I am not sure what the unresolved issue is in this matter, 
Ms. [redacted] paid for document preparation service.  This service was rendered to her which ultimately resulted in an approval for a loan modification.
Upon receipt of the approval Ms. [redacted] claimed AHSC did nothing for her and requested for a refund. 
unfortunately, this scenario is more common than not for client to receive an approval from their lender due to the service we provided and as soon as they
have confirmation from the lender, they file claims and complaints to any entity in an attempt to get any money back.  AHSC earned the money she paid for services render. 
Ms. [redacted] request for a Refund has been denied and our Decision remains the same.

This letter is in response to your letter dated April 4, 2016. AHSC has been assisting...

[redacted] on her loan modification process with Wells Fargo Bank since November 2015.
AHSC diligently worked on Ms. [redacted] file and acquired her loan modification approval on February 2016. We made many attempts to reach Mr. [redacted] to go over the terms of the approval but could not reach her. We finally got a hold of Mr. [redacted] late February to go over her approval but she claimed that we did nothing for her and requested for a refund instead.
AHSC denied her request due to we have earned the money for service already provided for her which she ultimately received a loan modification approval from the lender.
Unfortunately, this scenario is common with clients that get an approval from their lender with our assistance. As soon as they have written confirmation from the lender, they file claims and complaints to any entity in an attempt to get their money back.

My husband and...

I were customers of them, to which we almost lost our home AND had a foreclosure date set for December 4, 2015. Had I not been proactive myself in getting into contact with [redacted], we would've lost our home and had no where to go. I've enclosed copies of the checks where we PAID them and they DEPOSITED them. So, for them to say that we are not customers..no..we are not current customers but they did take our money and NEVER helped us out with anything. Only after getting into contact with [redacted], did we manage to stop the foreclosure process and I had to submit documents to them that supposedly American Home Servicing had already taken care of.

response to the above named case number [redacted] American Home Servicing Center is a Document Preparation company. On July 24";2015 Mrs. [redacted] contracted our services for Document Preparation Services in Loan Modification request. Please see attached copy of our service contract with Mrs. [redacted] & Mr. [redacted]. During the course Of July 24, 2015 to September 9", 2015 we collected documents from the borrowers, prepared financials, in preparation of submission to request for modification. During the initial call with the client, Mrs. [redacted] stated she was behind 2 months on her mortgage and wished to retain our services in their request for assistance from the “Making Home Affordable Government Program. With her interest rate being 5% and her hardship letter being mitigating factors stating she needed assistance in keeping her home, we accessed she met the requirements for her request, we accepted the file in document preparation services. After gathering all pertinent documentation and preparing financials, completing her forms for filing the request with her lender Select Portfolio Servicing, her Modification Submission was submitted on September 9", 2015. We processed her submission and worked alongside her lender until modification process was completed. Her Lender/servicer, Select Portfolio Servicing denied her request for Modification due to three other modifications she had received beginning 2010 thru 2014. The client did not disclose she had already received 3 prior modifications, which would disqualify her from the program. The client was given realistic expectations from the information she disclosed and signed for. Client was also made aware there were no guarantees of any outcome. However, in her request for assistance we, American Home Servicing Center, did guarantee our client we would prepare her documents for request for modification and see her through completion. Our Service Contract states client was charged $1575.00 for our services, of which she paid only one payment of 887.50. Client disputing the entire amount but only one payment was made. She still has an outstanding balance of $875.50 our contract further states, should because of our neglect in the preparation for submission for modification client did not receive her request for modification, American Home Servicing would allow a partial refund. Both Mrs. [redacted] and Mr. [redacted] signed our contract and agreed to the terms and conditions of such Contract. The request for refund was denied due to the facts stated above. American Home Servicing Center completed the services required by our Service Agreement.Client was not happy with results. In consideration to end the business relationship amicably, a refund of $200.00 was offered to her. She refused to accept, her file was closed.American Home Servicing strives in helping our clients go through difficult situations, we take pride in providing our clients excellent customer service. I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.[They are providing incorrect information; I did inform them of my previous modifications however I did mentioned I wasn't sure when and how many I had reveived.  This conversation took over the phone and they said I will be fine to go ahead amd send in my payment along with thr paper work and contract, which I did send only half of payment as that was 1 of the options given.  When I would call American Hime Services I wouldnt get to talk to anyone and called the main # on their website and it was disconnected.  I woukd email the individual who was supposedly working on this and days later she would reply.  I would do the communication with my mortgage company and go back to American Home Servicing and let them know what what information was needed from them.  I was the one who told them my mortgage co had denied the modification because American Hime Services wasnt following up with SPS.  I was able to finally speak to the individual at American Home and she advised me NOT to send in the 2nd and final payment until she found out what was going on.  I did as she asked, she also said if the modification wasnt approved, she would request a refund of what I had paid, that is what I am requesting.  After I filed this complaint I received a letter from the so called Operations Manager Elizabeth stating a refund was enclosed with that letter however there was no refund included.  I have since called her and she will not return my calls since our initial and only phone call.  I have a copy of all emails and letter shesent me and she said that all calls are recorded.  I had asked that she pulls those calls since there werent many of them andneber did I hear from her again.  Ive tried to email and call the individual that was so called working on themodification and no one will returnmy calls or reply to my emails.  They initially said I would qualify and I have a pre-approval letter confirming that after I told them I had had modofications, they just wanted to take my money and thats exactly what happened.  This is how theySCAM people!  I did the leg work, not them.

