Had a great experience with this company they offered me great deal on vacation to Orlando it was a beautiful resort

To whom it concerns:This notification is in response to a complaint from [redacted] , concerning the return of monies involving the rental of my property at W 139, Cleveland, Ohio.Mrand Mrs [redacted] responded to a rental ad I had for renting my property at [redacted] *** The ad clearly stated the monthly rent and the requirements that I was looking for in a prospective renter [redacted] and Michael [redacted] , knowing that their credit was non-existent due to previous financial set-backs, wanted very much to rent my property I explained to them my hesitancy to rent to somebody with bad credit I explained to them that they would need to fill out my rental application, submit money to hold the unit while I would conduct a background check to determine whether they were risk worthy as a tenant They did complete the rental application as well as submit to me two months of bank statements (not required) showing all their cash transactions I explained to them that my policy was for prospective tenants to submit monies for a partial security deposit before I would proceed with any type of review of their rental application or conduct background checks The reason for this is that many times in the past, prospective tenants submit applications only to later reverse their position to rent, wasting resources and expenses involved with reviewing rental application and background checks Additionally, policy is to accept monies as partial security deposit, to “hold” the unit for them, while I conduct due diligence and required background checks As I explained to them at the time, all money put down on the unit would “hold” the unit pending review outcome If for some reason their application was denied, then such monies would be returned in full However, if the application was approved, then the monies would be kept as a partial security deposit, with the rest of the deposit and first month’s rent due at lease signing However, if in the meantime, they decide not to move forward with renting from me, then these monies shall be retained to compensate for time and expense of conducting background checks and due diligence as well as turning other prospective tenants away They understood.After a few days, I notified them that their application was accepted and that we can move forward with the rental process The couple was happy and grateful We all agreed and understood that the unit would be considered theirs to rent, the ad removed from public viewing and that all other prospective rental applicants would be notified of the unavailability of the unit We agreed to meet some fifteen days later to address the signing of the lease and paying the balance of the security deposit and first month’s rentHowever, approximately seven to ten days later, they decided they did not want to rent the unit I reminded them that under that circumstance, as previously explained, the $submitted for partial security deposit would be retained for compensation of back ground checks costs, investment in the due diligence process and turning away of other rental prospects during this time Thus, I was required to begin the entire rental process anew and secure rental losses due to [redacted] and Michael [redacted] ’ decision to not proceed with this unit rental[redacted] and Michael attempted to use “prying into personal financial matters” as making them feel very uncomfortable renting from me In reality, I was conducting due diligence from bank statements that they voluntarily submitted at the time of the rental application process that showed large sums of money moving in and out of their account on a daily basis I also asked them why it took them 7-days to come to this determination They in fact told me that they no longer had to move from their current residence because of an extension granted them from HUD.In the end, as you can see, I attempted to help out the family by agreeing to rent to them, even though they possessed terrible credit and a record of poor judgement I tried to work with them on their time frame and financial capabilities with regard to arranging for such a long period before the balance of security deposit and rent was due I believe this family took advantage of my good intentions.Sincerely,T [redacted] Holdings ll, LLC___________________ (George T***, member)
