The owners had a home inspection before moving in which all items were fixed. They are now selling and the new Buyers have a home inspection (same inspector) and he has clearly identified several things that are not a defect or not needed per the Middleton Building inspector. They are...

also asking for items to be fixed that are outside of the scope of the 1 year warranty.1. Flagging a can light in the shower which I have sent them info on to show them it meets code. 2. insulation around the footing of the garage wall , which is not needed per code, 3. ground settling which is a natural cause and we don't cover. 4. He is claiming the downspouts were installed wrong because they don't drain outside of the landscaping, we install downspout the same for every house. 4. He is stating that we need to have a light installed in the garage attic because there is a radon mitigation system in there that we installed as part of the first home inspection. I told him that we have never    installed a light in any of the other homes we built with radon mitigation systems, and that if he can show me code that requires it I will install it. There was a light in the garage attic that was flagged at the 2nd inspection for a wiring issue, but this was not installed by us.  I know his wife had done some work in the garage, installing insulation and drywall, and having a garage heating installed.The inspector did call out a spot on the house that needed flashing/sealing which I will gladly take care of (might already be done as of this morning). Alterra has built 8 houses in this neighborhood and all have been built with the same detail in quality and in most cases same sub-contractors. I continue to service any logical complaints (some outside of a year contractual warranty). I feel I service all of my clients with the same professionalism and cure all warranty issues that are brought to my attention. Review: We purchased a new home from Alterra Design Homes LLC; the builder was Mr. [redacted]. From day 1 we had problems with the builder honoring his agreement to repair any deficiencies in the home due to defective parts or workmanship. We were given a one year warrant on replacing or repairing deficiencies on the home and property with a clause in the agreement stating that after notifying the builder of a deficiency, it would be addressed or corrected within 30 days. There were a number of issues with the house that needed attention over the course of the first year; approximately 50% of the repairs were never made and the builder wore down our patience to the point that we either gave up trying to get things repaired or repaired them ourselves.

We currently have two pending requests (one landscaping, one lighting) that remain unfixed and we are frustrated by the situation in which the builder is often unresponsive to repair requests. Other homeowners on our street have had similar experience with the builder, making it clear this is an issue.

We expect the builder to complete the tasks he has agreed to repair/replace/fix as per our home warranty. We also wish others to know about our experience so that they can avoid a similar situation.Desired Settlement: Finish the repairs; stop wasting time with excuses for why you are not responsible; warn other potential customers about this situation so they can avoid a similar situation.
