Apparently thus company is back in business. Adam D. is the owner. On 7/8/2015 AmeriSpec inspected a condo that was unoccupied and off the market while I was purchasing. I chose AmeriSpec as I lived far away on the reference of my realtor. I trusted her recommendation. Items noted were repaired immediately upon possession. However, some items reported as FUNCTIONAL were NOT FUNCTIONAL. Namely there was NO filter in the air handler unit causing it to be full of dust inside and on the exterior indoor wall grate. The main issue is that the cold water wall valve in the wall at the washer was corroded and would not let cold water into the washer to run a complete cycle. Mr. D. personally came to the property and after phoning his plumber concluded this valve did not function. He blamed the cause as replacing washer hoses that were old and decaying with new hoses done by a GE appliance delivery and installation at the time my new refrigerator was connected and ice maker hose installed at the refrigerator (that was not working at inspection and replaced). Mr. D. would not send his plumber as he suggested to repair the wall valve at the washer in the wall unless I signed a "Release Of All Libality" for the entire inspection. I subsequently consulted several licensed plumbers and had the valve replaced by a 5 star rated licensed plumber for $282 at my own expense. Mr. D. refuses to reimburse thus expense or even a portion of the expense.

Review: Amerispec inspected our home and reported the roof would need to he replaced but did not report the 2 holes in the roof. When we were repairing the home after purchase we noticed the holes in the ceiling and walls were a direct result of the holes in the roof and mold had taken over so we had to tear down entire walls. I requested a review of our complaint on Saturday December 28, I did not hear from the office as they said I would Monday or Tuesday so by Thursday January 2nd I called again. The secretary was rude and said the manager was at lunch and she would see if he could review the file again and Calle back, I have not heard from the company. Come to find out the same company Amerispec owns [redacted] which I have had issues with ands well. I am asking for a refund for the portion of our inspection that covered the roof and inside of the home to cover the repairs we dis not know exsisted.Desired Settlement: I would like a refund of the portion we paid the company for inspecting the roof, the attic and the walls.

To whom it may concern;

Firstly I would never expect anyone on the staff to be rude to a customer. If anyone was rude I apologize on behalf of the company. That should never happen. Secondly I will address the complaint. Our inspection is according to our agreement with our customer a general review of accessible and is visual inspection. It is not technically exhaustive. The analogy I make to most is that we are the family doctor who provides a check up of pretty much everything and is not a specialist in any one area. However a through review is made and reported to the client and it is up to the client to use the information accordingly. it is not up to the inspector to require action but suggest additional repairs or review by a subject matter expert on occasion and its incumbent upon the client to take action. just like the family doctor taking an X-ray and noticing a spot on the x-ray and recommends the patience seek additional testing and evaluation by a specialist in that field. Its up to the customer to either follow the recommendation or not. However if the customer doesn't follow the recommendations of the doctor it doesn't make that doctor responsible for the failure of the patience to follow the doctors recommendations. That's what we have here. I have attached a copy of the home inspection report that was provided to the customer where the roof conditions we not noted to be in serviceable condition but in the Repair/replace category (see definition code page) and the need for additional review by a specialist due to conditions noted. It clearly states that the roof not ok and in need of repairs and at the end of its service life. Upon occupying the property it became evident to the customer that the roof was in need of repairs if not replacement and reality set in. Had AmeriSpec not suggest additional review by a roofer and had we not suggested that there were maintenance issues as well as suggesting the roof was at the end of its life we may have issues that need to be discussed. However the report is clear and my position is as well. We are sorry that these conditions are now becoming evident to the customer, however they were given ample notice and provided a written copy of our findings prior to buying the home and had opportunity to negotiate with the seller for a roof certification by a licensed roofer or ask the seller for repairs as part of their contract negotiations. AmeriSpec provided the service that we were contracted to provide and disclosed the faulty conditions to the roof. The customer failed to act upon the discloser in a timely manor and purchased the home knowing that the roof was in disrepair. AmeriSpec assumes no responsibility for the lack of prudent action with regard to roof conditions. A refund in not warranted.

I am rejecting this response because:

The company never did personally take time to address my direct concerns when I contacted them twice. The gentleman who inspected the home said there was no immediate issues. I think the company uses broad wording to cover their inadequacies. I understand in the business they must use such terms for liability reasons. BUT there was a mistake made, a hole in the bedroom ceiling, the direct result of the holes in the roof. An huge error, and I believe it is terrible the company takes no responsibilty. There should be at the least an apology, if not financial compensation for the error.

I had a home inspection completed on April 11 2015 and the inspectors name was R[redacted]. The inspection took roughly two hours and the inspector seemed to due a fairly thorough job. When I arrived the first thing I asked the inspector was to see his license which he failed to provide and stated that he did not have it with him and that he could give me a copy of it later. This should have been my first sign of bad things to come. On my arrival he had already started the inspection starting from the roof. He took pictures which he showed me when I arrived. I walked with him from room to room while he did his job. He tested all the electrical outlets and I saw him do most of them. I had a phone call so I missed three outlets although he assured me he tested them and they were all working properly. While he was checking my HVAC unit which was new and had been installed within the last six months I asked him if it was customary to check the pipes and ducts he simply stated that if he can't access it he can't inspect it. Of course with a screw driver he could have inspected it thoroughly in five minutes. At the conclusion of his inspection he told me he would send me his report. The report stated that most everything looked good except a few minors issues that he recommended rectifying at my earliest convenience but nothing of major concern. I moved into my house 29 May 2015 and the first thing I noticed was that the electrical outlets in the bathroom did not function at all. However the biggest concern came from the internal HVAC component in the Utility Closet. On the first day of running the AC I heard the sound of water leaking coming through a vent behind the unit. After some cursory inspections I noticed that a large puddle of water was forming on the ground underneath the unit which was soaking the base boards and dripping through the filter on the unit. I promptly called Amerispec and reported it and after three hours I received a call from the man in charge by the name of Walter. He proceeded to tell me that since the issue did not occur during the inspection and it was not visible they would not fix it. They say they have a policy where if they miss it they fix it. He was very unreasonable and told me flat out they would not correct the issue. I then asked him about the outlets that didn't work and he snidely chuckled and patronizingly asked me what I wanted to be done. I patiently told him that I wanted him to fix what he had missed. He argued with me and laughed under his breath the whole conversation. Fortunately for me the seller said he would fix it and he did. This organization is very unprofessional and their customer service is absolutely terrible. I would recommend that you stay clear of this shady organization and take your business elsewhere.
