Review: Mr [redacted] from American Home Loan Services called me from telephone number ###-###-#### .He said that under 2009 Home Owner Affordability and Stability Plan you are qualified.You just send us the following documents and 3500 dollars to process your modification.I have told him that I do not have that kind of money to give. he said that you can make the 3 installments 1167 dollars each foe each month. He said it will take from 30 to 45 days to complete the process and then you will start your payment with the new lender. They cash out the checks but did not do the modification.Each time I call them they tell me that each case is different and take different time Lots of time I call them they do not pick up the phone I have been talking to Mr [redacted] and [redacted] Castro(Underwritter).I have sent all the required documentation like My pension plan letters ,social security letter saying that how much I am getting every month for life My wife paystubs w2 tax returns for two years.Etc. and a letter for hardship.I have been calling them about my case ,They put me on hold for long long time and tell me that the person dealing me has left the company.My case number is 97 in their computer. Now they have sent me a letter saying that We regret to inform you that on January 25,2014 American Home Loan Services has closed business.Unfortunately the CEO of American Home Loan Services has passed away.Until this day all pending submissions have been submitted to the corresponding lender and therefore from this day and on American Home Loan Services will not be responsible to follow up with any submissions,From this date it will be your responsibility to proceed with your lender.we apologize for any inconvenience this may cause to you .American Home Loan Services wants to thank you for your past business and we want to wish you the best of luck going forward.I like to get my money back since they did not deliver the service and on top of that I have to pay my mortgage company payment .Thank You.Desired Settlement: Since they did not do my modification I like to get my money back 3500 Dollars which they have cashed my 3 checks for 1167 each.I will appreciate it very much if you can help me getting my money back I am 67 years old retired person living month to month .It is very hard to take out that big money from my daily expenses.I have trusted Mr [redacted] on the phone the way he said that it is already approved and it is just matter of processing.I will appeciate it very much if you can get my money back

Review: This company promised to have my home loan modified. They were very courteous and obliging until they received all the money. I paid them $3500 for their services. My home then was in jeopardy of being forclosed. I contacted [redacted] and [redacted] for a refund because I had to borrow money to bring my mortgage up to date and had not received anything for the money I paid.They do not answer the phone or return my messages or emails. Now the numbers I have been using are non working numbers. I believe I have been scammed and I am very embarassed for believing in this company.Desired Settlement: I would like my $3500 refunded

Review: In September of 2013 I started the process of applying for a loan modification with Am[redacted]an Home Loan Services. My husband had recently been diagnosed with Hairy Cell Leukemia and was on disability and I had been laid off from my job. I was collecting unemployment at the time. Needless to say we were struggling financially. I was ensured by [redacted],the Senior Underwriter that he could save me a substantial amount of money, by getting me a 2% fixed rate. I sent a check for $3000 (processing fee) as well as all of the documents required. I was ensured that my fee would be refunded in full if I was not approved for the modification. My case was then transferred to [redacted], who also ensured me that I would not have a problem being approved. Well after months of getting the run around, I was denied by Wells Fargo twice.They told me that there was no chance of me getting approved for this type of modification. I got into a heated argument with [redacted] because he wanted to try one more time before refunding my money. The next thing I know I get a letter stating that American Home Loan Services has closed business effective 1/25/14. I tried calling all of the phone numbers I had for [redacted], [redacted], and even a woman named [redacted] that I had dealt with a couple of times. All numbers were disconnected. So here I am out $3000 at an extremely difficult time in my life. I would appreciate any help available to help my family get our money back. Thank you.Desired Settlement: I would like to be refunded for my $3000 and it is my hope that [redacted] is never allowed to work in this field again. I cannot believe how this company can take advantage of people who are in desperate need of help.

Review: This company did NOT submit paperwork for loan modification on time and now will not refund our money as promised if they could not help us.