American Home Servicing Center came to my attention because AHSC required an upfront payment of $3,375 before working on a mortgage modification. This is illegal. I am an advocate who assists people who have been scammed by people/companies promising mortgage modifications. Anyone who asks for/requires money before getting the modification is acting illegally. The person/company has the homeowners' money and does nothing. These are not business people nor legitimate companies. A quick check on the internet and with the reverse phone look-up can sometimes uncover a scam. AHSC phone numbers: 800-870-0908 and 657-207-5890 and 657-207-5890 are listed as "Owner's name hidden by Whitepages for privacy reasons". If the offer is too good to be true, then triple check it.

They took our money and phone numbers diconnected emails changed took a month to find a number. Don't use them to remodify your house.

This is just a cover up for this Agency! My lender can tell you just how much this agency was responding. Nothing is resolve with this agency.TO GOD!BE THE GLORY! My lender and I [redacted] close this file. Nothing was resolve through this agency. Thank You!

I paid American Home Servicing Center $3,400 and they didn't do anything to help me every time I would called, nobody answered and I had 5 different phone numbers for them and nobody ever answered one, they did at first then as time went on and I paid on the 2nd installment of the $3,400 I wasn't able to get ahold of anyone. And now my house is in foreclosure

AHSC diligently worked on Ms. [redacted] file for over a year, Miss [redacted]'s lender was originally [redacted], We submitted her loan modification application and Ms [redacted] was denied due to not having enough income, Ms. [redacted]'s loan was then transferred to Carrington Mortgage and we prepared another loan modification submission package for her for another submission. The application was denied. We appealed the denial and the appeal was denied. We then submitted a complaint with the Office of the Controller of Currency and that case was closed due to Ms [redacted] cannot afford to pay her mortgage even with a loan modification. AHSC went beyond our call of duty to assist Ms. [redacted]. AHSC have exhausted all avenue in assisting Ms. [redacted].
On June 2, we spoke with Ms. [redacted] and explained everything in detail to her, Ms. [redacted] understood and she did expect a refund. It was explained to her that the refund policy will be honored if the denial is due to AHSC misdoing. In this case, it was not. Ms. [redacted] was informed that she will not be receiving a refund.

Don't use these people they rip you off. They are bad news??????

This company is a scam! I submitted a payment to Will Small and American Home Servicing Center and then cancelled my service after 48 hours on August 15th, 2015.
I am still contacting [redacted] (manager), [redacted] and [redacted] weekly to get my refund in full. It's now December 9th and despite numerous promises to send my full refund I have nothing. I have sent over 30 emails and 40 phone calls (which they never answer the phone) since August 15th pleading for my refund. Today is another example: [redacted] returned my phone call to tell me that her manager, [redacted] is on vacation, not sure of what is going on with my refund and not sure when she is coming back. This is flagrant and unethical consumer abuse. I will not stop until I have my full refund and have already submitted a complaint to the CA State Attorneys Generals office against American Home Servicing Center.
DO NOT use this company.

We were promised help with our loan and they did nothing more than what our bank was already doing. We sent them over $4000 and all they did was avoid my calls and emails for 4 months then send us a letter stating that we were approved and that we were no longer their clients.
