Complaint: [redacted] We examined the picturesAs parents of children, we’ve never encountered a stain a professional carpet cleaner could not removeThis is just wear and tear.Prior to move out, we offered to have the carpet professionally cleaned However, we were discouraged from doing so by the apartment staff and assistant manager Gables’ staff said not to worry because their people would take care of it.After we turned over the keys, Gables’ installed a new carpet, disposed of the old carpet, and sent us a bill for the replacement No specific or unusual damage was notedNo attempt was made to professionally clean the carpet.Gables’ management staff writes that they obtained a third party inspection of the carpet to support their replacement decisionWe were not informed of the inspection, not invited to be present, and unable to ask questionsGables’ states that the inspections they use are unbiasedThis is untrueThe carpet cleaning company is their contractorA carpet cleaning company will write anything to maintain the business of a 400-unit complex Conversely, if the carpet cleaner did not comply, Gables could simply hire a different company.This is why we are informing the Revdex.com Current and future tenants of Gables Residential need to be aware of this practice It is deceptive, and potentially illegal.The Texas Property Code is very clear that landlords cannot charge for wear and tear Regards, [redacted]

The associate accidentally told the resident the wrong information as our Early Lease Termination Program is no longer valid. She emailed the resident within minutes of giving the wrong information to let him know and to tell him the current way of terminating a lease early. We are
all human and make errors and we did respond right back to him to let him know that we gave him the wrong information. It truly was a human mistake