In May 2013 I spoke with [redacted], a representative of American Home Loan Services, about whether or not my husband & I would qualify for a restructure on our home mortgage. I had just lost my job in February 2013 & our mortgage was less than 1 year old. After I answered several questions, [redacted] assured me that we would qualify & that our mortgage payment would be lowered to $772. To get the process started we would need to pay $3500 up front for the attorney fees to work on our mortgage restructure. I asked [redacted] if they were unable to get our mortgage modified would we be given a refund of our $3500. [redacted] assured me that we would be given a full refund if they were unable to get our mortgage restructured to the payment he had quoted. After submitting their required paperwork I was transferred to [redacted] Smith, Senior Underwriting Manager. On May 13 I began having the first of many difficulties in trying to reach my assigned representative. I left a message on May 10 & another on May 13 but received no call back. At this point I sent an email in attempt to reach someone. [redacted] finally responded to my message that evening. [redacted] requested some additional information be faxed to her. This was another problem because every time I would attempt to fax something their fax line would be busy so I would have to scan the papers & send in an email to be sure they were received. At this point we were transferred to [redacted] Castro, Underwriter. Again, we would have the same issues. [redacted] would request documents, I would attempt to fax them but the fax line would be busy, I would then email the documents & request email confirmation of receipt of these documents. Usually I would have to send several emails & leave several messages about whether the documents were received before I would receive an answer. According to the contract given to us by [redacted], an American Home Loan Services representative should have been in contact with us every two weeks regarding the status of our mortgage restructure. This never happened. At times, several weeks would pass by with no word from this company so I would attempt to call them & I would always have to leave a message. Most of the time, my calls were not returned. I would either have to keep calling or keep sending emails to receive a response. In July, we were transferred to yet another underwriter, [redacted]. More information was needed & I sent in the requested documents. We were told the process for our mortgage restructure would take no more than 90 days from start to finish. Again, we had the same issues with trying to contact this representative & with her not keeping in contact with us biweekly as she should have. I have emails from each representative to back up my claims. On September 24 I received a letter from our bank stating we did not qualify for assistance due to information requested not being submitted within the timeframe. I sent an email to Abigail regarding this letter but have yet to receive a response. I called the bank & they said they have made several attempts to reach someone at this company but could never get through. We were also informed that a mortgage restructure was not possible in our case due to our loan being less than 1 year old and me being unemployed. The bank also said they don't understand how this company was able to give us a quote on what our new monthly payment would be. Something just didn't seem right & hadn't for a while. This company stayed in contact with us & had someone available to speak with us when we would call until they received our money. I began calling again requesting to speak with a manager about our issues. I reached a representative by the name of George Mendez who said he would put me in contact with the complaint department. He said he would have to submit a request to them & that someone would contact me within 24 hrs. I have yet to receive a call & now I get the run around when I call.Desired Settlement: See Complaint Text

Hello, we have been working on clients file since May 15, 2013 and client has not been in compliant with any documents we have requested. We have made several attempts to contact the client and they refuse to send any documents we have requested so that puts us in a situation where we can not complete the file. Attempted several times to call client and negotiate a refund amount but client refuses to cooperate with our company. Client needs to understand that there was some work done on the file that needs to be paid for and the agreed refund amount will be sent back to client.

