It was also indicated in your letter that you were informed the application process would take about to minutes if all necessary documents were provided to the officeWhile we can complete initial screenings within our operating systems within minutes, this does not guarantee that the application will pass through the preliminary screeningIf an application fails to meet any of our criteria, it must be further investigated by our Credit and Compliance Department
It was mentioned in your letter that it took weeks to inform you that the application had been deniedWhile we received your online application on August 2, 2016, we could not determine the status of your application until the Identification Certification was completed in person at The Meadows Apartments by A***The applications process was delayed as A*** signed the necessary form on August 10,
It was also noted that there were several indicators as to why your application was deniedOur decision was based in whole or in part of information obtained for the group applicationPlease note that due to privacy concerns, we are unable to state the reason that you were deniedHowever, I have mailed both you and A*** a copy of your credit reports and reporting agency contact information to the addresses listed on each of your applications
Additionally, I received your Facebook comment on September 6, describing your experience at The MeadowsIn an effort to discuss your concerns & remedy the situation, I attempted to contact you on September 28, and October 6, I left voicemails on both occasions and did not hear back from you
Because there were some misunderstandings with the application fees required & amount of time it takes to process the application, we will be refunding the $administration feePlease expect the refund check in the mail within 7-business days

Mr. [redacted] applied to Woodland apartments on 4/18/2017 and was informed that he would be sent a holding agreement that he would need to sign and send back within 24 hours. The holding agreement outlines all terms of the application with us; including our policy to not refund a deposit if an...

applicant cancels their application with us. When the office staff did not receive a signed holding agreement back from Mr. [redacted] within the 24 hours allotted, they followed up with him. At this time Mr. [redacted] informed the staff that he had decided to cancel his application with Woodland. Because Mr. [redacted] never sent back his signed holding agreement, Woodland Apartments would be refunding his deposit. Mr. [redacted]s deposit was sent for refund on 4/25/2017 to the address provided by Mr. [redacted].

This complaint was filed prior to Mr. [redacted] vacating his apartment and before any charges were made to his Final Account. A pre-move out inspection was completed on July 13, 2016 to notify Mr. [redacted] of any damages so that he may attempt to rectify before his final move out. It states at the...

bottom of the pre-move out inspection “NOT OF ACTUAL CHARGES” as well as on the 48 hour notice that was posted on July 10, 2016 which states “pre-move out inspection – this inspection is to determine the potential costs that may be inquired to restore apartment to rentable condition” and “this is not your final inspection”.
 
The Assistant Community Director emailed Mr. [redacted] on July 26, 2016 to schedule his final move out inspection and he emailed her back on July 26, 2016 disputing his “charges”. The Assistant Community Director reminded him again that at this time he was not being charged for anything and that she would like to schedule a final move out appointment so that she can inspect his apartment with him present and go over any and all final charges at that time.
 
On July 29, 2016 Mr. [redacted] completed a final move out inspection with the Assistant Community Director and signed and agreed to all move out charges without dispute. The charges listed by Mr. [redacted] in his complaint are not the same as the actual charges to his final account which are as follows:
 
Bathroom vinyl repair: $97.50
Blind cleaning (per lease): $60
Carpet cleaning (per lease): $65
Drawer face replacement: $45
 
Although the drip pans were in fact replaced, 1 ½ hours of cleaning has been completed and painting in the unit is currently in progress none of this was charged back to Mr. [redacted] and he will be receiving a total refund of $132.50.
