Resident was called in to the office and we have spoken to the Residents about there parking and has agreed to park front end first way

March23, 2015Revdex.com Complaint # [redacted] To Whom It May Concern: I have spoken to Mr.and Mrs [redacted] on several occasions since they vacated the apartment inregards to a change of address so that they can receive their mail which would includetheir final account statement (FAS) TheFAS was mailed within days of their moved outMr [redacted] has also asked fora copy at the office, and he has received this from us on several occasions.Mrand Mrs [redacted] continue to come to the office and ask to get into theirold mail box which is a violation of federal lawMrand Mrs [redacted] moved out of the unit on February 15th of which had themholding over for weeksThe fee for holding over that is stated in theirlease was not chargedHowever, the prorated rent for the weeks was charged.The tenants had unauthorized pets in the unit and could have been charged $fineand $per day thereafter as stated in their lease, but this also was notchargedThe carpet and the pad had to be replaced and the concrete treated forpet odors, and they were charged for this replacementThe issue with the hotwater was addressed every time there was a work order called in and a follow upcall was made by the office staff to assure everything was completed When a tenant moves in, their initialwater/sewer bill is not sent for two monthsAt the time of move out, the lasttwo bills are added to their final account statementThese bills were alwayscomparable to all the other bedroom units and there was nothing out of theordinary as far as charges for this Mr[redacted] has asked what is going to happen with the amount that he owes, and Ihave explained that balances not paid within days of the notice will bereported to a collection agency [redacted] Business ManagerTell us why here

Mr. [redacted] has also asked fora copy at the office, and he has received this from us on several occasions.Mr. and Mrs. [redacted] continue to come to the office and ask to get into theirold mail box which is a violation of federal law. Mr. and Mrs. [redacted]moved out of the unit on February 15th of 2015 which had themholding over for 2 weeks. The fee for holding over that is stated in theirlease was not charged. However, the prorated rent for the 2 weeks was charged.The tenants had unauthorized pets in the unit and could have been charged $100 fineand $10 per day thereafter as stated in their lease, but this also was notcharged. To whom it may concern: Our policy, as stated in the lease agreement, is to apply deposits to unpaid balances.  This includes, but is not limited to, outstanding rent, utilities, late fees, damages, cleaning, etc.  The balance owed is to be paid by the former resident.  If this balance is paid in full, we can reinstate the deposit amount and provide a refund at that time.  If the balance is not paid within 30 days of mailing the Final Statement of Account, our policy is to turn the debt over to a collection agency.   We consider this discussion closed and retain our position the debt is owed to the property.  Thank you.    [redacted] Director