Review: American Home Loan Services contacted us through mail in early December about the possibility of loan modification on our home. We completed all the necessary paperwork and submitted payment at the time (3 separate checks post dated a month apart, $1000, $1250, and $1250) We were told that we qualified for loan modification. We were told that would not make a January mortgage payment and would close on our new loan on February 1st. We would receive a 2% fixed rate on our mortgage. We did everything that was required of us. Once we sent the checks for payment, we did not hear from the company. As we were getting closer to paying our January mortgage I contacted [redacted] who was now handling our modification. He did not have any answers for me, but told me they were waiting to hear back form our lender. I reminded him that we were supposed to close on February 1st, which was now about 10 days away. He said that is still possible and suggested that if we skip a mortgage payment that may speed up the process. This was not part of the plan. Another week came and went. I did not hear from anyone from American Home Loan Services. I called daily, multiple times a day for the next week, left messages because no one ever answers the phone. I also sent emails to the people I had been working with. Our next payment to the company was supposed to process on January 29 so when no one would return my phone calls, we stopped payment on our next two checks. I still try to contact someone to get some answers, but no one has responded to my inquiries. We are out $1000 and received nothing for this payment. The website states that "At American Home Loan Services, we treat each customer as an individual, not a number. We don't place you into a loan profile formula created by the banking industry. We use "common sense" and will help you obtain the best loan possible." When you do not communicate with your customers, return phone calls, etc... You are not treating the customers as an individual.Desired Settlement: I would like the payment of $1000 refunded for a service that never took place.

Review: I worked with American Home Loan Services on a home loan modification that should have reduced my interest rate to 2.2%. The cashed both the check for the enrollment fee and the check fro the new loan amountDesired Settlement: If the cannot meet the terms of the agreement I would like to get my money back.

Review: Approximately 5 months ago (October 2013) American Home Loan Services in California contacted me through mail that I met the obligations for a load modification through Home Affordable Modification Program (HAMP) due to the fact that my monthly mortgage payments exceeded 32% of my monthly salary. American Home Loan Services guaranteed me a loan modification, which is illegal, and they also told me that I was approved for the HAMP program, which I am not certain of as my File is still under review. I also disclosed to American Home Loan Services that I under went a modification in 2011 and once again they have guaranteed I meet requirements for this program. I gave them a check in the amount of $3,000. Unfortunately I am now behind in my mortgage as they advised I do not make any payments and I still do not know if I qualify for this program or any program for that matter. They also told me the $3,000.00 is tax deductible and that they would provide documents so I can file and receive a full refund. I have yet to receive that documentation. What's worse is I have been trying to contact them for over a week and not only have I not received a call back, but no one is answering their phone line. My contact's direct number is ###-###-####. The business line is ###-###-####. They have a different number on the website. At this time I want a full refund. I do not believe they have properly handled my file with my mortgage company. How can I trust a business that quite frankly does not answer emails or phone calls.Desired Settlement: I would like a full refund.

Review: We were contacted by American Home Loan (AHL) services in July 2013 to be pre-qualified for a refinance or modification of our home loan. Due to a medical crisis that has been ongoing since 2012, our family has accumulated an excess of $20,000 in debt. We had previously contacted our mortgage provider for assistance with our payment, but received no assistance. We were contacted by [redacted] at AHL who pre-qualified us for a HAMP 2 mortgage reduction. She guaranteed a $40,000 loan reduction, 2% interest rate reduction, the terms of our loan would remain unchanged, no closing costs, a monthly reduction of about $450 in our mortgage payment, and that if her company could not deliver that we would be refunded our $4000 fee less a $500 processing charge. After many questions and uncertainty, [redacted] assured us this is the exact settlement we would receive (on a recorded phone line). Since we needed a short-term solution for our medical debt situation, we figured we would be able to break even on our payment to AHL within 8-9 months and would greatly benefit from the $450 monthly savings. We took a loan out of my husband's 401k to pay the money to AHL. Once we paid the fee, we received minimal assistance from AHL. We worked directly with our mortgage provider in processing the modification. The modification was approved, however we received no loan reduction, our percentage was only adjusted 1/2%, our loan term was extended 7 years, and we have to pay $4000 in closing costs. Our monthly savings is only $170, which means that it will take us 4 years to see any savings after paying back the $4000 to AHL and the $4000 in closing costs. This was not at all what was promised to us. After contacting AHL for a week and a half, many unreturned phone calls, many rude representatives, and 2 detailed faxed complaints we were informed that we should be grateful to AHL that a modification went through, and it is not their fault that we did not receive what was guaranteed/promised to us.Desired Settlement: We agreed to the $4000 fee knowing that we would break even after 8 mos following modification. We agree that AHL assisted us further than we could in moving along our modification despite their lack of communication with us and follow through with our mortgage provider. Since our monthly savings has been reduced from the guaranteed $450 as promised to $170, we agree to pay $1360 for services rendered $170 x 8mos and expect a refund of $2640 for AHL's failure to provide what was promised.

