Exhausting
Just a horrible experience through and through. From leasing, to payments, to speaking to anyone for Maintenace requests; it's all just exhausting. I'm not sure exactly what they do in their offices but it sure isn't handling anything for anyone.

Rented a 3/2 in brevard county fl.
After 2 years of of trying to get stuff fixed. I just gave up. The repairs where sloppy. Then my well went dry and we went without water for 29 days.
My stove caught fire and I got oh sorry about that. The foundation has cracked all the way threw leaving the house to break away the sand is washing out from the driveway and sidewalk. The stucco.has cracked from the house shifting in the sand . Plus black mold.
The carpet was rotting when we moved in. It was never inspected the lock box was still in my hands after 4 years.
I was told at least 6 times the carpet would be replaced.
The final straw was the roof it needed to be replaced very badley they said someone looked at it and found it ok 20 yr. Old roofs are not ok .
They now have put the house up for sale…. At 350,000.00 as is.and in there add they made a nasty comment about me the last renter. Which I will be taking all my pictures of the house and my drs. Report that I had yo go to after tripping on the raised foundation in the garage. To my lawyers appointment.
I think there is something about leaving people without water.

This Company is Your WORST NIGHTMARE
Renter Beware! You would be better off using literally any other company!

A week into our lease, we woke up to a burst pipe that flooded my sisters room and game through the floor throughout our living room. All day, we waited as someone came out to stop the water for coming down. People came, tore up the ceiling and the floors in my sisters room and left. WE HAD OUR HOUSE MISSING HALD THE FLOOR AND CEILING FOR 4 MONTHS! An entire room we couldn't use. My sister was displaced from her room for half our lease. I called, I emailed, I did everything I could but I could not receive a single thing from this company or my property manager. Once someone finally came to fix the ceiling it took an entire week and my dad ended up fixing the floors (for free). I have been trying to seek some form of compensation considering my sister slept on the couch for almost half our lease but I received no response. However, now that we want to move out they want to know why. They broke our lease a million times and we were the ones forced to handle it. Literally just talking about this experience makes me want to cry. Please never rent with this company! If anything goes wrong, you won't receive any help. We just wanted a comfy place to sleep.

Very Disappointed
I've been renting for only 4.5 months and I have not had air for 4 of those months. work orders put in and closed without completion. two different air companies came out and the unit was never fixed. the second man even stated I needed a new unit and they have continued to do nothing. rent is 1895 a month not including utilities and somehow my utilties have continued to rise. I have two children 2 and 12 years of age. Who have had to deal with the torture of a hot home of 78-80 degrees on a daily. This company has not offered any compensation for the inconvenience or prorated rent. This is me and my girls first house and the experience has not been a good one. Very little concern or urgency but expect the rent to be paid on time.

We have been renting a home with American Homes Rent since April 1, At the time of our move in, we had an issue with our fridge and the ice maker which caused flooding in our kitchen and thru to the basementthey took care of the problem within several days, which was, replacing the kitchen flooring and drying out the basement carpets, and fixing the fridgeOne year later, we now have another water leak in the kitchenWe called them and it took, what seems like forever for them to come out and address the problemIt took a month to finally fix the flooring properly with new panels but refused to fix the fridgeThey took off the water line to the ice maker and said quote, "it is not a necessary item"We are now having another water problem with a main water pipe and it is flooding our front yard waiting for someone to show upThis is not acceptable having to jump through hoops to get any maintenance handled or not at allThere is more but no more room to type

This company is horrificThey are either slow or un-responsive to maintenance requestsTold me to fix my toilet and they will not fix a screen door that has come off the hinges due to the windAfter reading several other reviews, this is how they practice regularlyWe rented off another company originally and American Homes Rent took over and has been a headache ever since

The rental process was relatively painlessEspecially loved the "let yourself in" feature of viewing homes for rent without pressure from realtors

NEVER rent from this company. They are awful and have the worst customer service ever. I called the Houston office March 2016 and today is December 22, 2016 and to date I have not received a call back. Call the corporate Nevada office and all they do is forward to the Houston office. Useless rude people in the office!!!!!

Our family has relocated to Knoxville TN from Baltimore MD and the process with American has been great. From utilizing their simple property viewing system that allowed us to come down for a weekend and see as many houses as we wanted on OUR schedule to finally picking the property and moving in. It has been a great experience and we are thrilled.

Sm of the earth landlord. Discriminate against Disabled Veterans, refuse to fix or repair anything. They think they are above the law and treat you like dirt and that they can't be touched because they have their own counsel on hand.

AH4R is a LOUSY rental property organization with some of the worst communication I have experienced. We left a month early from our lease with full expectations to clean the home, pay the last months rent, etc. We moved from our rental home in NC to our new home in WA and during the road trip home I went to pay rent through the portal. Apparently they shut down the portal when you no longer live in the home. Why would I think any differently? I am supposed to be living in it through the end of July and it is only June. The rental manager said I have to send in a check and better send it 2-day so I do not get late fees. I complied only to find out it is supposed to be certified funds. What a joke! These people have no clue what they are doing and nobody should rent from this organization.

As long as you have no need of maintenance or customer communication of any kind, you may be satisfied with your experience with this company. BUT, know going in that short of a catastrophic repair need like a an air conditioner repair in 98 degree/80% humidity, know that you will be shuffled and ignored. You will receive a rapid e-mail telling you that your maintenance request has been received and after that, never hear another thing OR, be informed that this repair falls under tenant responsibility.Our air conditioning went out in the heat of late June and the repair was completed after NINE DAYS. Our front door handle fell off...that was our expense. A storm came through and took out a tree in the front yard along with the special mailbox required by the subdivision. AH4R is covering the tree since it could easily fall on the house, but not the mailbox. Measured for needed new flooring in the kitchen over two months ago...just before we signed to renew our lease. NOTHING.
