A major building code violation requiring at least one cold air vent per floor was missed Paid for a home inspection before buying a houseThe inspection was performed on June 10th at 9:30amThe house address was XXXX XX Avenue NW Calgary AlbertaI had a furnace cleaning company come to clean the vents on Nov 14th and they advised me that the furnace had never been cleaned and was filled with the drywall and other debrisTo add to the problem there is no cold air vent on the main floorThese problems combined to cause the furnace to overheat and constantly trip the limiter switchThese would have been considered major deficiencies in the house that would have affected the conditions on the sale of the houseThe house sellers would have had to fix these things before we moved inBut now that the sale is done and we've moved in for a few months now it is going to cost me hundreds to get the vent put in and the limiter switch replaced as well as getting the furnace tuned

I was unable to be present at the home inspection but the company said that wouldn't be a problemAfter the inspection was complete no real issues were shown in the reportOnce we moved in I did my own thorough inspection and found the furnace didn't even work, only the fanSo that was an out of pocket expenseAlso had several birds nest in the attic due to damaged soffit that wasn't shownThe washer broke within weeks and the dryer worked intermittinglyAfter trying to find the issue with dryer found that the breaker would continually tripI called an electrician who said a novice inspector would have easily seen that the breaker had previous damage and was a fire riskAgain an out of pocket expenseI called the owner and we came to an agreement that they would cover part of the cost but months later still nothing