Review: In September of 2013 I was sent a Mortgage Modification mailor by American Home Loan Services in regards to a Hamp 2.0 modification. I called the company and spoke with [redacted] in regards to this information. I was very clear with [redacted] that we were in the trial payment portion of an "In-House" modification with my current mortgage holder. He informed me that we could still proceed with the Hamp 2.0 process even though I was going through the trial payment period. I provided all the necessary information along with a $3000.00 check. I had to drain the last of my investments to get AHLS this the $3,000.00 required deposit. They said that they would be able to reduce the principal on my current mortgage, get my rate down to 2.0 and I would see considerable savings.I have had issues getting in contact with [redacted] at AHLS in the Processing Dept for the lase 30-45 days. He does not answer calls or respond to emails. I have called him and the generic 888 number at least 3-5 times a day for the last month.In my last conversation with [redacted] from AHLS, he stated that they could not complete the Hamp 2.o modification because I already had a modification within the year, and that he was not aware I was working on a modification with my mortgage holder. I informed him that I was quite clear with [redacted] during the application process and this annual stipulation was not mentioned during the application process. I informed [redacted] that I worked the modification out myself with my mortgage holder. They did not provide any service of value and I asked for a complete refund. I was told that the Refund Dept would get back to me in 3-5 business days. That clearly has not happened.Desired Settlement: American Home Loan Services has not provided any service to me,and have created more stress financially than I would have originally experienced. I sold the last of my stock to pay AHLS for a service I expected to see a return on within 6 months. Now I out the original 3,000.00, and I have lost an addition $434.00 that I would have earned while invested. I would like a full refund of the $3,000.00 originally sent to AHLS seeing as they did not provide any service or value to be paid for.

Review: Shortly after filing for unemployment in September of 2013 I received a letter, dated 9/27/13 from American Home Loan Services referencing my mortgage holder Bank of American and the 2009 Home Owner Affordability and Stability plan. I called and talked to Mr. [redacted]s and explained that if I qualified for the home modification loan my mortgage would be reduced to 2.55%, any negative equity would be absorbed and they would refinance my loan at the existing term. He said the fee was $3500 if paid in two installments or $3000 if paid at once but they would NOT cash the check until my eligibility was determined. On two separate instances I faxed over all the information they requested and on Nov. 5 I received a call from Adriana in the processing department letting me know they sent the information to my lender and I should hear from them within two weeks. I received one letter from Bank of America stating that they had been contacted by American Home Loan Services on Nov. 18th but it stated nothing about the my loan going into review. On Nov. 19th I received a call from Mr. [redacted] of American Home Loan Services saying that my loan had been assigned to a case manager at Bank of American and I should here back within 5 to 7 business days. Due to the holidays and some other delays I didn't hear from BOA so I called them on Dec. 26th to check on the status of the loan review process. They stated the loan was not in review and if I wanted to start the process I would need to send ALL the information to them and they would set up an account manager for me. At this point I started to call American Home Loan services to ask what service my $3000 paid for and I've sent emails and left 7 messages up to this point and have not received a phone call back. Based on my initial conversation with Mr. [redacted]s he acted as if they worked with Bank of American to insure the process would go smoothly and he assured me they would not cash my check until I was approved. They did cash my check and did nothing.Desired Settlement: I would like my $3000 refunded based on misrepresentation of services and misleading claims of qualifications and proposed results. Basically it's a scam taking advantage of people in financial hardship.

