I'd give them zero stars if it was an option Terrible, horrible, worst No responses to critical issues There are too many examples to list, but I assure you if ACM had the audacity to challenge this review, I could easily go public with all of my documented outreaches that were unresolved and/or ignored Do not pay this company to manage your property They will charm you with lies during the courting phase, but will not stand up to their promises or your expectations Save yourself a tremendous amount of aggravation and KEEP LOOKING This company doesn't deserve you or your money ACM, please spare us all from your disingenuous apologies Any readers buying your bs may unfortunately just have to learn the hard way For the rest of us, though, save it Stop insulting our intelligence Better yet, maybe try to actually manage properties and not just sales With you it all ended at the contract Despicable

I receive a letter dated from my association stating that I have to pay excess water usage charges from 10.31.15-along with copies of village of streamwood water bills included, which do not reflect my unit's usage, it only shows how much water units A through D in our building have usedWhen I purchased this unit, I was advised that water is included in my association feeI tried to resolve the issue with their customer service and the manager, but no luck, as alwaysI'm extremely disappointed not only that they try to make extra money on me, but they bill retroactively, also poor customer service skillsI was advised that maintenance guy will need to inspect the unit for leakageNonsense! How can he inspect for retroactive activity! You better need to check how many people live in one unit and in another, who is watering the grass etcThen, provided additional bills to those unitsBut now, I need these charges removed or some type regulations limiting water u

ACM has neglected several attempts to act upon disputed charges and continues to insist charges are valid Communication from ACM has been non-existent, as they always ask for the best number to be reached an have not in the last months

This company double booked the [redacted] ClubhouseChris and Laurie property managers at [redacted] conveyed that they can not honor the written contract because they had a verbal contract with someone elseThey accepted the written contract which they are not willing to execute They will not let me talk with the hire management stating the voice message is full of the -- ACM CEO

We are having a landscaping issue that has not been resolved I have contacted acmweb by phone and emails numerous times with no callback or email This issue has been going on for over months Issue: I have sent acmweb picture of our bushes in our patio growing almost to the roof of the building and no reply/email from anyone I did see the landscapers outside and asked them to please cut our bushes, I was told once ok, and never happened Then another time I asked the landscapers about it again and I was told that their boss told them not to cut our patio bushes

I give this company absolutely no starsWe just moved from a property that they managed in another suburb and the experience was horrible to say the leastConstant back and forth on who had to fix what in common areasWe move to a new community to accommodate my handicap as I have become part of the walker/wheelchair brigadeWe thought this was perfect as the unit is f=ground levelWhen we signed our lease, it was on the lease that ACM was the management companyMy landlord told me that they had just taken over from the previous company for poor performanceI told him this company was not much better and I was proven right immediately upon moon May 4th of The building has hard wired smoke/fire alarms and the wouldn't stop beepingMaintenance only knocked on the door and told me to call my landlord after he reconnected the alarms and they again started beeping in less than minutesMy landlord made a special trip today to address this issue with the office before leaving town for the weekendNeedless to say their response was to send the same incompetent maintenance man who said my landlord had to fix itI confess I yelled at him telling him no it was their responsibility and my landlord told them to fix itI have emailed them and they have one half hour now to respond before I contact the fire inspector in our villageThey also are in violation of the American Disabilities Act with no handicapped parkingThis company is a joke and should be out of business!

American Community Management has failed to uphold their property maintenance responsibilities as agreed to contractually with my development's homeowner's associationGetting the company to approve and dispatch landscapers to initiate minor front lawn repairs has been a two-and-a-half week ordealSo, far, five phone calls have been placed and no action has been takenNo decision maker, i.eproperty manger has taken any interest In the past, nearly two months were needed to obtain a final denial of property tree trimming request If you are considering ACM for your next development maintenance contract, please be advised of these typical response/service time frames for your homeowners and think hard before you contract for their servicesThe company will definitely accept payment, but is highly unlikely to fulfill their contractual obligations to your homeowners in a timely fashion

AMC is acting as a property manager for Remington Trails condominium association, where I own a rental unit [redacted] Round Lake, IL) ACM failed to properly update my mailing address in their system when I notified them of address change, over three years agoMy correct mailing address is: [redacted] Long Grove, IL The address that ACM had entered in their system and used for all property related mailings was: [redacted] Skokie, IL All mail and from AMC to me have been returned to them for the past three years, and I have not received any communications from themIn addition, ACM has failed to contact me over the phone to inform me about returned mail or any other property related issueTherefore, I was not aware of missing proof of insurance for the property and/or any fines assessed because of the issue In addition, my account was placed in collections by AMC without trying to make reasonable attempts to contact me by phon

