Space 12 sold in five weeks that was listed for $92,000, it is the same house as mine. I didn't say a net listing was illegal, I said it is illegal in most states and I can see why. Read your email and text again.I agreed to the purchase price of $99,000 which you said you would list it for and what you put on the contract. He is not a Real Estate Agent and only sells manufactured homes.He would list my home on 89 websites.He would only show the house to people that were already pre-qualified to purchase.We agreed on a selling price of $99,000. He listed the house for $130,000, based the price on the comps in the area. The new homes in OMHP sell for $85,000. Nothing in the park sells for anything close to $130,000. Did not show me the comps so I could see where he got this excessive price.On the contract it clearly states the space rent is $1260.00. His listing said the space rent was $1160.00.On his listing he also doubled the amount of square footage. He was clearly misleading any buyer because the 3 most important items to a buyer (selling price, space rent, and square footage) were all incorrect. He says they were typo’s and that he pays someone $10.00 an hour to type the listing.When I was trying to read the contract he kept talking to me to keep me from reading the contract. I would not have signed his contract if I would have been able to read it. He was very talkative not giving me any time to notice some of his terms on the contract. 7/11/16 Contract start date.7/26/16 I sent a text to [redacted] expressing my concern that the house had not been shown to anyone. I had a sign up for sale by owner for 2 days and had 6 people/realtors contact me. Since 7/11 when AMHS put up a sign I did not see any interest in home. After I mentioned to [redacted] that there has been no action, all of the sudden there were interested people. [redacted] told [redacted] the same day that he had 8 people that were interested. Well where were they??7/27/16 [redacted] said there are people that have shown interest but did not qualify.7/31/16 [redacted] showed house at 3:00PM.7/31/16 3:24PM I text [redacted] to ask how the showing went.7/31/16 3:29PM [redacted] text back said they liked the house, will let me know [redacted]orrow.8/2/16 7:45PM [redacted] brought same family back to see house.8/2/16 8:47PM [redacted] called and said they were going to discuss price and she would get back to me.8/2/16 11:44AM I sent text to [redacted] letting him know there was another discrepancy with the space rent. I also asked for the name of the one family [redacted] showed the house to on 7/31/16 because of his stipulation on his contract that if the house is sold within 90 days after the contract was terminated that he would still get paid commission. No response to my email from [redacted].8/4/16 11:31AM I sent email to [redacted] asking him to pick up his sign. No response to my email from [redacted].8/4/16 I sent a certified letter to [redacted] to rescind my contract. The letter was not accepted at his current address. The investigator let him know heneeds to accept the mail at this address or he will assume their is no longer a business.8/4/16 5:19PM [redacted] text and said they were not interested because the mother wants a larger area in front.8/8/16 [redacted] called [redacted] and asked him if he received my email about rescinding contract. [redacted] said no he didn't receive it. He told him I want to rescind contract. [redacted] said no and hung up.8/8/16 [redacted] called [redacted] and told him he would not cancel and he will charge me $500.00 if I take the sign down. He did send me a 4 page response email and twisted the truth. This is very insulting when he knows how he operates.[redacted] is very combative and vindictive. I'm not sure why he won't cooperate with me. I told him early on after I saw all the discrepancies on the contract that I did not want to do business with him.  Not all people operate this way and I was looking to sell my house not list it for $40,000 more than it's worth, and double the square footage, and list the space rent for $100.00 less that the real space rent. I don't know who made his contract because it does not have any publisher at the bot[redacted] of the contract and I am looking into that. These net listings are illegal in most states and I want to see if the contract is legit. This has been a big waste of my time and has added a lot of stress to this situation.Thank you,[redacted]

The Dealer do not have finances to install new homes. Has large turnaround of sales agents. Is late with bill payments. Same sales agent taking action for unpaid commission.