Review: It all started when I received a letter in the mail from American Home Loan Services stating that I can be qualified for a modification on my current loan. I called the number and gave some information about myself and my loan, and was pre-qualified. The company said that they needed $3000 to start the modification. They said to just pay them instead of my normal mortgage payment and they would work it out with my bank. I was skeptical, and did some research on the company. It was a legit company, so I did it. My current bank started calling me stating I was late on my payment. My credit score went down because of it. When I tried calling American Home Loans, nobody would call back. I tried emailing them, and nobody would ever get into contact with me. I threated to go to Revdex.com, and finally they called, stating it can take up to 3 times to go through. I haven't heard from them since January 9th. Today I received a letter in the mail stating the they are no longer in business due to the CEO passing away. All pending submissions have been submitted to the corresponding lender and AHL is no longer responsible. So I am out $3000, and my credit score was affected and nothing was ever done. I wonder how many other people were affected by this. I had asked them several times for my money back, but nothing on that either. I would just like some direction on where to go to try and get this money back.Desired Settlement: A check for the $3000 that I gave them. I have a copy of the one I sent.

Review: In August 2013 I responded to a letter sent to me from American Home Services, which regarded mortgage adjustments due to hardship. My husband had walked out on me the month prior, and I realized I would not be able to keep current on monetary obligations. American Home Loan service (AHLS) told me I qualified for the program. I would need to pay them 3500.00 in 3 installments to pay for lawyers fees and such. They collected and processed all 3 payments, and when I couldn't make my mortgage payment they told me not to worry, it was being handled. The 3500.00 was most of my savings. Soon my mortgage lender called to say AHLS was no longer receiving phone calls. Towards the end of January 2014, I recieved a letter saying AHLS had closed due to the founders death. All the contacts are unviable. AHLS took my money, but provided no service. Now I'm looking at foreclosure.Desired Settlement: I would like the 3500.00 I payed them refunded in full.

Review: This Company will not refund our money as promised if they could not help us. In March, 2013 I spoke with [redacted], a representative of American Home Loan Services, about whether or not my Wife & I would qualify for a guaranteed 2.0 % interest rate on our home. I assured the representative that our employment was solid and we were able to pay our bills on time. After I answered mortgage several questions, Mr. [redacted] assured me that we would qualify & that our mortgage payment would be lowered to $812/mo. To get the process started we would need to pay $3500 up front for the attorney fees to negotiate the lower interest with my mortgage company. I asked Ms [redacted] (Senior Underwriting Manager) if they were unable to get our interest rate lowered to 2% and our mortgage modified would we be given a refund of our $3500. Ms. [redacted] assured me that we would be given a full refund if they were unable to get our mortgage modified to the payment she had quoted. After submitting their required paperwork I was transferred to [redacted], Underwriter. Several months past and by September 2013, I received a letter from my mortgage company stating that we had been denied a modification to due our finances not showing any signs of imminent danger. I sent this information to A.H.L.S. and they tried to send me a refund of $1,000.00 in which I rejected. They the countered with a refund of $1,500.00 in which I accepted and they acknowledged receipt of on November 7, 2013. After trying to contact them in December and January, I receive a letter from their company (unsigned) stating that the CEO had passed away and that we would have to handle all future transactions through our mortgage company.This business in my opinion is a FRAUD and someone (if not all employees) should be brought to justice for these false practices. I am certain that I am not the only one that has been impacted by this and I would like to see businesses like this held accountable for bilking citizens out of their hard earned $$.Desired Settlement: I would like the successor or estate holder of this company found and made responsible for settling the debt owed to me in the full amount of the $3,500.00 they swindled out of my Family.

