I received the above complaint regarding a requested return of deposit to Mr [redacted] In reading the complaint I find a few miss-statements in the complaintMr [redacted] was approved for the loan at [redacted] Incback in May and in fact a closing had been set up for him to closeThe closing was cancelled due to a last minute issue with the title to the property in which he was putting the modular home onIt was at that time the home was orderedSomething happened between that time and the time the title was cleared which caused the approval to he rescindedAttempts by [redacted] Incwere made to clear up the issue but cooperation by Mr [redacted] with the bank did not happenWe now have a Custom home built for Mr [redacted] which we have to market to another customerI have attached a copy of the Purchase Agreement on this home and on the back of this document section Titled "Failure to Complete Purchase" outlines the customer responsibilitiesThis home did not close due to anything with American homes but something with Mr [redacted] and the BankWe will set up the Modular Home for sale and when sold we will outline our costs to Mr [redacted] and send him the balance due him along with a future purchase voucher in the event he clears up the issues with the bank and desires to purchase in the futureI would suggest that Mr [redacted] work with the bank and clear any issues outstandingWe would also like to work with Mr [redacted] to at all possible complete the purchase Sincerely, [redacted] GenMgr Kenn-Schl LLC

I apologize as I have been out for the last two weeksOur Sales manager and Service Manager have been in contact with Ms [redacted] and the repairs of the damage to the home have been doneThe Codes Official has inspected the home and I believe the Certificate of Occupancy has been givenWe received the Stove Orifices from [redacted] Homes last week and they were overnighted to the homeownerA service request for the Factory Warranty items has been forwarded to the factory and their Serviceman will be in contact with Ms [redacted] next week to schedule the remaining repairsI certainly apologize for the delay in the initial repairs but it was due to not receiving the parts from the factoryI believe Ms [redacted] will be satisfied when the factory service work is doneThank you for your help and concern in this matterSincerely, Edward SGenMgrKenn-SchlLLC/American Homes

I have reviewed the response made by the business in reference to complaint ID [redacted] , and find that this resolution is satisfactory to me Thank you for your help! We have heard from [redacted] Homes and they are planning on coming out to fix everything the week of April 13thI am beyond relieved that this is finally coming to a close and we can truly enjoy our home! I received the follow up complaint regarding a requested return of deposit to Mr*** ***I have also read the emails and Mr*** was well aware of what was going on during this processI would suggest that he send a letter to *** *** Inc., *** *** Street, ***, NY ***requesting in detail the process he went through and how we got to this point and why the deal never closed in MayI can-not get this detail sent to me due to the privacy act, but it is available to Mr***. We believe that the sole reason for the deal not closing was directly due to the failed follow upon the part of Mr*** on his promises to the bankWhen we receive the detailed information, we can then make a determination as to what happened to the approval and whyIf this information shows that we made some wrong assumptions during the processWe will make a full refund of the depositSincerely,** *** GenMgrKenn-Schl LLC

I received the above complaint regarding a frame issue with the front doorI have reviewed the file on this homeThe front door frame was indeed cracked at the area where the Dead bolt latch plate was installedThis was broken in transit not by American HomesWhen we went to adjust the latch the
piece came outWe did indeed as Mr *** indicated have *** Homes send the Door Manufacturer out to repair the frame Mr*** told them that we broke it which was untrue, it was broken when we look the plate off to adjustThe door manufacturer then would not warranty the frame due to Mr***'s statementThe door frame where the damage occurred by the dead bolt serves as a cosmetic purpose onlyThe Dead Bolt has a plate which screws to the frame and the dead bolt travels through the plate and into the adjacent studIt was glued,repaired and adjustedWe have not had any complaint from Mr*** regarding this door not closing since 11/23/and no report of any leakage at all to dateWe also have no record of a reported bulge in the sidingIf Mr*** has a written record of the reported bulge in the siding please have him send it to my attention for reviewOur file on this home is closedThe warranty expired on 7/1/Sincerely, ** *** GenMgrKenn-Schl LLC

I received Mr***'s response to my previous letter and upon reading his response I contacted *** Homes Service DepartmentMr*** ***, and found that indeed there was a record of the complaint at *** HomesThis complaint was never sent in writing to American Homes but was documented directly with *** Homes, therefore the reason there was nothing in our file except the original complaint regarding the damaged door frameMr*** at *** Homes indicated that He indeed dropped the ball and somehow lost track of the complaintHe told us that he would contact Mr *** and schedule the work to be done in mid-April and the scope of the work would be replacement of the front door, damage from leakage of the door and the bow in the siding! hope this will be satisfactory to Mr*** and will bring this to conclusionThank you for your help in this matter.** *** GenMgr.Kenn-Schl LLC

Enclosed please find a copy of the walk thru for *** *** home dated 9/In addition, please find the typed version that was submitted to the factory on October 5, American Homes has a procedure for follow up service for every home we sellSome service items fall under
the
responsibility of our company, while other items are turned into the manufacturer for warranty purposesIn Mr*** complaint, he stated the house did not pass the energy code On October 5th we contacted the factory
regarding the insulation (the reason
the home didn't pass the energy code). The
factory gave us authorization to add the insulation
required to the home. We did that
work on October 20thPlease note the updates/repairs on the typed walk thru (in red)*** Homes and American Homes have been to the house on multiple occasionsThere are a few items that will be addressed at
the one-year mark, as all new
homes need to "settle"In Mr*** complaint, he states "finish the
job" but doesn't state
what is still outstandingThe
only thing we see is the
Kitchen Molding is not to ceiling at the
pantry cabinetThis is a *** Homes warranty repair and
the factory will be in touch when they schedule jobs in that areaThe complaint to the Revdex.com was vagueIf there are additional service issues, we are unaware of themIf Mr*** would like to tell us what needs to be done we will certainly address themSincerely, Rich SService Manager

I received your letter dated February 10, 2016 regarding Ms. [redacted]'s complaint. I do not think Ms. [redacted] understands the process which we have to follow. The appointment she refers to in her response was not made by American Homes but was set up by [redacted] Homes Service Department in response to our request for Factory Service on her Home. They cancelled the appointment she is referring to due to their Service Tech had a family emergency not ours. The Warranty on her home is from[redacted] Homes, not American Homes. We send any request which are determined to be Factory issues to them and they schedule the service. We have been notified from [redacted] Homes that the Service has been done.

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.
American Homes of [redacted], NY had set an appointment for Thursday February 4th, 2015. Wednesday February 3rd 2015 I received a call from their warehouse explaining a family emergency and they would reschedule the appointment for repairs. I have contacted Jason C. since and has not responded to my request for another representative to perform the repairs.

close. The closing was cancelled due to a last minute issue with the title to the property in which he was putting the modular home on. It was at that time the home was ordered. Something happened between that time and the time the title was cleared which caused the approval to he rescinded. Attempts by [redacted] Inc. were made to clear up the issue but cooperation by Mr. [redacted] with the bank did not happen. We now have a Custom home built for Mr. [redacted] which we have to market to another customer. I have attached a copy of the Purchase Agreement on this home and on the back of this document section 6 Titled "Failure to Complete Purchase" outlines the customer responsibilities. This home did not close due to anything with American homes but something with Mr. [redacted] and the Bank. We will set up the Modular Home for sale and when sold we will outline our costs to Mr. [redacted] and send him the balance due him along with a future purchase voucher in the event he clears up the issues with the bank and desires to purchase in the future. I would suggest that Mr. [redacted] work with the bank and clear any issues outstanding. We would also like to work with Mr. [redacted] to at all possible complete the purchase.