This company is the absolute worst to deal with when it comes to getting something fixed for a homeownerThere is a lot of pointing fingers as to who is to blame for the job not getting done and yet they consistently still do not get the job doneThey have so many excuses as to why this hasn't been done and love to throw everyone else under the bus except themselves but still minimal actions get takenThey blame the vendors or state someone was waiting for me to get back to them, all accusationsI have had a roof leak since before Halloween of The leak was reported to ACM before 10/by Mark the owner of [redacted] ACM took over our property on 11/1/11/I emailed ACM as I had heard nothing from anyone, so I emailed them regarding the work order that was supposedly issued as well as a name change I had requested11/- they responded only to the name change portion of the email so I responded back requesting the information about the work order for the leaking roof on the same day11/I got the following response: This email will confirm that a work order has been entered for roofThe work order number is [redacted] ***Please allow time for the vendor to have this work completedIf this is considered an emergency work order, the vendor has been notified accordingly and will be out there ASAPIf this work order is seasonal or may require parts, etc., please be advised that it may take time accordingly to complete itIf you should have any further questions, please feel free to contact me again, or call Customer Care at 1- [redacted] Monday through Friday from 7am to 7pmOne of our representatives will be happy to help you11/- sent the following response: I am hoping to have this done sooner then laterThe roof has leaked to ceiling and wall and there are bubbles on both nowI do not want standing water to create mold and especially with it being in my kids roomThis is the 5th time I have had roof issues and the 5th time I am having to get drywall done in my condoCan you please let me know what roofing company will be doing this and when I can expect them? 11/- Their response: Thank you for contacting ACMIn regards to your roof ACM will be contacting you to schedule appointment and advising you when they will be out to your location11/17: I sent the following message via email - This has been two and a half weeks since you were notified and I still have nothing done, not even a scheduled appointmentIf I don’t have at least the roofing company out here within a couple days, I’ll hire my own, get the drywall fixed and send the billIf a lawyer needs to be involved then I will do that as wellI’ve been patient and nothing is happeningThis is the 5th time I’ve had to deal with something like thisI have children that have a room with bubbles from waterIf mold is there, a bigger action will be taken11/20: last response: I just wanted to follow up with you and let you know that I am waiting to hear back from the property managerI have sent a follow up request to them and will update you once I hear back! 11/28/- Since then I have sent more emails and heard nothingMark just reached out to me via phone and he stated he did not even know a work order was createdHe stated he only got assigned the property on 11/17/and this must have gotten lost in the mix up He finally found it on the bottom of the stack and does not know what is going on with itHe is going to look in to as wellFinally in early December I was able to get a scheduled appointment with a vendor to come look at everything on 12/22/from 8am-12pmAt 11:I called the vendor and they stated they did not have anything scheduledOn 12/23/they came out, looked at the issue and stated they already knew what needed to be fixedThey were there for all of minutesI got an email this morning 12/28/17, stating approvals were still pending, but I had received a call yesterday that everything got approvedNow I have to wait until mid January to see if the roof can be fixed, but based on Chicago weather that will be interestingThen the roof has to go through testing and make sure the leak is truly fixed before the interior will be doneUnfortunately I have had to consult with an attorney as I just keep getting safety responses and still nothing has begun to get fixed

I paid my bill $and send a letter it says no late fee ,then they send another bill for me to pay $ I paid my dues and they ask for more, I got zero services form them they doing nothing to my house ( I have a single family home) I asked to fix the potholes in front of my house or to fix the circle curve ,but they said that is not their job They want money for doing nothing and they want late fee after they said no late fee I want to know what are they doing for the money they getting every year

Dear [redacted] This is a reply from your communities property manager: This is not within ACM’s control to remove these charges I did explain that to her and gave her appeal to the Board to review last Thursday They denied removal of the charges until the unit is inspected That is their process I also invited her to come to the meeting to discuss with the Board She did not come.I let her know the above and did explain that this is a Board decision – not ACM She will be credited once the inspection takes place and will not be charged for year after This is the same process that all owners have – even the Board member whose family has multiple units It is in place to try to keep their water bills and ultimately their assessments down I recommend she come to a Board meeting to discuss the matter with the board and if needed, the board could provide her contact information for the Association's attorneyThank you

At some point this past fall/winter someone at ACM changed the address the company had on record for me without my knowledge or approval Whether this was done in error or deliberately, I do not know, and no one can tell me how it happened Regardless, as a result of this, all the mail ACM sent to me was sent to an invalid address and returned back to the company They failed to inform me that my association dues had increased or send me pay stubs I could use to send my payments ACM made no additional effort to contact me about my dues They could have tried to call me or send me an email After some time of receiving nothing from the company, I sent an email to inquire if there was an issue, and that's when I learned that they had changed the address, and the mail intended for me was being returned I updated my information with them, and prepared to send my overdue payments Before the payments could be sent, I received a letter from a collections law firm demanding payment So rather than looking into why mail being sent was returned, rather than making a phone call or email to me to inquire if something was wrong, they just sent my account to collections I then had to go through the trouble of arranging a certified check and pay lawyer fees to settle my debt I am upset that the company changed my address without my knowledge or approval, upon having mail returned, the company made no further attempt to contact me via other means they had at their disposal (they did have my correct phone and email), they sent my account to a collections attorney When I reached out to the customer support, they made no mention that my account was being referred either Getting a collection agency involved was completely unnecessary After complaining to ACM and the collection agency, ACM had the agency close the case However I still owe the legal fees (all for them to simply send a certified letter to my correct address), which I am about to reluctantly pay Even more disappointing is the potential damage that may be done to my credit scores from this

I've been in contact with numerous people(Chanel, Jessica, Gabe, April, Victoria, just to name a few) from customer care at ACM since October of about a hole in my balcony ceiling, it is now February of and nothing has been done about it ACM and the property manager (Michelle) blames the delay on the developer company because they supposedly had not been able to reach the vendor to come out and inspect the problem I did some [redacted] looked up the developer, found phone numbers, and was able to reach the vendor without problem and set up an appointment MYSELF with no help from ACM It literally took me minutes to do something that has been taking them half a year The developer informed me that he has not received word from ACM on this problem since they closed out my maintenance request in January and marked it as completedSo all this time that I have been waiting for a solution is due to ACM being delinquent
