American Equity Properties Reviews (%countItem)

I moved out of the *** apartment complex which is one of the properties managed by the company and was billed 150.00 for water after paying.
I moved out on 3/9/2019 and on 3/12/2019 I was billed 150.00 for water and other no specified tie. In this complex water is billed into rent and split equally amoung the apartments. On 2/28/2019 the complex manager originally attempted to bill for a full months rent and was forced to prorate it to one week, which should have included utilities. My account was deemed paid in full. On 3/12/2019 the complex manager added 80.00 for water with the other 50.00 in charges not specified. I never received a bill, I just happen to go online to check my account as she emailed me on the 12th asking for my forwarding address. I have since contacted the management company to have the issue resolved and they have not respondedback. Additionally, the same complex manager charged me for 1700 in rent on 2/1/2019 citing late fees from December 2018 after it was understood that I would be moving.I paid because I did not want it placed on my credit and I need a good rental reference. The management company has not addressed that either.

Desired Outcome

I would like the charges from 2/1/2019 refunded, the 150.00 taken off of my account and the complex manager to be audited for fraud.

To Whom It May Concern:

The Complainant has been a resident at *** Apartments since March 2015. All charges, per the lease, are due on or before the 3rd of each month. The Complainant was fully paid up as of September 2018, however, she paid late in October, November, and December and accrued late fees throughout this period. She did not bring her account to a zero balance until February 2nd, at which point she owed $1,706.21 ($172.63 in utilities, $1,263.58 in rent/pet rent, and $270 in late fees). She paid the $1,706.21 due on February 2nd.

Additionally, the Complainant had previously given us notice of her intent to move out on March 9th. As such, on March 1st, we billed the Complainant a prorated March rent for 9 days and utility bills (for usage during the period of 1/11/2019 to 2/8/2019) totaling $396.34. Utility bills are always paid in arrears. We did not receive her keys until 3/11/2019, two days after her anticipated move out date. As such, on March 12th, once we had received her keys and knew she had moved out, we billed her the incremental 2 days of rent (for March 10th and 11th) and her final water bill that covered the period from 2/9/2019 to 3/11/2019.

We have treated the Complainant the same as any other resident in her situation. The process and procedures for billing upon move-out are also the same as every other resident that moves out and has been the same for years. We are still unclear as to what exactly is in dispute with the Complainant other than that she would like a discount to the rent and fees actually owed for her time living at *** Apartments. We do not feel a discount to her rent and fees is justified.
