didn't finish that was on the contract that I already paid for.

We are not going to continue to respond back and forth on this matter any further. First of all in construction it is always an estimate, yes you try to stay as close to that figure as you can but in this case the project went way over budget. It went way over on Labor and time. Instead of billing the customer for the Labor and time overages ( I have an invoice for $ 4,750 which I have not sent them ) we elected to finish what we had bid on as an act of good faith. This will be our last response regarding this matter.
