My family and I rent in White House, TN and have just signed a 3rd year contract with this company which was a huge mistakeWe have always loved the home we are in but was told before signing the first contract that the rent would not go up for yearsThat's a lieOur rent has increased every year I spoke with a representative of the company about months ago before our lease came due for this year to discuss relocating to a home in Sevierville, TN or close to that areaShe told me that it wouldn't be an issue so we started to view homes on their website and in person through their companyThinking this was going to be an easy transfer ,since we keep the home in good condition and have never been late on our rent , well we were wrongThey make it almost impossible to get out of a contract without you paying a fortune Of course we found a home we wanted to transfer to and to my surprise they told us that we would have to start the entire process overMeaning that we fill out an application, get background and credit checks, send paystubs, and pay another deposit for the amount of rent, pay an extra $to transfer , pay to have the house painted and the carpets steam cleaned and a written day notice to moveThis is ridiculous I was thinking maybe we would pay the rent at the new home and then they would check this house and if there's any damage make us pay the difference The company already knows they can depend on us to pay our rent and haven't had any kind of police issues, etcso why the entire process over? The home we wanted to transfer to was even cheaper, so why paystubs and credit check again? If we qualified to rent here then why wouldn't we thereIt wasn't a quick and easy process the first time around to get an approval answer so needless to say I don't want to go through it all again They make a very tiny window for you to get out of your contract and, from what I've heard ,your deposit isn't even used for painting or carpet cleaning like a deposit would be used forSo basically I'm sure they will find a way to try to keep our deposit It's funny how they take days to give you your deposit back but they want me to give them deposits up front plus 500.00...your crazy AH4R,,and you've lost my respect and I will make sure everyone hears about itI advise everyone NOT to get into their contractsYou'll regret it, I promise!
We rented a home from the company in the Nashville/Sumner County area in Tennessee, and I must admit I am greatly displeased and would not advise anyone to ever rent from them The first year was okay The second year was a nightmare! First, our rent was increased without prior notice (we only found out when we requested a lease to sign for the next year) Maintenance request were ignoredThe garbage disposal quit working in July 2014; someone came and fixed it October We made a request for siding to be fixed after a storm in our area; we never heard back from this company We finally decided not to renew our lease They sent the check out procedures, which we followed, only to be charged for cleaning, painting, and other items that we did What was the point of asking us to do these things only to be charged for them in the end? The inspector told us that everything was wear-and-tear, and we kept in house in really good conditionI would recommend that you spend your money elsewhere
I would do anything and everything in your power to find out if this company owns the home you are looking at renting, and please at all cost save yourself before it is to lateYou can not mentally, physically, or financially afford to be stuck in a home owned by this companyAnd many times it will be hard to find out ah4r is the actual owner, knowing that their reputation is so poor, they will try to hide actual ownership behind other shell companiesI did not choose to move into an ah4r house, but they bought my current residents months through the leaseAfter months they were more than happy to raise the rent 10% over the previous yearBest part about this entire horror story is the a/c went out just prior to the now ongoing renewal harassment every single day for weeksAll they are capable of is harassing about renewing a lease on a home that does not even have a working a/cCorporate and local ah4r can not seem to have any kind of communication on the issueI put the "mandated" work order in through the bogus corporate hotline days in a rowdays after those requests I was "promptly" contacted by a local property manager for American homes for rentWe now have the 3rd tech visit scheduled next week because they, of course, can not get back to the a/c company with approval for ordering the partsI was then accused of submitting a subsequent work order, after speaking with the local property manager, and this is the reason for so many delaysThe subsequent work order is of course just an out and out lie, fib, fabrication of the truth, whichever you personally feel most comfortable withMy house is still a comfortable degrees this eveningI have also been lectured for my poor choice of vocabulary associated with my emails replying to the renewal email received every single day days straightrenewal emails, fix the a/c emailsMy house is still a comfortable degrees this eveningIf you've taken the time to read all of this I will leave you with please do yourself and your family a favor and avoid an imminent disaster by moving into an ah4r houseAlso my house is still a comfortable degrees this evening
American Homes Rent is the worst rental company I have ever dealt with They break the law at every turn American Homes Rent took over our lease at the end of our second year in the home we rentedWe were in the process of purchasing and had to go month to month....and they jumped our month to month rent over $from the year before and started charging pet rent, which we had never paid before (paid pet deposit)Upon move out, we hired professional cleaners to clean the homeWe left it in GREAT condition, less than wear and tear for yearsTheir inspector was REQUIRED by Tennessee state law to fill out a damage report when I was present for move out inspection and did notThey had days to send us the damage report and took They charged us for painting the walls....$worthThere were NO marks on the wallsTheir inspector flat out told me they were changing the color from white to tan, yet they charged us for paint matchingThey charged us $for tub stoppers not being there, but they weren't there when we moved inAnd then asked me why I didn't leave the tub stopper I purchased....uh, because I paid for it! We disputed the charges and won (Thankfully) but they have yet to send us the second check they owe us and they are already days over the days they had to send it inNow the same person who sent me the revised chargeback form showing we get all of our money back is claiming we don't get any more back This company is a nightmareThey are rude, they are dishonest, they are skeezy and greedyI am making it my mission to make sure everyone I know NEVER rents from them! I'm so sorry for everyone else who has dealt with themKeep fightingThey are in the wrongKNOW YOUR RIGHTS! We thought this was a dream home for us to rent compare to other homes that they showed us were oddly treated and feeling very empty leave us wonder why we felt that way Anyhow we could not find any house that made us want to take yet we learned that we had to act quickly if you find some property that you likeThis house which we are currently was a brand new property of the American Homes Rent in late March of when the time where we desperately need the house to move in and their beautiful yard work made us jump in Now we understand why the oddness and emptiness that we felt from other houses of the American Homes Rent We had moved from 4000sqrt with another company to 2600sqrt with the American Homes Rent, our cost of rent went from $to $in the same small city We thought this is done deal no hidden agenda but we missed out the little detail of their contractThey wouldn't fix any dysfunction of the house under $after months of the contractTheir response to our claim for fixing the damage of the spring of garage door which is over $took over business days and took them to send a contractor another business days Under same policy, our light fixture of master bed room or garage still not be fixed since summer of Additionally, we found out that not only we were not happy about the treatment of the American Homes Rent but also their contractors Though we managed to pay rent on time when we had the most stressful of our lives, the American Homes Rent had sent the letter of threat twice by their system errorApparently, we have not any apology from the American Homes Rent Luckily we survived our circumstances and able to move out from their system Regardless of our motto to keep our peace in the society and not take any offence by mistakes from anyone, we felt our review of the American Homes Rent will save many people like us who prefer humanity over corporate profit Our year of experiences with the American Homes Rent had been worse than we heard from the contractors whom were sent to fix many parts of the house in the beginning of our contract No wonder why we wouldn't see same contractor ever again while we were dealing with same electrical issue at that time By observing their behaviors and researching online the reviews from renters and employees, we finally come to the conclusion that the policy and system of the American Homes Rent is only to benefit for their profit We felt the American Homes Rent had threatened us than treated us Thus we do not recommend anyone to take any contract with the American Homes Rent at all

