I am writing this in response to the complaint filed by my client to you on ***The
identification number is ***
The information that is in his claim is completely and a gross misrepresentation of
the facts in this caseLet me correct some of the statements or
lies that the client has
placed
First the inspection was done on June 11, not on May11, as the client stated in
his claimSecond we did have a ladderIt is a Little Giant type ladder that reaches to
feet The roof that the client is claiming we did not inspect was over closer to feet
We do not get on any roof that is over feet in height as this is unsafe to get on without
a second person to secure the ladderAs I have no clue as to what the client knows
about ladder safety I do not rely on them to hold or support a ladderThe client did not
once go to my truck either at the first inspection or at the second inspection to see if I
had a ladder or not Also there are pictures of the attic for this house which was
inspected, because I told the client at the inspection, we could not get access to the roof
This access was in the ceiling of house which is between 8-feet highIf I had no ladder
how could I have gotten this picture? I am only foot inches tall and I assure you I did
not jump
The client was there at the inspection, when I told him in person that we could not access
the roof and the reasons whyHe never express a concern at that time or the additional
times that we talked on the phoneWe inspected the roof from the ground with the client
by our side and we described what we sawThe American Society of Home Inspectors
Standards of Practices, put it in the inspectors hand to determine what roofs they feel
safe walkingWe did not feel safe walking this roof because of heavy storms in the area
and the facts that the only access was too high and over a deckDeck boards are very
dangerous to put a ladder on that does not have cleatsOurs does notThe ASHI SOP
also states that we are not required to walk the roof only to inform the client as to how
we inspected itWhich we did in the report
His statement that we said the roof had no issues was also a lie or misrepresentation
The inspection clearly states that the roof condition was good from the ground, however,
we were able and stated that the chimney flashing and mortar needed repairedThe only
reason that the client was able to determine the damage to his roof was because they
had someone go on the roof to investigate what we clearly noted in our report
As to the clogged drains, no inspector can or will comment on the buried drain lines and
our inspection and agreement which the clients were given before the inspection and
had no issues signing state that we do not inspect bulled or hidden lines including drain
lines
The clients are asking us to do what was clearly outside the scope of this inspection and
what was clearly disclosed to themThe only reason they have found the issues with the
roof is because of our inspectionAM inspection has no liability and will make no
restitution to the clients in this case

Review: I hired A.M. Inspection Services LLC with inspection completed 05/11/2014 by [redacted]. I was present for the inspection along with the homeowner. Mr [redacted] arrived without the proper equipment needed to complete the inspection. He did not bring a ladder to inspect the roof. He inspected the roof on the ground with field glasses. I also asked him to do a pest inspection and this was not completed thoroughly. He did not check the drains in the home for clogs. Mr [redacted] completed his inspection and did not mention any repairs needed to be completed on the roof. He did not report that the drains were clogged. Two months later I am told I need a new roof which will cost $3640.00. Mr [redacted] was notified and he did agree to reinspect the roof. He completed the inspection 09/02/2014. He did not bring a ladder, but I had supplied one. He did check the roof and stated the roof needed "repaired" which is different from the condition he stated on the initial inspection. The roofing professionals I had look at the roof told me that the roof could not be repaired, and needed to be replaced. He said he was not responsible for the repairs as there were storms on the day of the inspection. I was there and there was no rain during the inspection. Mr [redacted] also put on the title page of his report the weather was cloudy with a chance of rain. I have also had to have the drains in the home unclogged at my expense.Desired Settlement: I would like Mr [redacted] to refund the cost of the inspection which is $315.00 since it was not completed thoroughly. I would like Mr [redacted] to reimburse me 50% of the cost to replace the roof as had I known from the inspection he was hired to perform that the roof was in need of replacement , I would have had options with the purchase of the house. I would have asked the seller to replace the roof, negotiated a price for the roof or not have purchased the home.

I am writing this in response to the complaint filed by my client to you on [redacted]. The

The information that is in his claim is completely false and a gross misrepresentation of

the facts in this case. Let me correct some of the statements or lies that the client has

placed.

First the inspection was done on June 11, 2014 not on May11, 2014 as the client stated in

his claim. Second we did have a ladder. It is a Little Giant type ladder that reaches to 18

feet The roof that the client is claiming we did not inspect was over 18 closer to 20 feet.

We do not get on any roof that is over 15 feet in height as this is unsafe to get on without

a second person to secure the ladder. As I have no clue as to what the client knows

about ladder safety I do not rely on them to hold or support a ladder. The client did not

once go to my truck either at the first inspection or at the second inspection to see if I

had a ladder or not Also there are pictures of the attic for this house which was

inspected, because I told the client at the inspection, we could not get access to the roof.

how could I have gotten this picture? I am only 5 foot 7 inches tall and I assure you I did

not jump.
