In September one unit (not the complainant) in the four unit building complained of a bedbug issue, all units were inspected and of units were positive for bedbugs including the unit where the complainant resided. Notices were served along with informational instruction on how to
spot bedbugs and what would be needed to have a successful treatment of the pest issueOn October 4, all units in the building were treated for bedbugs, on 10/13/after the heat treatment and wall dust was administered the units were cleared of bedbugs by *** using a canine to inspect each unit. This pest treatment was paid for in full by the property owner and letters were served to all residents that future pest services for bedbugs could be tenant responsibilityThe wall dust administered was a preventative method to keep any pests from traveling unit to unit. In May all units were inspected again, units tested negative for pests and units tested positive including the complainantsFrom October until her move out date June 30, she did not notify us nor complain of bedbugs after being educated on what bedbugs look like and how they are transferredIn an effort to resolve this issue the property owner is offering to settle her account without payment of the $that is due towards the $charge for pest treatment. No refund will be made to complainant but no collection effort will be pursued for the $balance owingIf this does not resolve the issue with the complainant she will have to follow the lease terms on how to send in her dispute to the owner as American Horizon is just the agent for the owner

Review: Depreciation not applied to the following: paint when I have lived there 4+years, 30+ years old original 1 inch mini blinds I never used due to them being 1 inch mini blinds that get stuck all the time. landlord charged me to clean the house when I have a letter from my neighbor who spent 2 days cleaning and I spent 8 hours cleaning and the landlord then had the upstairs carpet replaced and charged me to clean after the carpet installers ripped out 30+ year old carpet and installed new carpet. Landlord charging for outside light that needed to be replaced over a year ago per the Homeowners association and letter submitted numerous times to them that light is not up to code, landlord ignored letter than charged me to replace the light with the proper one per HOA request. Landlord doesn't allow honest opinions/reviews on review sites such as yelp without threatening slander or defamation of character. 30+ year pipes in bathrooms broke, landlord charged me for that even though pipes on street have had to be replaced as well due to age. Landlord has threatened to contact Child Protective Services for leaving my opinion on their Facebook website. Landlord, [redacted] wanted to raise rent based on rents in a different neighborhood, I asked him about rents in the current neighborhood and he said they don't count because one was being rented by a Real Estate Company and they don't know how to set rents appropriately and the other one was a Foreclosure that was now up for rent so that doesn't count either. Original 30+ year carpet had hole in stairs and both of my daughters have tripped on them. Storm blew upstairs screen off window and screen left in garage and Mr. [redacted] charged me to put it back on. I have been out of the unit for 4+ months and still get letters from the HOA because [redacted] doesn’t bother to inform them when tenants have moved.

I have witness Statements, photos of the residences and emails as well as printouts from yelp on his threats to anyone who gives a review, he only allows positive reviews and doesn't want the real ones published.Desired Settlement: Reimbursement of my deposit and removal of his [redacted] real estate license for trying to take advantage of renters.
