Illinois.  Foster Premier, Inc. is the Agent for the Board of Directors of Homeowners Association.  The Board of Directors makes all decisions and the Agent carries out the directives of the Board.   The complaint is regarding the water feature located in the park.  Water features are very temperamental in this type of climate.  Each spring when the system is turned back on there are always required repairs.  This year the repair was very difficult because the equipment is not easy to access.  The contractor had to dig a pit to reach the valve that needed to be replaced.  The expected completion date is July 18, 2016.    In closing, please be reminded that in all matters related to Hometown Homeowners Association in Aurora, the Board of Directors makes decisions.  Then the Agent for the Board, Foster/Premier, Inc. carries out the Board’s directives.  Thank you for the opportunity to respond to Mr. [redacted].

account at [redacted] at Jefferson Park Condo ([redacted] North [redacted]) is a misunderstanding of how ACH (automatic withdrawal) works.    I did try to call you back this morning but got your voicemail.  I left a message trying to explain your account.  It looks like you are on ACH (automatic withdrawal) —you currently owe your December payment (which will be taking out with ACH) and a $60.00 legal charge that was for appealing the real estate taxes.  ACH only takes the monthly assessment amount each month.  ACH  does not take any additional charges –as we do not want to ever overdraw your bank account.   You will have to send a check made payable to [redacted] at Jefferson Park Condo in the amount of $60.00 to have your account paid in full.    Below is an explanation of your account (to hopefully further clarify):   Billed                September 2016 Assessment –                    $325.00                October 2016 Assessment -                         $325.00                November 2016 Assessment -                      $325.00                December 2016 Assessment -                      $325.00                Tax Appeal -                                       �...  If it is generally accepted that repairs will need to be made each year, there should be a schedule to make sure that these are done in a timely manner (e.g., before the fourth of July, during which time the dry gravel bed is more likely to be used by neighbors trying to light off fireworks).Sincerely,

the Board of Directors of the Cambridge Lakes Community Association.  The Board of Directors makes all decisions for the Association and the Agent carries out the directives of the Board. Please understand that the Cambridge Lakes Community Association is still under development and as a result the developer, D.R. [redacted] continues to serve as the Board of Directors for the Association.  Foster Premier always advises Boards to approve seeking bids for all major projects and services.  The Board of Directors at Cambridge Lakes Community Association does go out for bid for Landscaping.  In fact, since D. R. [redacted] is such a large company with a huge number of units in its portfolio, they not only seek competitive bids, but they have the additional leverage of bulk buying power.  So while landscaping may be the largest budgeted item, as Mr. Jordan claims, I can assure you that an extensive bid process was used in arriving at the price and scope of the landscaping.  Therefore, I must conclude that Mr. [redacted] misunderstood the answer given or the property manager misunderstood his question. Thank you for the opportunity to address Mr. [redacted] concerns and to clarify the issues related to seeking competitive pricing for landscaping and other major projects at Cambridge Lakes Community Association.  Additionally, thank you for the chance to explain the role of Foster Premier, Inc. as the Agent for the Board of Directors at Cambridge Lakes Community Association.

[redacted] in Aurora, Illinois. Foster Premier, Inc. is the Agent for the Board of Directors of [redacted]. The Board of Directors makes all decisions and the Agent carries out the directives of the Board.
This is the third time that Ms. [redacted] has filed a complaint in the last two months. Each time we have answered the complaint. Unfortunately the complaints and accusations Ms. [redacted] has made about her neighbors are matters for the police. Neither the Board of Directors nor the Property Manager has any access to or power to secure Ms. [redacted]'s driving records or any other personal records or access to her Prudential plan. Further the Association and the Management Company have nothing to do with disagreements between neighbors. Ms. [redacted] must contact the police and file a report of identity thief and report the other accusations of thief and damage of property.
The [redacted] in Aurora, Illinois has no amendments to their Declaration regarding renting of units other than the standard ones of the rental must be for a period of not less than 6 months and the owner must supply a copy of the signed lease and provide census and contact information. Therefore, neither the Association nor the Management Company has any authority to prevent "rent to own" arrangements.
Eviction proceedings are regulated by Illinois State Laws and cannot be brought without just causesuch as nonpayment of assessments, failure to pay a mortgage, etc.
Please know that the [redacted] in Aurora is made up of individually owned condominium units. The Association does not have the right to do background checks on potential homeowners. If a homeowner decides to rent his/her unit, it is up to the homeowner to arrange for the appropriate background checks prior to renting the unit and provide the Property Manager with a copy of the signed lease.
Unfortunately, the Board of Directors of the [redacted] nor their Agent, Foster Premier, Inc. has anything to do with any of issues raised by Ms. [redacted]. All of the issues should be referred to the police.
In closing, please be reminded that in all matters related to the [redacted] in Aurora, the Board of Directors makes decisions. Then the Agent for the Board, Management Company carries out the Board's directives. Thank you for the opportunity to respond to Ms. [redacted].
