Borrower became an issue when his DTI didn’t qualify himHe changed jobs and due to having less than years @ his new job, we could not count his car allowance, which DNQ’d him DTI wise At the time, he did NOT qual for an FHA Streamline due to not having months in his current FHA loan We decided to try S/L so income/DTI would not be a problem, then that was declined due to borrower not having funds needed to close (we were short because Streamline refi has to be this way) We parted ways with the borrower upset about not having 3-4k to close, and was going to another FHA lender for streamlineI advised/emailed him we would do everything to accommodate his case transferHe never called back Please advise if any other information is neededI’d like to clear this up on the company’s behalf too

The refinance was completed in August with the Federal Savings Bank in Naperville, Illinois I recently got married and used my married name (DeMeritt) and refinanced the loan in my name only It was a much easier process and they were responsive and smart enough to get around the issues Americash could not.Unfortunately, because of the time Americash spent trying to figure out the right terminology to get what they needed from Wells Fargo (VOM vspayment history) the loan dragged on for many months and the interest to be paid to the ex grew to a staggering $

For your reference, details of the offer I reviewed appear below.I went to court for Americash and had the attorney involved to grant their wishes The problem was Americash asked Wells Fargo for the wrong documentation over and over again Americash wanted a Proof of Mortgage letter from Wells Fargo, and that's what they received over and over again They did not have the knowledge or experience to ask for the proper documentation Because of this, the refinance dragged on for months and months They did not do anything to move the process forward because they didn't know what they were doing I was able to get refinanced within weeks after this fiasco but I owed the ex-husband over $in interest because of the lost time and incompetence of Americash and their staff.

To Clarify; This loan was an extremely difficult loan for a number of reasons. Many lenders probably would note even tried to jump through the many hoops to get this loan approved.  I want to thank everyone involved for trying  to make this loan a reality. At the end of the day, lets face it, do loans really take this long?  Look at the circumstances involved here.  In Spite of the fact that the borrower wants to simplify things, the underwriting was not that simple. We had an uncooperative ex-husband.  THe terms of her divorce agreement, were not written or agreed to by Americash.  Americash can not be held responsible for an agreement that ex-spouses enter in to. Once loan documents/conditions expire, they do need to be refreshed.  This is nothing new, or unusual.  This is to protect the lender from a change in credit worthiness, employment, etc.Lastly, public records show that there is no new loan on this property as of today, September 27, 2016.  The fact that there is no new loan recorded as of today, again, demonstrates that no other lender was able to grant credit either. Thank you, and I hope this sets the record straight.

I agree that the ex-husband was not co-operative, but I got his attorney involved and gave Americash what they needed.  The part that dragged the loan out was the incompetence of the staff.  Months went by because a VOM was requested, and the company that held the mortgage sent a "verification of mortgage" letter many times. Again and again, Americash received VOMs because that's what they asked for.  After I dug into the problem, what Americash really wanted after many phones and emails was a payment history.  It turns out, that the primary people I was working with [redacted]. and [redacted]. did not know the simple terminology - payment history report.  Geez.  Also, Americash had me go to court to extend my divorce decree to appease the underwriter (while they waited for a VOM).  I called every week to get an update and finally, I got a difference processor.  The underwriting was extraordinarily difficult.  And, I can say this now, because I did get a re-finance in 6 weeks without the hassle I got from these guys.  I jumped through hoops and got everything they needed expeditiously.  Then, I had to start the loan all over again because all of my paperwork was expired.  I thought it would faster the second round, as they had everything they needed, but the communication was even less.  I'm not sure what goes on in that office over there, but I would definitely not ever want to work with this company again and warn anyone I know that's thinking about getting a loan.  When I could call or email, it was very difficult to get them on the phone.  I ended up having to pay my ex and extra $9000 in interest because they didn't know what the hell they were doing.

Ms. [redacted] acknowledged that she may have pre-emptively submitted a Consumer Complaint with the Revdex.com due to misunderstanding the process. Americash had a long and productive call with Mrs. [redacted] regarding her current file that is in process to close. We instructed Ms. [redacted] that her...

file is/was being processed within normal timelines for us and our industry. She was given a timeline that was and is consistent with closing our transactions however upon discovery and later through delays, the bank that is subordinating her 2nd Trust Deed on her property is causing extended delays due to their 10 day turn-around time. We have informed her that we have done everything in our power to have them expedite their approval to subordinate her 2nd Trust deed so we can get approval to close. Americash locked in her interest rate on 08/22 and Ms. [redacted] did not send us the requested documentation until 09/2/2016 which added an 11 calendar day delay. Americash purposely which is normal company protocol, locked her terms in on 60 days due to the subordination that likely would take some time. We find this matter closed and solved per our recent conversations with Ms. [redacted] during the week of 10/10/2016-10/14/2016 and have assured her that we will close ASAP. We also informed her that if the terms of her rate lock agreement went beyond the 60 days, we would gladly cover the cost in good faith and to exceed her expectation of Americash.

We have contacted the servicer, and the servicer has agreed to waive any online fee ($10) providing that payment is made between days 1-10 of every month.Thank you.

This matter has been settled to my satisfaction. Thank you so much, without your help I don't believe I would have been contacted by the business in question. [redacted]

Hello, We disagree with Ms [redacted]'s opinion.   We cannot get involved in divorce protocol and arrangements made outside of a refinance.

Dear Revdex.com,Americash structured the loan differently, with a lower rate and less lender credit, which is standard practice when competing against other lenders.  This rate reduction, along with a complete restructuring of the loan fees, was done in order to meet the clients request. Americash has complied with the borrowers request to  restructure his loan.