I am in the process of being wrongfully evicted ,as an act of retaliation for requesting repairs to the property My mother passed away over the holidays,and I was left with the enormous burden of assuming the cost of her funeral & was not able to pay my rent on time, for the 1rst time in yearsdays after the past due date, I had the funds to pay in full,they have refused to take my money & have filed eviction procedures against me.They are kicking me when I am down!My court date is set for Jan.29th.I will be looking at filing a class action suit against them, if anyone is interested in joining me,please let me know,let's do this together, let's bring them to justice !

Are we renting from the same company We have lived in our rental years, south of Nashville Property Manager usually calls back same day and/or emails are always answered Two winters in a row, one of the two heating units cannot keep up with temps that stay below freezing and so we called with maintenance request, because we basically had no heat and twice, I was contacted by them AND the company they asked to come out My dishwasher died and they sent out a gentleman within a few days to assess it and was told new one needed to be ordered Within a week, I had new dishwasher When we moved in, there were vines climbing up the side of the house and had wrapped itself around the insulation for the heating pipes etc.......they sent someone out to remove the vines and replace insulation Sure their late fees seem high, but that is so you pay on time Yes, he monthly pet fee I have to pay is stupid, since they have a non refundable pet deposit from us.....but they let you rent with pets and no restriction on breed or size Sure, they raise the rent each year.....most places do that We may be stuck here for another few years and hopefully, we won't have issues moving out when the time comes Carpet, paint etc.....by the time we leave, it will need to be replaced as it may be years we have lived here by then I think MY BIGGEST complaint is that they used FLAT paint in every room of the house and it's flaking off around my shower...so, I will just paint it Would I recommend AH4R, sure......everyone I have dealt with over the last few years has been friendly and helpful I did property management for years and it's not an easy job to do

I'll reiterate, if you rent with American Homes Rent YOU WILL REGRET IT
