During the scheduled final inspection, on June 11, 2015, of
the home leased by [redacted] and [redacted], located at Alta Terra, Mr. [redacted]
was not finished vacating the home and carried on a conversation with the Alta
Terra Maintenance Manager in which Mr. [redacted] indicated that Alta Terra...

had
permission to complete the final inspection after he vacated; and, to lease the
home to another prospective tenant if a prospect was interested in the
home.  On June 16, 2015, the Alta Terra
Maintenance manager entered the home to complete the final inspection and
assign an Alta Terra maintenance technician to begin the standard change of
occupancy of the house which includes repairing any damages to the dwelling,
painting, upgrading the door handles in the home, and cleaning the house for
the purpose of showing the home to a prospective tenant.  On June 17 and 18, 2015, multiple emails were
sent to Alta Terra from Mr. and Mrs. [redacted] claiming the home was entered
illegally.  At that time, Alta Terra
determined it was the position that Mr. and Mrs. [redacted] no longer wanted to
have the house shown to prospective tenants without at least 24 hours prior notice.  It was determined at that time, operationally,
it would be difficult for Alta Terra to provide at least 24 hours’ notice for
showing the house as we have many walk-in prospects looking to lease a
home.  Also, Mr. and Mrs. [redacted] requested
the lock front door lock be returned back to the tenant key from the landlord
master key the so that their agent would have access.  On June 18, 2015, Alta Terra complied with
this request and returned the key to the tenant access key.  On June 22, 2015, Alta Terra received an
email indicating the lights and AC remained on over the weekend at which time
Alta Terra accessed the home one last time to turn off the lights and AC.  Alta Terra has not accessed the home since
that last date of June 22, 2015.  On July
6, 2015, Alta Terra received notification from Xcel Energy that the service to
the resident was requested to be shut off on July 2, 2015.   When Xcel Energy shuts off service for a
tenant, the service returns to Alta Terra’s name and have been paid for by Alta
Terra for the vacated house since that time.
Alta Terra can provide the lease contract upon request.
