Unmistakeably the best decision we have ever made! I was leary when my husband asked me to call American Home Lending USA...I had never heard of them myself, however I did so assuming I would get second rate answers, service and product!! I was completely wrong!! Mr.Jeff B [redacted] has done likewise! We've received First Class service from first meeting! This being said, EVERYONE I come in contact with looking for these services will get a quick- Call Mr B***, you wont regret it!! ☆☆☆☆☆

May 6, 2016">*** *** American Home Lending USA, LLC *** * *** *** *** * Edwardsville, IL Phone: *** | Fax: *** Complaint ID: *** American Home Lending USA (AHL USA) would like to begin this response to the contract issue complaint from the Buyer by saying that we at AHL USA strive to make every home loan the best experience for our customers (buyers) and we never give advice to a borrower without first asking our account executive contact and or the underwriter for answers because in this business lenders have different overlays that we are not always privilege to knowIn this case, the loan officer first met the borrower in The first pre-approval was issued to the borrower on August 8, The borrower did not proceed with that house and continued to look for a house and the loan officer would communicate with the borrower via email and text messages for the next months this would continue until the borrower needed an updated pre-approval in January for the subject property involved in this caseThe original closing date for this subject property was March 4, and the sales contract was signed on January 28, The seller concessions were $on this original sales contractThe buyer’s initial loan documents were provided to him on February 2, and the borrower did not return the documents to the loan officer until February 10, because as the buyer stated “his attorney was reviewing the loan documents”The loan was submitted to the lender for underwriting on February 10, and we were waiting on the approval and conditions before ordering an appraisalFast-forward a week and borrower told the loan officer that the closing was going to be pushed back because he was not able to get out of his lease and he didn’t want to incur both payments so the closing was going to be April 15, The property was vacant and the seller was willing to agree and an amendment was provided to the loan officerThe real estate agent for the buyer called me asking “if they could make an amendment to the sales contract adding $1,to the closing cost because of the home inspection that the buyer got on his own”? This would increase the seller concessions up to $I then told the agent that I would email and call my account executive because this was my first VA home loan purchase with this particular underwriting team/lender and I wanted to make sure we could do thatI got my answer back from the account executive less than hours later and the account executive advised me that yes in fact we could do that on a VA home purchase with their lending rulesI then responded to both the agent and the buyer to go forward and add the $1,per my information from the account executiveThe loan is clear to close and the final CD (closing disclosure) is issued several days prior to closing and the CD has the buyer getting all of his closing cost paid and pre-paids being paid with the seller concessions and the buyer is getting back his $Earnest Money deposit at closingWhat is not included is the additional $1,that was added to the sales contract as an amendment. As the loan officer, I immediately called my closing manager and asked her about the additional money and she advised me to go back to the account executive to get this resolved. I then told the president of AHL USA about this issue and let him know that I would be contacting the account executive so this could be resolvedThe account executive told me that she would handle the situation and get back in touch with meWe are days before closing at this point and the account executive comes to our office and personally apologizes to us because she had made a mistake and gave us information that was not correctI immediately called both the buyer and the agent and apologized to them for the miscommunication and I let them know that unfortunately he (buyer) was not able to receive an additional $1,in cash and/or as a principle reduction to the loanThe President of AHL USA on the same day advised the buyer of his options which were to: Postpone the closing for approximately days and renegotiate the contract with the seller and/or he could close the loan as isThe buyer chose to not postpone the closing which meant he made the decision knowing that the $1,was not going to be obtained at closingThe buyer would have several more conversations with me asking if AHL USA could write him a check for the $1,which I let the buyer know that we absolutely could not do that and his option was provided to him which was to postpone the closing and renegotiate the contract with the sellerTo conclude, I would like to summarize this with a few points: 1. AHL USA had to get an extension on our original loan lock because the buyer chose to move the closing backAHL USA not only extended the loan lock but we also lowered the buyer interest rate percentThis was a cost to AHL USA that we did not pass on to the buyer2. AHL USA followed the procedure regarding obtaining correct information from the account executive/underwriter and unfortunately we received inaccurate information3. Buyer got all of his closing cost/prepaid expenses paid for and received his $earnest money back at closing4. AHL USA gave the buyer a choice and did not force the buyer to close the loan without trying to renegotiate the contractThe buyer made his own decision to close the loanFinally, we at AHL USA pride ourselves on our A+ rating with the Revdex.com and will continue to make improvements within our company and our communication with account executives, underwriters, buyers and agents to insure that the home buying process is a positive experience for all parties involvedRespectfully Submitted, *** *** Loan Officer

The buyer’s initial loan documents were provided to him on February 2, 2016 and the borrower did not return the documents to the loan officer until February 10, 2016 because as the buyer stated “his attorney was reviewing the loan documents”. The loan is clear to close and the final CD (closing disclosure) is issued several days prior to closing and the CD has the buyer getting all of his closing cost paid and pre-paids being paid with the seller concessions and the buyer is getting back his $250 Earnest Money deposit at closing.
