Repairing leak in lania (back porch) roof.
Discovered a minor slow leak in lania roof shortly after purchasing home. Paid $500.00 to have all seams in lania roof completely resealed. Maintenance technicians showed to repair roof and one stated that he believed the main roof of the house was leaking due to color of water. I was not sure I believed him, due to rust on corner of metal edges on inside lania and discoloration of bucket, but thought maybe he knew something I did not know at the time. Told them to reseal roof anyways. During the next rain storm, the leak in the roof was worse than before and the roof leaked during all storms. Called for them to come out an fix roof again. Maintenance Technician brought up the main roof again. I stated it was a slow leak before, now it is a major leak and the only thing touched was the lania roof, not the main roof. He kept bringing up the main roof, but sent people out again. They worked on the roof again and resealed it some more. At the next rain storm, the major leak became a real minor leak. In fact it does not leak during most rain storms and leaks less than the original complaint. Called again to get them to come and try to complete the task. Again got a call from the lead technician who started talking about the main roof again. I tried to point out to him that the leak has changed each time they repaired the roof and the main roof has not been touched. I also told them that we have ran a hose over the main roof and it does not leak, but as soon as we get to the lania roof, it starts leaking. I finally gave up and just told them to forget it.
Just come out one more time and apply sealant to the other side of the tape and hopefully that takes care of the leak.

It is noted that we went to Shawn *** home multiple times and resealed his roof. However we are Aluminum Company so we can only reseal the roof over the lanai per Florida Statues. I told Mr. that I think it is coming from the house shingle roof as water takes the least path of resistant and he should get a roofing contractor as his roof is 27 years old and shingle only last between 25 to 30 years. Per Citrus County records his roof has never been replaced and the home was built in 1993. I also told him that if the roofing contractor puts in writing that it is not his house roof that I would come back out and reseal it one more time. "It is noted that we tried to give him numbers of roofing contracts and he hung up on us also told him he should look some up his self as estimates and roof inspections are free". However he refused the offer.

I had the house inspected when we purchased the house in April of 2019. The inspector was able to determine the roof is 10 years old. Here is a chronological sequence of events that clearly points to the Lanai roof as the problem:
1. Shortly after purchasing the house and during a long or heavy rain storm, a leak was observed coming from the 90 degree angle joint of two metal structures in the lanai ceiling. The metal structures were displaying slight signs of rusting. At this time, it was a slow leak. Contracted with Aluminum Structures to do a complete reseal of Lania roof to include all taping and caulking.
2.Aluminium Structures came out and resealed the roof as per the contract. With every rain storm thereafter the leak was heavy downpour. Again, I repeat, a heavy downpour. If it was the house main roof, the leak SHOULD NOT HAVE CHANGED. I made this very clear during my phone call that the leak characteristics had CHANGED from a slow leak to downpour!
3. Called Aluminum Structures and they came out applied more caulk to the seams. Now the leak is a very slight leak and only during real heavy or long rain storms. There are rain storms where it does not leak at all. Again, I repeat, the leak went from a running river to a very light leak. Only the lanai roof was touched and the leak pattern changed.Again, if it was the house main roof, the leak SHOULD NOT HAVE CHANGED. I made this very clear during my phone call that the leak characteristics had CHANGED AGAIN!
I hung up because the person I was talking too at the time was fixated on it being the home main roof and just could not seem to comprehend that if it was the home main roof, the leak characteristic should never change with their repairs. I do not need a roof contractor to put in writing that it is not the main roof when the evidence is clear as to the problem.
As Stated in the last rerpond I will only come out if he has a roofing contractor there this not our roof. It is a fact that water takes the least path of resistant. I'm being more than fair by asking him to have a roofing contractor for his main roof. there estimate are free his roof is 27 years old and why wouldn't you want to get a second oppion on this. If it is not his house roof as STATED IN THE LAST RESOND I WOULD COME BACK OUT AND RESEAL THE 3" COMPOSIT ROOF OVER THE LANAI ROOF for the eight time.

Trying to get a Licensed Roofing Contractor to assume the liability to settle an issue between two other parties will likely never happen. I will take care of the issue myself and will not recommend this company to anyone in the future and wish I had read the Google Reviews in advance before calling them initially.
