Amerispec Inspection Service Reviews (23)

Review: Amerispec performed an incompetent home inspection. There was a major visible siding damage primarily on the upper levels of the home that they failed to report. They also failed to inspect on sink areas where we later found significant corrosion damage that was easily visible. They also failed to identify a faulty on demand hot water heater installation that exhausted gas fumes into windows of the home. We would never have bought this house in its present condition. All of the siding must be replaced. We have three estimates in excess of 55,000.00 and we have provided those estimates to Amerispec's insurance company. They have offered and inadequate 3,000.00. The siding manufacturer has recently decided to provide us with full replacement material at no charge but not labor for demolition and removal and new installation. This has result** in damages to us in excess of $30,000.Desired Settlement: Rather than the time and expense of a legal suit in Superior Court, we are demanding the sum of 7500.00 from Amerispec and we will file a Small Claims Action to recover that amount if payment is not forthcoming.

I have turned this matter over to my insurance carrier for resolution. Mr. [redacted] has been contacted with a fair settlement offer considering the details regarding his complaint.

Review: The inspector failed to identify water damage that resulted in black mold in an 8 ft cabinet next to another cabinet where he found water and mold damage.Desired Settlement: An apology would be a great place to start. At least a partial refund would be helpful also. The one phone call and email I got from the owner was only to explain to me why they are justified in missing the water and mold damage. Not once did she care to listen to me, my concerns, or request to make this right on my end. She took great lengths to explain to me why I am wrong in expecting them to find all water damage, while in the same conversation telling me that it is well know for water to travel and get absorbed by adjoining wood. I paid $500 for the inspection and the cost to repair the damage is $800.

Review: FLASE ADVERTISING -- AmeriSpec's webpage USED to advertise, "All of our certified home inspectors are thoroughly trained and stay updated on current building codes." Since taking action against AmeriSpec this advertising on their website has changed; however, AmeriSpec's inspection Agent failed to properly identify and document significant safety and building code violations of our furnace closet. This prevented the identification of the problem prior to our purchase of the home and resulted in placement of my family and neighbors in significant danger and $3500 out of pocket expenses to correct the problems. AmeriSpec and [redacted] claim that AmeriSpec is not responsible for the significant missed building and safety code violation because they are not responsible for knowing building/safety codes despite direct advertising on AmeriSpecs website that all inspectors are thoroughly trained and knowledgeable in building codes. This is false advertising that their inspectors claim to be thoroughly trained and competent in a subject matter (building codes) and yet when they missed an item within that claimed subject competency they claim they are not liable because they are not responsible because they are not required to be competent or trained in that matter is completely false advertisement. If you are going to advertise a competency such as building codes then AmeriSpec should be held accountable for missing a building code.Desired Settlement: $3,528.00 for the furnace and furnace closet, $475 refund of inspection fee, up to $500 for new home inspection from company of our choosing.