Review: Roughly 5 months ago (End of June 2013) American Home Loan Services in California contacted me through mail that I met the obligations for a load modification through Home Affordable Modification Program (HAMP) due to the fact that my monthly mortgage payments exceeded 32% of my monthly salary. I called American Home Loan Services and disclosed that my property was currently an investment property, as I was collecting rent. My goal was to move into the property and American Home Loan Services capitalized on this and guaranteed me a loan modification, which will lower my monthly mortgage payments. American Home Loan Services guaranteed me a loan modification, which is illegal, and they also told me that I was approved for the HAMP program, which I am not. I also disclosed to American Home Loan Services that I refinance in September 2010 using the HARP program and American Home Loan Services still guaranteed me a loan modification before I wired my $3,995 to them. Unfortunately I was notified later on by WellsFargo that I cannot qualify for the HAMP program due to refinancing after January 1st, 2010. I wired American Home Loan Services $3,995 on June 27, 2013 and I was told that I would be approved for a loan modification within a month. In August 2013 my bank, WellsFargo, contacted me with forms and follow up phone calls, where I was told by [redacted], the Senior Loan Consultant, to not return WellsFargos messages as WellsFargo is only contacting me because I have legal representation through American Home Loan Services. In September 2013, I noticed that my phone calls and emails were no longer being answered from [redacted] (I can send all the emails I have from American Home Loan Services if needed). I also received a letter from WellsFargo stating that I was denied a loan modification due to not sending in any forms for the loan modification application. This was shocking as I sent all the forms needed for the application to American Home Loan Services.Desired Settlement: I finally took action and spoke with WellsFargo and they disclosed that no forms were sent to complete the application and that I do not qualify for the HAMP program due to refinancing in 2010. I left voicemails and sent emails to come to an agreement (settle half way) with no acknowledgment from American Home Loan Services of my offer. I am now applying for a Loan Modification on my own with Wellsfargo. I want a full refund of $3,995 from AmericanHomeLoan Services as I was scammed out of money

Review: They were to assist me for a modification for my mortgage. I had to provide three post dated checks within a month's time. I was told as long as I comply with their rules and requests of new documents; everything should go through within 30 days. They cashed all three checks. Their communication was terrible during the entire process by both phone and email. It was I who followed up consistently and even then was very hard to get in touch with anyone from the company. I would check for updates and fax all documents that were needed to proceed or continue. After being denied of the modification the first time, I was told they must submit for a second time and after denial once again we had to submit for a third time. If it was denied a third time, they said I would receive a refund. Although it was never denied officially, they have not been in contact with me or my lender. This has been going on for over two weeks now. At this point no one as returned emails or phone calls. Some phone lines have been disconnected and others go right to voice mail. I was skeptical of this whole process; unfortunately, my trust was taken advantage of. Everyone I spoke to in this company basically lied to me from the start. This has caused a great deal of stress for my family and I.Desired Settlement: All I want is a full refund of $3,500.00 for services in which were not provided along with this company being stopped victimizing innocent people.

Review: A payment of $1,750.00 was made to American Home Loan Services to assist with a Loan Modification. Per your service agreement, a refund of the payment is required based on your inability to assist with obtaining a loan modification which you were hired to perform. The mortgage company provided written notice declining our offer for the Loan Modification, which was mailed to American Home Loan Services. We were informed that a supervisor would reach out to me to close out our case and process our refund. As of today, January 31, 2014, I have not received such phone call. I have sent several emails, left multiple voicemails, both on your direct line and the main phone number. I am unable to reach a live person at AHLS any time during business hours. The $1,750 was paid to AHLS with the understanding that your services would allow us to negotiate our payments; unfortunately this was not acceptable to the bank. The funds are legally due to us.As a law firm, it is unethical to retain funds for services that were not completed. We understood that it was not guaranteed to be accepted by the bank; however we put our trust in your firm to uphold your commitment to refund our payment. It is disappointing that AHLS now has the reputation of being a scam in my eyes, as it is impossible to get a hold of anyone now that my request has been denied.Desired Settlement: Refund of payment for services not completed of $1,750.00 per the service agreement.
